Unfortunately, I’ve built multiple homes with multiple builders and my experience with the construction team and the craftsmanship of this home is horrible. I would not recommend this builder to anyone.
We have been in the home for two months, and we are currently working with the warranty team, so it's difficult to say how the end product will work for us.
We have been living in our new house for less than a month now. The home is fine and we have had one satisfactory experience with warranty so far. However, we had a very bad experience with the sales team, who were not transparent about the school zoning changes for West Park IV. We are aware that school zoning is not associated with Van Metre or any builder, but the builders are obliged to inform every family of such important changes that could affect their home-buying decision. School zoning is a big decision-making factor.
I bought model “as is” and experienced some issues that I didn’t catch at walk through. I thought the model would be “thee model”.

Very well built homes with desirable features and price

This is my first Van Metre Home and will be my last. The house is like a wolf in sheep's clothing. Everything looks good at first, but then you move into the house and it bites you in the ass. There is a lack of quality control overseeing the workmanship of the contractors used to build these houses. I don't know how the county/city inspector missed all this. I had holes in the HVAC ductwork that you can put your finger in it. The damper for the upstairs stairs isn't working properly. I'm still waiting on that to get fixed. The hot and cold water lines in the upstairs master and the guest bathroom on the other side of it were crossed. When you turned the water to hot it was cold and vice versa when you turned it to cold. The toilet in those two bathrooms had hot water filling up the tanks. The plumbers had to rip out a section of drywall to make the correction. I had to miss work at my new job for these careless mistakes due to the lack of QUALITY CONTROL.The bathroom in the basement had to be snaked because it was draining very slowly. I just found out that the two guest bathrooms upstairs have drain issues from construction trash. The one that has the shower only I saw that there was something in the drain pipe. I proceeded to take the drain cover off and saw there were pink and white foam bits (one was bigger than a golf ball) shoved down the drain pipe. I took a wet/dry shop vac to get them out. When I dumped the contents out of the vacuum there was 3 rusted nails. One half of a broken razor blade with those foam pieces. To me that seem it was intentionally put there to do damage. The pipe is still clogged. The other guest bathroom upstairs that has the tub has some white material clogging the drain. It could be dry material for all I know. I will have to put a new ticket in for for those two drains.
There was a live wire in the basement that our cable guy found. After we put in a ticket the electrician came and apparently they forgot to put in a socket.
The spigot on the back of the house is so close to the back door it's preventing us to put a deck in that direction. None of the houses in this neighborhood are in that location, they are about 3-4 feet from it. We talked to Mitch and showed him, he seemed shocked to see it that close to the back door. He said he was going to talk to his boss but never got back to us.

The upgrades prices are quite expensive with vanmeter when compared to it other builders.
They have excellent building quality.

This is my first home. I do not have a basis of comparison. I do have a structural engineering background, and I am not so impressed with their construction quality.
The AC Unit in my home did not work from the moment I purchased the home and moved in. Response to correct the issue has been very delayed as it has been over a month and I still continue to not have working AC in my home.
Horrible build quality, I’ve got pictures of things that were left off even after move in. Sales team are nice until after the sale, they treat you wrong. Managers (construction, sales, etc) all not really helpful (1 man throwing you to another to avoid helping you) nobody really cares here just there I guess for a paycheck and they don’t give a shit. I started seeing all this after we put a deposit.
The arrogance from the sales team, to the construction/PM, to the warranty team. Just a terrible builder to do business with and the home is cheaply built, to say the least!
I know we fell in love with our model from our first viewing. We are enjoying the layout, the ceiling heights are very comforting. We are settling in nicely.
The quality of all the material we have in the house is low quality because when we leave here, we can see it obviously. I have spoken to neighbors, and they agree with what we see at this property. For what we paid for this house, we are dissatisfied with the quality, especially with the floor, labor, and quality of this house. A family member owns a Van Metre home in a different location, and compared to theirs, the labor and quality on our home are low-quality. We heard they are building these in a short time, and they inspect them. That is why we are having issues, and we are having issues with the labor and quality. We are having issues because of that.
Buying a home is stressful, the team here contributed to making it a lot less stressful.

The quality of the model home was good, and I expected the same quality in my own home, but I did not receive that. Overall, I am happy with their service, but there was a difference in quality.

The sales and construction team were outstanding. This is truly our dream home.
It was initially a difficult process as I wanted to make modification to my contract a couple days after the 3 day window. I needed an additional bathroom for my elderly mother and continued to recieve no as a response from the staff on site. I wanted the home so much and I had already committed my funds 60K, so i eventually went corporate for a solution. I would have appreciated if the on site staff would have went to corporate on my behalf earlier in the process, so I could have received everything i wanted in my new home.
Another issue, I stayed in a Van Metre apartment rental property strategically to take advantage of the Van Metre rewards program only to be disappointed by the on site staff again by not finding a way to honor the program for a customer.
Finally issue, the day that I closed on my new home January 29th 2025, I received the wrong set of keys to the my new home which impacted lots of things for me and made me feel quite emotion about the situation considering all the previous issues.I brought this to the attention of on site staff to see what they could do for this extreme mishap on there part or the colke time partnership part for the closing process. Nothing has been done to date and I have been in my new home for nearly a month. I don't feel comfortable make a public recommendation considering all that I have experienced that didn't need to happen.
The sales team is excellent and very responsive. All of our questions were answered during the process and if they did not know immediately, they followed up with a solution shortly thereafter.
Everyone we worked with was so friendly and welcoming and really kept us at ease throughout the entire process. The quality of the build is also excellent and pleasantly surprises us every day as we find new well-thought-out details. This being our first home buying experience made it especially stressful and scary for us, but everything that Van Metre did made it exactly what we could've ever wanted it to be. I would gladly recommend Van Metre to anyone I knew (especially first time buyers!) based on our wonderful experience. We felt and continue to feel, so taken care of.

VM excels in many areas but uses inferior quality items not easily replaced in other areas.
They are good, but I see some things that are not up to the standard, like there is a crack in six months only.
Mostly responsive and helpful. Sometimes the contractors show up and aren't prepared to complete the work on the first visit, requiring another visit to be scheduled.

Van Metre Homes was very helpful, and the people who work there are knowledgeable. They guided me from the start all the way to the closing of the home. They gave me periodic updates and prompt responses, and we are happy with the entire buying process.
They did not do a good job structurally. About 25% of the timber was broken, and they have not replaced it. I was very unhappy with that.
We are still in the "follow-up" process as we are six months removed from move in. There remain issues, but I am confident Van Meter will address.
The premium price has not justified itself yet given I've had the same poor experience with getting issues resolved in a timely manner. Materials and workmanship are a small step above what I've seen elsewhere.

This is my second home purchase with Van Metre. I’ve always found them to be responsive and customer oriented. This experience was no different. Rvee, Tracie and Mitch answered all my questions throughout the build process. They made it a fun experience.
Van Metre Homes is superb quality, a tremendous value, and the sales team was phenomenal. From start to finish, it was a very pleasant experience working with Van Metre.
