I love the country neighborhood and my floor plan.
I have a house in Clarksville that I purchased on 02/25/2026, and as a point of reference, this is my 4th new home that I’ve purchased since 2008. I have the Braselton II floor plan and I absolutely love it. The reason for my dissatisfaction is in the build quality, and in particular, the fit and finish of the sheet rock, mudding, and painting. I understand no home will be perfect, and there isn’t any expectation of that on my part, but I do understand from my past experiences what poor quality looks like
I have a couple of jobs, but one job was in insurance as an underwriter for commercial accounts. Most general contractors that do tract homes like Smith Douglas, Lennar, and Adams Builders typically in the past, I have always found they didn't have the same quality as a custom home builder. I will be honest, I was proven wrong with the home we purchased from Smith Douglas. This is very high quality. They have taken some additonal time to make sure things were right and things look great and they aren't installed in a shoddy way. Everything is well done. The builder in our walkthrough, as we looked over things we wanted repaired, he put as much blue tape as we did on things he saw that needed to be corrected. I would love things in the home you won't find with a tract builder, but that's okay. I found these to be above average quality for this type of builder. We were very satisfied with the home we purchased.
I feel like there's no guidance from whoever is doing the installation, whether it's flooring, even landscaping, or inside. I feel like they slap stuff together. I have screws coming out of the woodwork in my cupboards, and the flooring was cut up, and they just put it down anyway. The sod they just slapped down over, and there is all kinds of garbage in the yard. I had to move the plants and bushes already because they barely put them in the ground and covered them up with pine straw. Nobody looks back or checks up on them. There is no quality control check-up. In my opinion, they assume everybody is doing a good job. The sod work was terrible, and all the bushes and landscaping were bad. It doesn't seem like people follow up and require more out of their installers. Maybe that's their standard. I think their standards could be a little better, but maybe the price would have to go up, which is just crazy. Regardless of the price, the yard, sod, and everything are terrible. Nothing is flat, and it is all bumpy.
Except the construction manager, there was a major lack of expertise or knowledge in the entire process. The preferred lender was also a major issue running our credit without a loan being submitted or authorized.
From beginning to end, the experience was seamless and we were felt comfortable with both Emily and Brian.
I recommend Jeannette Westmoreland, Kathy Bardsley, Kaylee Bostick, and all the other employees supervising and making this process seamless. I am so satisfied with the quality of my home, and will refer all to build with Smith Douglas.

The quality of the finish work
I’m extremely happy with the customer service, but I have become concerned about the quality of the construction of my home. I’m already experiencing issues with nail pops and cracks in my ceiling and I have only been in my house four weeks.

Sell price should’ve been negotiatible. No wiggle room at all. It was obvious, selling and filling the units as quickly as possible was a top priority and not the customer.
Home wasn’t ready by closing with repairs. Seems as though team is stretched thin.

I had looked for a year to buy a new home as retired now and love the Eatonton Area
Our master closet rods weren’t installed properly. About 1/2 of the rods fell after we had been here a week. Several of the screws weren’t in studs and the anchors were too small for a closet system.

Zach is professional, educates on the fundamentals of your new home, & informs you of proper maintenance to continue to care for your home. He was very kind to answer questions after the close date as well. I was unaware of how GFCI receptacles work & are connected in my laundry room.
Loved our project manager Landen through the process so would recommend solely on him. Rikel the builders agent on the other hand was extremely difficult to work with and constantly gave incorrect information and also inserted our selections wrong, and stated our name as a client in bad taste to our neighbors.
I gave it a rating of 4 because several happened after I had already moved into the home.
From the design with Jen to the pre drywall meetings and final walk through with Tiffani to moving in and living there, everyone from Smith Douglas has been great and transparent! There were delays but throughout everything, the team has kept customer service at the forefront.
Chris, the builder, truly went above and beyond throughout the entire process. He didn’t make the experience feel transactional or like he was just doing his job. He was personable, attentive, and clearly takes pride in the homes he builds. His positive attitude and willingness to answer questions or address concerns made the entire experience much smoother. I truly appreciated his professionalism and dedication.
This is tough for me to answer. On the one hand, the home was completed on time and budget. On the other hand, the build quality left something to be desired, and the post closing punchlist seemed to drag on and on. Whether I would recommend SD or not would depend on what priorities the individual had and it would come with a heavy dose of setting expectations.
