My agent was very knowledgeable, he communicated very well
The seamless sales process. I didn’t feel pressured to buy upgrades or do anything I didn’t want to do. The process was truly in my hands
The house is really well made. The people you deal with in the office are less than honest.
The construction manager Carmen Murray refused to address issues that were wrong. They put carpet in the hallways and it was supposed to be flooring, the shower drain cover does not fit correctly and it pops out every time I step on it. This was addressed prior to closing but she refused to remove the shower to correct the pipe being off centered.one of the floor planks is defective and the warranty contact Mis Baas refuses to even inspect. A piece of it chipped off within 2 weeks of moving in and she immediately said it was cosmetic without assessing it. She lacks resolution techniques, empathy, customer service and her immediate responses are “No!” Without even exploring the issue or concern. She even scolded me for copying my realtor on my emails to her. She’s not professional and it has definitely made my experience even worse.
There were many restrictions where you had to stick to their standard.
Yes! As a first time homebuyer, this community was the first and only that I toured. After speaking with the agent, Niki, I was sold. I didn't feel pressured and never had any regrets throughout the process. The staff was personable and very transparent, which made my home buying process stress free. Even at the "blue-tape" walk through, I only used about 3 pieces. I just think that attests to the quality and attention to detail that Smith Douglas provides from start to finish. I am so happy with my decision.
Our contract Dakoda was awesome to work with!!
Natalia Lanigan, the person who worked at the front desk or in the leasing office, was very helpful, easy to work with, and very encouraging throughout the whole process. I also met Jordan Vinall and Matt, who were the builders. Matt was very helpful—anything we needed fixed before or even after we moved into the house, he was willing to take care of. He even gave us his number and said if any other issues arose, he would take care of them for us.
I am likely to recommend but will let the know to downsize due to smaller closets, rooms with exception of the master and garage
Smith Douglas Homes did an excellent job and was very efficient. The house was built in no time, and they were easy to work with. I truly liked all of the incentives that were offered, and they also had a "Hometown Heroes" incentive that I was able to utilize, which I was certainly grateful for.
I’ve never purchased a new build. Smith Douglas Homes ATL made it so easy and affordable!
In this Housing market, the relationship Smith Douglas has with Richland mortgage providing affordable interest rates is the solution working families NEED in order to achieve the American dream of homeownership. In a market where the current administration is floating the idea of 50 year mortgages, you guys are doing the real work of finding a way to offer good quality homes with affordable interest rates.
The builder offers modern amenities, and the floor plans are modern as well.
Smith Douglas Homes did a good job. I have no complaints about the house.
Kyle Brosnan sent a list of things addressed after our inspection. One of the items addressed was gutters being cleaned. I checked the gutters and they were not cleaned. I emailed Kyle about it and he told me the house was sold as-is. I completely understand “as-is” but asked why I would be told gutters were cleaned if they were not. Kyle went on to include the “as-is” document I signed but did not think to look at the document he sent me before closing stating that he completed cleaning the gutters.
I would only recommend Smith Douglas Homes because of Reagan.
Build quality is severely lacking, especially in areas such as paint/trim. Vents on roof aren't close to being straight, and it's noticeable even from the other end of the development. When I bring things up that aren't right, more often than not, I get remarks such as "That's just cosmetic", or "You've got to understand, these houses are built in 50 days. You can't expect everything to be right" (that's more or less an actual comment I received). I don't expect perfect. However, this is the third new home I've purchased, and by far has the most finish issues (missing trim, paint on floor which I'm *still* finding and trying to resolve myself, and so on).
I decided to purchase a home with no knowledge, experience, or game plan. Mrs. Michelle Reyes was my sales consultant and she truly made one of my biggest life moments one of the most pleasant and easiest experience.
I can’t speak for the whole of Smith Douglas but I would recommend anyone to Smith Douglas homes in La Marque with Mrs. Michelle.
Smith Douglas is definitely a good buy for the price, but this home style is not for everyone. It is working great for my family currently, and I would recommend a Smith Douglas home to someone who wants a larger house with simple finishes at a great price point.
my overall experience was positive. I would recommend Smith Douglas Homes to friends and family because they offer affordable homes, a smooth buying experience, and good value overall.
The service is good. They communicated in a timely manner/ The provided reasonable pricing and good offers.
Adam was very informative and was very patient with my ENTIRE family
The process we went through with Smith Douglas was stress free and easy. I would definitely spread the word if I hear someone in the process of buying or building. Absolutely great experience
Based on my experience, I would be unlikely to recommend Smith Douglas Homes – Chattanooga to a friend. The overall quality and attention to detail did not meet my expectations for a new construction home. However, the lead salesperson Suzette was amazing!
Agent Ashley is so helpful and accommodating regardless of how much you can afford
