Our attached building in the Bronx had a flat roof that looked fairly new because it had been coated white a few years earlier. Unfortunately, the coating began peeling in sheets, and blisters appeared in the older membrane underneath it. Water entered near the party wall, even though the surface looked sealed from a distance.
NY Roofing Bronx cut two small test areas and showed us that moisture was trapped beneath the coating and within parts of the insulation. Applying another coating would have covered the evidence without drying the assembly. We chose a full replacement using a self-adhered modified-bitumen system because of the tight access and neighboring occupied buildings.
The proposal included removal of the coating, existing membrane, and wet insulation; deck inspection; tapered insulation; a cover board; base and cap sheets; parapet flashing; and drain work. The wood allowance was clearly priced. It was not a cheap project, but at least the estimate explained what would actually replace the failed assembly.
Removal was slower than expected because the coating separated cleanly in some areas and clung stubbornly in others. The schedule moved by one day. They updated us, kept the open section limited, and did not rush the deck preparation just to recover the lost time.
Damage was concentrated near the party wall and one plumbing penetration. Two deck sections were replaced after we received photos and dimensions. Tapered insulation improved the route toward the drain, and the cover board created a uniform surface beneath the roofing layers.
The self-adhered base and cap sheets were installed with staggered seams. New reinforced flashing extended up the parapets, and the plumbing penetration received a proper compatible detail. The drain was rebuilt into the new system rather than surrounded with another layer of coating.
Because the properties are attached, debris control mattered. The crew protected the neighboring roof edge, checked their yard, and kept the shared access clear each evening. The final price reflected only the documented wood repairs.
The roof has stayed dry, and the white granular cap sheet looks far more consistent than the peeling coating. The main lesson for me was that a reflective surface does not necessarily tell you what condition the roof is in below it. Having the test areas opened before choosing another coating probably saved us from repeating the same job.
