My home-buying experience was much more stressful and drawn out than I expected. The sales representative was helpful in the beginning, but that level of support did not continue throughout the process. After I wasn’t approved through the preferred lender, my home was placed back on the market without me or my realtor being notified, even though we were actively working with another lender. My experience with the preferred lenders was also extremely frustrating, and I ultimately had to find my own lender to successfully close, which put incentives I had been promised at risk. While I am happy with my home for now and had a positive experience with the construction manager, the overall sales, preferred lenders, and communication experience made what should have been an exciting first-time home purchase unnecessarily stressful and ultimately ruined the experience.

Client assistance/help was very poor once the home was finished.

None of the doors are sealed.
I am still missing a window screen.
Warranty people are non responsive.
We bought 2 houses and wanted to purchase a third one but land was not available and they promised us to let us know as soon as its available only to find out 2 days later that they sold it to someone else

It was just a really easy, smooth process, and Smith Douglas Homes got it done pretty quick.

I like the environment of the Smith Douglas Homes; it's peaceful.

We feel deceived and scammed. We purchased a model home in August, 2026. From meeting with Smith Douglas representatives at several locations, we were told that hiring an inspector was optional, as all issues would be addressed during a blue-tape walk-through. Plus, when we paid our earnest deposit, we were told there was NO due-diligence period because it was a NEW home. It was NEVER disclosed that the townhome we decided on was considered "used" until our realtor took us to what he thought was the blue-tape walk-through. He was told to put his tape away and that no issues would be addressed (there were several, such as damaged molding). What a misleading contradiction! We then discovered an "as-is" clause slipped into a newly revised contract, which we had requested simply to amend the closing date to have the correct year. Our realtor attempted to get resolution, but was told "your clients signed the original, binding contract." We had already closed on the sale of our previous home, so we very unhappily felt forced to proceed.

We love our house. It’s a fair price, especially in the world today. Overall it’s been a great experience.

Whole process was very good until the end. Was very rushed to get all the last minute things fixed, and the fact they wired the internet wiring wrong and had to redo it after the walls were up was frustrating.

My fiance and I are very happy with our new home and the process of purchasing, building, and moving in. My brother and his wife were similarly impressed with our home and we already strongly recommended Smith Douglas Homes to them. As of the writing of this review, they just today purchased a Smith Douglas home in our neighborhood!

I am waiting for a repair to the white metal piece on the front of my house that is fixing properly not with Glue. This is not how Smith Douglas standards looks.

Working with Smith Douglas was easy, all employees in this particular community are professional and communicate effectively. There were some upgrades that I wish were communicated.

I called the plumber number we were originally given by Smith Douglas, but it was not a working number. I talked to Gwenneth, who gave me a new plumber number. Every time I call them, they do not return my calls.

We love our home and the community. My hesitation lies within the quaility of the build. It is fast and there are a lot of little things that you notice were not completed to a high standard. We've found nicks in molding from where carpet was cut on all of our door frames, pieces of trim that should have been sanded after they were cut and they were installed without being sanded. Just little things that add up.

I’m very pleased with my Smith Douglas Home. It was exactly what I needed at this point in life. I would love to have made been able to make more decisions about the home, but I understand the economics of that and except those.

For the price point of my home, Smith Douglas offers exceptional quality and value.

Everything seemed great until we went through the walk-through before the sale. We found several items that needed repair or fixing. The walls were incredibly dirty, and the paint was equally dirty. It’s been a month since the sale, and many of these unresolved issues are now being treated as warranty items that should have been fixed before the sale. The builder keeps promising to resolve them, but they never do.

For now, there have not been any issues in the house. We have been here for two months.

My experience so far has been good.

The painters got paint all over the floor and barely cleaned it up. Baseboards are damaged and painted over, the paint being all chunky. There is streaked paint all across our floors from them wiping it with a cloth but not cleaning up or being careful. They flooded the house by drilling into a pipe. They left red crayon marks everywhere. This is all even after our final walkthrough where everything had been marked previously.

I would recommend based on dawson not the company.

Smith Douglas Homes is a very nice community with the way that they control things, and the house is very nice in how they lay it out. We're older, and it's one of the few that was able to give us the amount of space on a one story home that able to accommodate coming from a 2 story down.

This is our second “new home” with SDH. We love the people (Rayna Jepsen); we have purchased both homes from Rayna. We love the SDH quality Branding and home plans.

We were treated with the upmost respect and we actually enjoyed our process. We didn't have any issues and were very satisfied with the outcome.

We had such an amazing experience with this home builder and truly can’t say enough good things about the entire team! From start to finish, Ann (VP of Sales), Matt (our sales rep), and TJ (our builder) went above and beyond to make the process as smooth and stress-free as possible.
We were working with a pretty short timeline because we’re expecting a baby and really wanted to be moved in and settled before he arrived. They completely understood how important that was to us and worked incredibly hard to get us into our home quickly, without ever sacrificing the quality of the house. TJ made sure everything was up to standard and that we felt confident and comfortable with our new home.
What impressed us just as much was how responsive everyone continued to be whenever something came up. Even when we ran into an issue involving the A/C company, they were extremely quick to step in, communicate with us, and help get things taken care of. We never felt like we were left to figure things out on our own.

We are so grateful for everything they did to help us get into our home in time to prepare for our little one.
