People always have so much to say about D.R Horton homes and how they are subpar. Smith Douglas should also be in the mention if not worse. I was promised that certain things would be completed prior to the final walk-through and they were not. I had to put it in the app of items that were not completed. Some items have been completed in haste. Just this past weekend, one of the cabinets fell apart. At this price point, there should be more upgrades included with the home.

We would’ve liked to have a call about the shower tile being changed from white with black veins to tan with blue veins. We appreciated the call win the back deck will have to be shortened from to 10 feet.

My home-buying experience was much more stressful and drawn out than I expected. The sales representative was helpful in the beginning, but that level of support did not continue throughout the process. After I wasn’t approved through the preferred lender, my home was placed back on the market without me or my realtor being notified, even though we were actively working with another lender. My experience with the preferred lenders was also extremely frustrating, and I ultimately had to find my own lender to successfully close, which put incentives I had been promised at risk. While I am happy with my home for now and had a positive experience with the construction manager, the overall sales, preferred lenders, and communication experience made what should have been an exciting first-time home purchase unnecessarily stressful and ultimately ruined the experience.

Client assistance/help was very poor once the home was finished.

It was just a really easy, smooth process, and Smith Douglas Homes got it done pretty quick.

Whole process was very good until the end. Was very rushed to get all the last minute things fixed, and the fact they wired the internet wiring wrong and had to redo it after the walls were up was frustrating.

Our home was definitely a value for the quality of the build.

We love our home and the community. My hesitation lies within the quaility of the build. It is fast and there are a lot of little things that you notice were not completed to a high standard. We've found nicks in molding from where carpet was cut on all of our door frames, pieces of trim that should have been sanded after they were cut and they were installed without being sanded. Just little things that add up.

I enjoyed that they cared enough about me and what I was
/am dealing with personally. They were very sympathetic and I am grateful for all they have done and continue to do. Hunter and Brittany are the best and they are the top reasons I would recommend Smith Douglas Homes.

Home design and floor plans are beautiful but the craftsmanship could improve. I’ve been in my new house for 2 weeks now and I’m noticing things like doors that either shake when I walk by or don’t close flush to the lock and have to be pushed. These are beautiful homes and they are brand new - these details make sense for new constructions.

No. A lot of cheap materials being used that shouldn't be used on different parts of the home and once you close on your home you are forgotten when having issues.

The rooms upstairs are way too hot for a $380,000 house. The front door deadbolt doesn't work, and the door handles have come loose on every single door in the house. For the most part, the house looks and feels great.

However, there are already some cracks in the concrete, the sod was laid fairly poorly, and the drainage is not so great.

There were many restrictions where you had to stick to their standard.

Yes! As a first time homebuyer, this community was the first and only that I toured. After speaking with the agent, Niki, I was sold. I didn't feel pressured and never had any regrets throughout the process. The staff was personable and very transparent, which made my home buying process stress free. Even at the "blue-tape" walk through, I only used about 3 pieces. I just think that attests to the quality and attention to detail that Smith Douglas provides from start to finish. I am so happy with my decision.

The whole staff was kind professional and easy to deal with.

Smith Douglas hire third party contractors to work on your home and they do a crappy job. The floors squeaking, doors won’t lock, holes in the wall.

I hesitate due to cracks in the stairs, nails being left in the sink garbage disposal, warped wall, multiple cracks/ discoloration in the foundation/ drive way/ back patio, and lifting on the roof that was addressed, but wasn't fixed. During the blue tape walk the outside of the house wasn't complete, so I was not able to adress some of these issues. Also it was stated that Sherman Williams would know your lot's paint colors if you gave them lot # and address, but they did not. They stated several people had trouble finding the paint color to get for touch ups. I eventually found out and let them know it could be found in the portal, but this was after I wasted my free gallon of paint on a paint that didn't match.

The SDH team was wonderful. They were kind and patient throughout the home-buying process. I appreciate the fact that they were readily available to answer any questions that I had (and I had plenty!) The homes are beautiful and the growing neighborhood is beautiful and peaceful.

Reasonably priced, great neighborhood, beautiful exterior, well thought interiors with more than enough storage.

Mike was great to work with. He’s very knowledgeable and always got an answer to me in a timely manner. He had lots of recommendations on things to do or not to do to keep our house in the best shape that I really appreciated. We love the neighborhood overall.

Except the construction manager, there was a major lack of expertise or knowledge in the entire process. The preferred lender was also a major issue running our credit without a loan being submitted or authorized.

Would highly recommend recommend!!

I gave it a rating of 4 because several happened after I had already moved into the home.
