I love my new home and location.
There were more than a dozen problems with the house that should have been attended to by the Quality Control people before the walk through by ourselves and our realtor one week before closing. As it was, it was up to us to point them out. Now, one month after move in, there are still some of those problems that have not been fixed and we have now found other things that need fixing as a result of poor workmanship. I shall be send a complete list of things still to be done to Rebecca.
We will have our extended family looking for a similar Condo living arrangement in future. We would gladly recommend Van Metre's Condo's.
The staff at the model home are very helpful.
I am neutral about recommending the company at the time. It all depends if things get resolved after the 1-year warranty.
BIG DISAPPOINTMENT- UNACCEPTABLE WORKMANSHIP - INCOMPETENT CONSTRUCTION CREWS The TH Interior/Exterior look disaster just like it was built by LOW END Builder or RUNDOWN PROPERTIES which get built/fixed by UNPROFESSIONAL/UNQUALIFIED People. It has messy Paint everywhere , diff shade of Paint after many lousy Repair/Touch-up by incompetent crews, missing Caulking on Door/Window Frames, on Bathtub Faucets ,Missing Grout on the Standing Shower Drainage and Tile, Indentation on Wall, Base Trim, Modding, Staircase Stringers, Corners, Frames, Messy Paint and Compound on the Light Switch Plates - Wall Plates, Closet Rack , Door /Window Frames, Doors, Crack on the ceiling, uneven Surfaces/Walls, Scratch, Crack, Nail Pop everywhere, Gaps on the Ceiling for down-lighters and ceiling lights as they cut the holes too large, Drywall, Staircase Stringers not sanded prior to painting. carpet 1. FIRST Walk-Through - FAILED 2. SECOND Walk-Through before Settlement after 5 days - FAILED ** I should NOT go thru Settlement until the MESSY Interior and Exterior complete 3. There are none of the issues resolved after Settlement - FAILED ** In fact the Community Sales Manager, the Senior Construction Manager and the assistant of the Senior Construction Manager were present when having my 1st and the 2nd Walk-Through before Settlement and very annoying as the issues were claimed by VM that they had Crews came for repair and touch-up. VM Crews are NOT done the Repair/Touch-up properly and created many additional lousy and messy spots (e.g. the Paint Shade is diff from the original one, messy paint and compound, messy caulk in every corner ... ) ** Community Sales Manager and the assistant of the Senior Construction Manager even promised VM have Construction Team work on the Issues while having Settlement Process as VM still have access to the Premise - FAILED 4. After Settlement, there were many remaining Interior/Exterior issues then Inspection appt was required per Builder Policy/Regulation. ** Going thru issues w/ Inspection w/ Senior Construction Manager then having VM Crews came for Repair\Touch-up for the following weekday - FAILED 5. Repair\Touch-up for 2nd day - FAILED Many issues are still repeating after the FIRST Walk-Through (e.g. Staircase Stringers, Corners, Frames still not filled w Wood.. ) The Paint get worse as the Crews would not sand the messy spot away. They attempted to fix and the same problem exists and now we have jacked up caulk and paint around it. The ENTRANCE DOOR and the BALCONY DOOR are painted in a very messy way.
Van Metre Homes made the home buying experience pleasant. Van Metre Homes was helpful, courteous, and had excellent communication. We were able to meet everyone from Van Metre Homes, even the higher up management. Van Metre Homes was very polite.
I am disappointed in the lack of quality control throughout the whole house.
I lived in the Northern Virginia area for over 40 years before retiring. Although I never owned a VM home, their reputation was good so I had no qualms about buying. However, I have to say I am disappointed. I can't get my car into the driveway to let anyone in or out, the dishwasher and dryer did not work (I was two weeks without clean clothes), and there are current issues with the clothes washer. Granted I could have upgraded the appliances, but really, they should at least work! Another big disappointment is that the kitchen cabinets bang each other or the adjacent walls. I did upgrade the cabinets so had higher expectations for them. My realtor must have known this because she gave me some cabinet stoppers. I read the directions and it requires me taking off the kitchen cabinet doors. I'm not skilled enough to do that. Another observation is the tile work in the bathrooms is not good. There are actually waves of indentation on the mosaic work and the edges of the larger tiles are not plum. Either the tile is crooked or the wall. In addition, I know the garage walls are not finished, but the work they did do is really not acceptable. Several of my guests have said they did a really poor job in the garage.
I’m very disappointed with the quality Control of the unit and the building. This is the sixth time we have had our homes built, and this time has been the worst.
But not very please ythat they doi not disclose with me that my driveway will have compressors and some will not have any. For this reason I will not recommend Van meter for not disclosing complete information/
Sorry but no. At first I was telling my friends about how nice these places look and how affordable they are and then once we signed and got in... I changed that. Again, we are happy with this home but the fact that we have been having constant issues and these 3rd party people coming and creating more I just cannot recommend people to go through this.
We would not recommend Van Metre Homes to a friend. Beyond that, we would warn anyone who asked against building a home with Van Metre Homes.
Right now, probably not.
Van Metre Homes needs to make their documents more clear.
With our issues around closing and HOA issues so far I can't recommend this neighborhood.
If I don't need to deal with Michele Weissbratten, I'm willing to recommend Van Metre. She is the worst person that I have ever met.
I do not feel that the quality of the building materials were not that great.
Make sure you do a thorough walkthrough prior to closing and make sure you are being extremely due diligent. Do not trust that Van Metre will follow through after the sale is complete.

Van Metre has exceeded my expectations of quality, responsiveness, and general helpfulness.
If there is anything Van Metre promises, get it in writing. The program manager and the sales representative only care about their commission and not the customer. If there is an issue that has been identified, expect extreme delays from the customer service representative to resolve the issues.
I enjoyed the buying experience however I am dissatisfied with the outdoor landscaping. It is not completed the way it should be.
