An amazing experience from the first time we walked in at several different Smith Douglas communities through our closing
Poor quality of work. I've been in my home for a month and there are cracks in the ceilings. I am being told by the warranty department that it's due to the home settling. I've built 4 homes built and knows what happens when a home settles. I've never experienced cracking in the ceiling.
Very professional atmosphere. Kept communications timely and took steps to address any concerns and needs.
My total experience throughout the process has been unpleasing and made much more difficult when it doesn't need to be or is warranted.
Make clear to potential buyers that everything is an upgrade
I would recommend Smith Douglas Homes to anyone who is looking to build a new home.
I liked that Smith Douglas was honest.
Unprofessional staff and poor build quality. Yards are not graded properly and everything is done at bare minimum quality.
Smith Douglass stayed in communication with me from beginning to the end of my process. I appreciated that!
Smith Douglas Homes - Houston provides very poor quality.
Thoughtful design, beautiful finishes.
I love how Jordan, Gabe and Grayson, and Ken answered any questions I had, they are all professional, and welcoming. Whatever questions they didn't have the answer for they were quick with getting back with me
I'm not sure I'd recommend them to a friend because although I don't have anything against them personally, I'm not happy with way my yard looks, my appliances don't work well. For example, my dishwasher doesn't work when I put the pod in. It runs when the cycle finishes and the dishes are still dirty. Another example are my two commodes and washing machine, although with the washing machine, I'm not sure if I can blame that for them because it wasn't hooked up properly. The kitchen sink wasn't right and it was supposed to be fixed, but hasn't. It's still slow with no pressure. When they came to fix that, they checked the washing machine and said nothing was wrong, but then I had a river of water running from the machine to the hall, to the outside of the wall, and bathroom area. I need somebody to finish the commodes again, at least one of them and to check the pressure in the sink again. There's also a light in the hallway by the thermostat that when heat comes on, the the light goes out.
Brenda Robertson made our home purchasing or buying process so easy to follow or understand, and she was always available to quickly and professionally respond and/or answered our questions thought out the entire process.
Working with Chris, Tiffani and Jen was great.
I would recommend them to a friend, but not the preferred lender. Two years ago, I was interested in the beautiful homes up the street from my mom's house I development. In the process of me going through Smith Douglas Homes's preferred lender, I worked with Doug and it was a complete nightmare. There were mishaps after mishaps. He didn't do what he was supposed to be doing and gave me the run-around. He told me I needed eight thousand in cash for my closing, then told me thirteen thousand. My brother is a broker and real estate agent, but I went with the preferred lender for incentives and discounts. Anyway, I was telling him what Doug was telling me to do and my brother kept saying things weren't adding up. He told me to reach out to the manager for clarification. Every time I asked Doug for his manager, he wouldn't let me talk to them. I sent Darrin an email about it. It was so bad, a week before closing, there were still no numbers or anything done. The only thing done was two thousand dollars to keep the house off the market. I came back to the house periodically to check on it and I saw there was a "for sale" sign on. I asked Doug about it and he said it was because I owe more money.
I explained all of this to Darrin and he was apologetic and said he'd reach out to the manager himself. Rosie reached out to me from Miami, but I couldn't answer because I was at work. Doug kept calling and I kept telling him I was at work and he knew my work hours. He said, "the manager is trying to reach out to you, so answer". When I was able to reach back out to Rosie, I explained I was at work and the "manager" only tries to reach out to me when I'm at work, knowing I can't talk.
I reached back out to Rosie and she said she was disgusted about how I've been treated, unfairly and poorly. The first lender I worked with was Karen and she wasn't any better. I think they need to do a better job of picking preferred lenders.
Rosie promised me that by morning, I'd have a new lender and I did. Misha was the bomb. She got stuff done, she copied me on every email, and everything else she did was excellent.
Darrin has been amazing while buying this house; I never had a problem with him, since day one. Zach was also amazing and made me feel welcome from the jump.
The sales agent, Khalilah was very informational and very helpful throughout the process. The construction team was very thorough during the inspections. I am just really appreciative of that.
Excelente construcción
The process from beginning to closing was so smooth.
They were very professional.
Racquel and Greg were super easy to work with.
From the beginning, Amber was helpful by listening to our needs and budget. We drove in because of a special and once we learned more, every step was clear, any hiccup had a solution, and there was transparency at every stage.
