For now, there have not been any issues in the house. We have been here for two months.

My experience so far has been good.

The painters got paint all over the floor and barely cleaned it up. Baseboards are damaged and painted over, the paint being all chunky. There is streaked paint all across our floors from them wiping it with a cloth but not cleaning up or being careful. They flooded the house by drilling into a pipe. They left red crayon marks everywhere. This is all even after our final walkthrough where everything had been marked previously.

I would recommend based on dawson not the company.

Smith Douglas Homes is a very nice community with the way that they control things, and the house is very nice in how they lay it out. We're older, and it's one of the few that was able to give us the amount of space on a one story home that able to accommodate coming from a 2 story down.

This is our second “new home” with SDH. We love the people (Rayna Jepsen); we have purchased both homes from Rayna. We love the SDH quality Branding and home plans.

We were treated with the upmost respect and we actually enjoyed our process. We didn't have any issues and were very satisfied with the outcome.

We had such an amazing experience with this home builder and truly can’t say enough good things about the entire team! From start to finish, Ann (VP of Sales), Matt (our sales rep), and TJ (our builder) went above and beyond to make the process as smooth and stress-free as possible.
We were working with a pretty short timeline because we’re expecting a baby and really wanted to be moved in and settled before he arrived. They completely understood how important that was to us and worked incredibly hard to get us into our home quickly, without ever sacrificing the quality of the house. TJ made sure everything was up to standard and that we felt confident and comfortable with our new home.
What impressed us just as much was how responsive everyone continued to be whenever something came up. Even when we ran into an issue involving the A/C company, they were extremely quick to step in, communicate with us, and help get things taken care of. We never felt like we were left to figure things out on our own.
Ann, Matt, and TJ genuinely made us feel like they cared about our family and our experience, not just selling us a house. We are so grateful for everything they did to help us get into our home in time to prepare for our little one. We absolutely love our new home and would highly recommend this team to anyone looking to build or buy! ⭐️⭐️⭐️⭐️⭐️

Although the Sales Manager - Greg was great, I am having difficulty with getting things fixed in the home that are aligned to the build.

As a first time home buyer, I had a lot of reservations and nerves making a huge financial investment. SDH eased all of my nerves and made the whole building and buying process palpable. I would recommend SDH anyone wanting to take control of their home buying and design, I am very happy with my home!

All discrepancies were resolved in a timely manner and communication was exceptional!

Rob Vickery is a great man

Home design and floor plans are beautiful but the craftsmanship could improve. I’ve been in my new house for 2 weeks now and I’m noticing things like doors that either shake when I walk by or don’t close flush to the lock and have to be pushed. These are beautiful homes and they are brand new - these details make sense for new constructions.

Overall pleased with SDH due to excellent home and community designs however experienced and currently experiencing issues with timeliness of repairs (currently post-closing repair support).

This is the third house we have had built and the least satisfied we have been with a house. We were very excited for this house and have been very underwhelmed with the quality after moving in. We have found so many small issues that we continue to notice that lead to over all dissatisfaction.

I would recommend Smith Douglas Homes if you have a good agent, but I went through three different sales agents, and they all told me different things. I ended up with bath tile that I never picked. So, I recommend them, but only if you can keep the same team the whole time.

The quality of work for a new construction, the use of space in the home, materials used are good quality.

Everyone was great to work with and made the buying process easy. Great communication and professional.

Communication was relatively quiet after the sale happened and during the build process - we felt out of the loop at times. Did not receive a pre-drywall meeting. The contract said we would get carpet in the bedroom, but it was not included and the company decided that they would not provide it as the contract was inconsistent in two different places (one spot said carpet, one said laminate). We were simply told that management said no.

No. A lot of cheap materials being used that shouldn't be used on different parts of the home and once you close on your home you are forgotten when having issues.

We closed on our new Smith Douglas home in Capstone Estates in July 2026, and the experience was smooth from start to finish. Amanda Cox and the team were responsive throughout, and the warranty process has been straightforward. Would recommend to anyone building new in the Chattanooga area.
