My experience was very pleasant working with this builder. The construction supervisor was very forthcoming about what to expect and easily answered all my questions.
Didn't clarify caveats of choosing laminate vs granite. We lost crucial-usable inches on our breakfast bar by choosing laminate, but we didn't know until it was already installed. Smith and Douglas was unwilling to consider any options to rectify their lack of transparency.
We also had issues with our water meter being a foot above ground. The construction manager said it was the water works who set it up and nothing could be done. Then, the mete froze the night before close, so he had a crew come out and fix the meter.
Very well built homes, the representative kept us informed throughout the building process, and the construction superintendent was very helpful through each walk through.
The customer service was excellent. The realtor was great: informative and attentive, and she answered phone calls. Sky, the site manager, was also attentive, answering any problems. Overall, since I have been in the home, it has not been of good quality; everything is falling apart after two months. Since being in the home, it has been difficult to get things fixed; The warranty process takes a long time and I should not be having these issues. The paint in the hall is very cheap. You can't wipe dings off on the wall. The homes cost way too much money for these types of problems to occur in a two-month period. It is not good quality for the money that is spent. There is a ditch behind, my home, it is like a dump site. The workers are not cleaning the streets; I just replaced a tire because of the rubbish on the streets. The trash they leave blows into my yard on a daily basis. I can't get out of my driveway because the workers have the streets blocked.
Construction was my main concern and they performed the job exceedingly well.
lack of attention to detail during building process
It is a good house, but the way the quality is done on the inside is really quick and crappy. I had to pay extra for all these black features, but they all have paint all over them. I am just not happy how they rushed through the house. Whoever came in here and did the paint, rushed and did not use the blue tape. It is a good house, I just don't think I would use them again.

There was just not enough communication, they didn't give us stuff, forgot to give us stuff, didn't fix stuff, they didn't install our garage door until the day before we closed.
Lisa and Jake were super helpful and understanding (they continue to be) We had a great experience with them going through the build/buying process.

My experience was great; both Lisa and Jake found the subdivision. They were helpful and kind. The house is built to satisfaction, and we have thoroughly enjoyed our first few weeks in our home. We hope one day we have another opportunity to purchase another Smith Douglas Home. I appreciate the quality and love the home.
The sales representative, Shina Miles, was exceptional throughout the entire process, from our initial visit to the location, through the paperwork, and all the way to project completion. She maintained consistent communication, followed up regularly, and even went the extra mile by seeking permission to allow a neighboring homeowner to use the same exterior color. This level of attention to detail and professionalism was truly commendable.
While the overall outcome of the home is very pleasing, particularly the exterior and interior design, there were some areas where the contractor’s attention to detail could be improved. Minor surface finishes and final quality checks were not fully addressed. Fortunately, these items can be corrected during the warranty period, and we look forward to seeing those refinements completed.
My experience was okay. I purchased my house with cash. Some things were supposed to be fixed, but they haven't been. The sod is 12 feet from the house. Some things went well, and some things did not. They skipped my house with sod, but everyone who closed after me got extra sod, and the lady who closed before me doesn't have that issue. We've been calling about the heat, but they haven't returned our call. I spoke with the contractor, and he is supposed to come back and fix the caulking, which is thinning, but he hasn't come to fix it yet. I feel that they did a poor job because we paid cash for the house, so they aren't fixing anything. Certain stuff I get, but some I don't. When you close, you are on your own. I've only been in the house for a month.
