I think the best thing that could be done, would be to increase or allow direct communication between the Builder and customer without having to go through a sales agent, especially if a customer requested it, simply because some of us, like myself, have experience in construction, therefore allowing for better communication and understanding whereas having to go through a middleman can cause confusion, delay communication, and things may not be translated and understood the same. Especially important in relation to third-party inspections and time sensitive matters.

Some flexability in choices with selections but not all of what I wanted. A lot of choices are either/or. Contract is very strict and needs to be studied very carefully before signing. Lots of particulars that definitely favor the builder such as using their attorney and title company(which SDH has significant ownership in) and fees for date changes,etc.. Also homeowners need to be aware of their complete vulnerablity with the HOA while under the control of the builder. I saw ammendments to the HOA covenants after I signed my contract.

After only being in our home for one month, the ceiling in the living room has waves and looks like it is sagging in.

The sales team was very knowledgeable, professional and extremely helpful.

We liked the designs and floor plan, which met our needs and expectations. As well as the location and layout of the subdivision. Also, our positive experience with the interactions with personnel and the whole process.

Build process was super smooth and everyone was enjoyable to work with. Very satisfied with the build quality.

Most everything. My only problem is with the large step up on the edge of the concrete going into the garage from the driveway and my garage floor is covered from one end to the other with cracks. It makes me wonder how long it will be stable. I have never seen so many cracks and I have had 5 other homes built. The stability of a floor is of the utmost importance. I have not known who to talk to about this.

Some things a problem

I would highly recommend! The realtors Sheila & Bianca were so sweet, nice, & very knowledgeable! Anytime we needed them they were there. We love the community & our home. Nothing felt rushed, they treated us like family & for that I appreciate them so much.

The team at Smith Douglas was wonderful and I highly recommend them as builders for a new home.

The whole process was horrible from beginning to end. The craftsmanship is poor. My yard looks like a 5th grader placed the sod. One giant uneven clump after another. Back porch crumbling. Sunlight shining through the side garage wall. Toilet leaning sideways. Doors won’t close without force. Sagging floors.

I am very happy with the construction and the finishes. I am very happy with my home. My only issue is that at the time of closing, some documents were not ready so I was penalized. Smith Douglas Homes - Atlanta should have been a little more considerate to me as a client. Everything else was great!

They are the best company I worked with and they are very honest and direct people I love the them couldn’t ask for better!!

Hold the craftsman to higher standards.

The buying process is easy, and I've been trying to get everyone to move.

The prices for the home was extremely reasonable and the fact that you are able to customize your home to your liking was top tier for me.

The value and quality of this home is unreal. Everyone we worked with was kind, communicative, and knowledgeable. Our overall impression of Smith Douglas was one of strong desire to do what’s right, and that’s an extremely calming experience when you’re going through something as stressful as buying a new home. I liked how easy ShaKoya made the buying process and Jim made the building process. Everything moved in a timely manny, the budget never changed, and there was not a single delay in the building process. Very grateful for the two of them making this process so easy for me.