Justin has been helpful since the walkthroughs and his guidance on warranties and other support have helped us adjust well into the home. We saw the house once it was fully built, so I can’t speak on the construction stage, but we are loving our house and appreciated the team for working with us to get us into a home that has already significantly improved our life.
The floor plan is spacious, the natural lighting is wonderful, and every part of the home is great for our family. We’re thankful we ran into this opportunity and for all the help and guidance we’ve received.
Without hesitation, I will absolutely recommend Smith Douglas Homes - Raleigh to a friend or family member.
Very Nice people I remember coming here a year ago and it was only dirt! Grayson is the best!
The entire process was smooth from the very beginning inquiry to after the closing.
Very good quality 👌🏿 i love it thank you so much
The houses could be better built, there were several flaws in the interior of the house where Sheetrock was cracking in the ceiling between the door and hallway. There was a very thin spray white paint done in the interior of the home. When they were building the house they had the wrong color brick on our house, got mixed up with the neighbor across the street. My cousin rode by to see our house being built, sent us a picture, that’s when we noticed it wasn’t the color we picked out. They tried to deny it, but finally admitted it was wrong, and had to tear off the wrong color brick and put the right color on.
The HOA fees are not very affordable, and the contractors are difficult to reach and consistently deliver poor-quality work.
I highly recommend Smith Douglas. We are so happy with our new home, and they have kept every promise they made.
Smith Douglas Homes did everything possible to make our family's dream come true. They put us in a great house, and we love it. It's in a great location, and we loved how they worked with us and did everything to help us.
The whole staff from Smith Douglas Homes was very professional and friendly, and they addressed every concern that I had. They made the process super easy.
Smith Douglas Homes definitely does a good job.
Its smooth process, helpful - accomalodate our needs.
My experience was very pleasant working with this builder. The construction supervisor was very forthcoming about what to expect and easily answered all my questions.
Overall, we have had a good experience working with the SDH team.
They need to focus more on quality instead of quantity.
Didn't clarify caveats of choosing laminate vs granite. We lost crucial-usable inches on our breakfast bar by choosing laminate, but we didn't know until it was already installed. Smith and Douglas was unwilling to consider any options to rectify their lack of transparency.
We also had issues with our water meter being a foot above ground. The construction manager said it was the water works who set it up and nothing could be done. Then, the mete froze the night before close, so he had a crew come out and fix the meter.
Good sales experience with Jeanette Westmoreland, informative but not pushy. Also very good after-sales experience with Kathy, who was thorough in showing us all the features of the SD home.
It was easy. The staff I worked with were very friendly and addressed any concerns I had as honestly as possible.
I like the house they built for me. It's great work for the price I paid. To the best I can tell, they do things right. In the long term, that's critical.
The whole process was seamless. I like the property.
I had the best realtor in the world Delven Barfield but also was touched by Sherry Richardson, the seller agent for Smith Douglas Homes. Sherry was so compassionate, patient, thorough and helpful to both my realtor and I through the entire duration, and even after. Sherry is a beautiful person inside and out and she's just what any homebuilder company needs to get the job done without clients feeling like they are just another number or sale. Smith Douglas Homes is blessed to have her. Stan , whom I ran into later also made the experience top tier. He was always so warm and informative. Ginni Childers of Ridgeland Mortgage, their preferred lender, was also outstanding! Delven, Sherry, Stan and Ginni made my home buying experience fun and made me want to do it again just so I can have the opportunity to feel their encouragement, support and learn from them all over again. They were angels, hand picked by God to be a blessing to me.
I’m a first time move in ready new construction home buyer and this was a very pleasant experience. Communication with SDH was excellent, the were very responsive and timely in answering my questions and addressing my concerns.
I already have recommended Smith Douglas homes to my friends and family
Needs improvement in handling clients and clarity in communication.
Very well built homes, the representative kept us informed throughout the building process, and the construction superintendent was very helpful through each walk through.
Thev agent and builder were very professional, very courteous and could provide relevant information
The "finishing" details seem to have been overlooked, and when items were brought up at the final walkthrough and during the 1-month warranty check, we were told that these items were done "in the most appropriate manner." I don't believe the photos I sent to the warranty representative are photos that would make it to your model home or brochures.
