As a previous builder with JTB Homes, there were some aspects I thought were really positive since the last time I built with JTB, especially selections. Its a huge improvement. However, there have been way more issues with my house than there were the last time and many of which are still unresolved almost a month later. There have been issues with the air conditioning, issues with the deck, and problems with the electrical which was supposed to be set up for the hot tub. The electrician was very rude and we were not offered a solution let alone in a timely manner. We had to pay to have it fixed ourselves. The air conditioning has not worked properly since move in and is constantly running. The people supposed to be looking into this have not contacted us back after a week. The deck was thankfully repaired properly in a timely manner. We also had an issue where our screened in porch was forgotten about. We had to make a choice not to have one or to wait for people to come out after we closed to put it in. This was also disappointing and would not have been identified if we had not brought it up.
We purchased a home already constructed, but would have loved to work with you on some customizations.
We have been especially impressed with our project manager Troy Austin. He has been a pleasure to work with and has timely communication.
Great design process and excellent craftmanship
I have a long list of things that need to be done. One of them is that the siding is coming off my house. I have a list of 35 items that have not been completed and we have lived in the home for over a month.
We previously built a home with Eastbrook in 2012 in Albee's Cove neighborhood in Grand Haven, so we were quite familiar with the build process. We had heard many bad things about Eastbrook (after our build) regarding the quality of their homes. However, Eastbrook followed the plans and built our home without any errors. Unfortunately, we had quite a different experience with JTB. Right from the start, we discovered errors during our build with JTB. During the framing process, we discovered a service door was put in the garage (which we had not planned on) and they framed the wrong windows next to our fireplace. We immediately began to question whether your crew even had the correct plans! We identified the errors and alerted Aaron (our superintendant at the time) and he assured us that JTB did have the correct plans and we should not have any more errors going forward. The errors continued: 1. Our hood above our stove was supposed to be vented to the outside, but was not. 2. Wrong light fixtures ordered and installed (one of which still remains and has yet to be fixed. We also had to purchase the correct light fixtures - after the fact - at our own expense and have not been reimbursed for the wrong fixtures) 3. No garage keypad installed until we discovered the error 4. Wrong toilets installed per our discussion during the planning phase. We also had several quality issues that we noticed just before moving in, some of which have STILL not be addressed or fixed: 1. Side-by-side windows in office are not level with one another. 2. Cracking floors in the mudroom 3. Several noticeable paint errors requiring entire sections of wall to be repainted 4. Hood installed incorrectly above the stove 5. Light fixtures installed crooked throughout several rooms 6. Defective trim pieces installed in master bed/bath 7. Damaged cabinet door installed 8. Sharpie marks on our LVT flooring 9. Grout cracks and uneven seams in kitchen and master bath 10. White paint hand print on our black exterior window frame 11. Loose drip edge in multiple spots along roof line. I'd like to think this list is complete, but I know I've forgotten some of the errors or quality issues we've noticed. My point being, JTB MUST figure out how to improve the build process to minimize errors and improve quality. The lack of attention to detail is very noticeable to customers and quality matters! When spending several hundreds of thousands of dollars to build a home, it is expected that the contractors and entire JTB team be on the same page with the same attention to detail. When errors are discovered (from the beginning), it instills a lack of confidence in the builder. Although we didn't think our Eastbrook home was a quality build, Eastbook did have a seamless and error-free process. We look forward to our home being "complete" at some point, as we are already living here. We look forward to putting this all behind us and growing to love our home and our neighborhood community. Please consider how to improve your process so that others will continue to recommend JTB in the future.
It has been less than satisfactory based on the fact they have not delivered what they initially claimed to include the time, performance, customer care, and quality of the work.
We are very impressed with the quality of the sub contractors JTB used. Everything was very well done and in the timeframe promised. We will definately use JTB if we decide to build again in the future.
The quality of the home is fantastic! The time it took from groundbreaking to move it was a very short 4 1/2 months! Overall, it was a very pleasant experience working with JTB Homes and I recommend them highly to my friends.

Happy to recommend but will caution they stay on top of custom work. Three of ours were forgotten and were done after we identified they were missing.
Overall, they were professional and helped a lot in making decisions when there were so many decisions to make. We really like the house.

We bought the house Turn Key, but JTB was very helpful in making some small last minute details work out during the process.
Still waiting for resolution on some final inspection items. No major issues have arose with the house after 8 weeks in.
The process was much smoother than I though it would be and we are now living in our dream home that is exactly the way we want it. I never imagined that I would own such a beautiful home.
I would not encourage building with Jim Tibbe Homes. The warranty department is dismissive and does not want to invest any amount of money to correctly fix mistakes made in the building process.
They do everything they say they are going to do, when they said they will do it, with high quality!
