Brenda Robertson made our home purchasing or buying process so easy to follow or understand, and she was always available to quickly and professionally respond and/or answered our questions thought out the entire process.

I would recommend them to a friend, but not the preferred lender. Two years ago, I was interested in the beautiful homes up the street from my mom's house I development. In the process of me going through Smith Douglas Homes's preferred lender, I worked with Doug and it was a complete nightmare. There were mishaps after mishaps. He didn't do what he was supposed to be doing and gave me the run-around. He told me I needed eight thousand in cash for my closing, then told me thirteen thousand. My brother is a broker and real estate agent, but I went with the preferred lender for incentives and discounts. Anyway, I was telling him what Doug was telling me to do and my brother kept saying things weren't adding up. He told me to reach out to the manager for clarification. Every time I asked Doug for his manager, he wouldn't let me talk to them. I sent Darrin an email about it. It was so bad, a week before closing, there were still no numbers or anything done. The only thing done was two thousand dollars to keep the house off the market. I came back to the house periodically to check on it and I saw there was a "for sale" sign on. I asked Doug about it and he said it was because I owe more money.
I explained all of this to Darrin and he was apologetic and said he'd reach out to the manager himself. Rosie reached out to me from Miami, but I couldn't answer because I was at work. Doug kept calling and I kept telling him I was at work and he knew my work hours. He said, "the manager is trying to reach out to you, so answer". When I was able to reach back out to Rosie, I explained I was at work and the "manager" only tries to reach out to me when I'm at work, knowing I can't talk.
I reached back out to Rosie and she said she was disgusted about how I've been treated, unfairly and poorly. The first lender I worked with was Karen and she wasn't any better. I think they need to do a better job of picking preferred lenders.
Rosie promised me that by morning, I'd have a new lender and I did. Misha was the bomb. She got stuff done, she copied me on every email, and everything else she did was excellent.
Darrin has been amazing while buying this house; I never had a problem with him, since day one. Zach was also amazing and made me feel welcome from the jump.
The sales agent, Khalilah was very informational and very helpful throughout the process. The construction team was very thorough during the inspections. I am just really appreciative of that.

From the beginning, Amber was helpful by listening to our needs and budget. We drove in because of a special and once we learned more, every step was clear, any hiccup had a solution, and there was transparency at every stage.
Justin has been helpful since the walkthroughs and his guidance on warranties and other support have helped us adjust well into the home. We saw the house once it was fully built, so I can’t speak on the construction stage, but we are loving our house and appreciated the team for working with us to get us into a home that has already significantly improved our life.
The floor plan is spacious, the natural lighting is wonderful, and every part of the home is great for our family. We’re thankful we ran into this opportunity and for all the help and guidance we’ve received.
Without hesitation, I will absolutely recommend Smith Douglas Homes - Raleigh to a friend or family member.

The houses could be better built, there were several flaws in the interior of the house where Sheetrock was cracking in the ceiling between the door and hallway. There was a very thin spray white paint done in the interior of the home. When they were building the house they had the wrong color brick on our house, got mixed up with the neighbor across the street. My cousin rode by to see our house being built, sent us a picture, that’s when we noticed it wasn’t the color we picked out. They tried to deny it, but finally admitted it was wrong, and had to tear off the wrong color brick and put the right color on.
Not everyone from Smith Douglas Homes seems to be on the up and up.
The HOA fees are not very affordable, and the contractors are difficult to reach and consistently deliver poor-quality work.
I highly recommend Smith Douglas. We are so happy with our new home, and they have kept every promise they made.
Smith Douglas Homes did everything possible to make our family's dream come true. They put us in a great house, and we love it. It's in a great location, and we loved how they worked with us and did everything to help us.

They need to focus more on quality instead of quantity.
Didn't clarify caveats of choosing laminate vs granite. We lost crucial-usable inches on our breakfast bar by choosing laminate, but we didn't know until it was already installed. Smith and Douglas was unwilling to consider any options to rectify their lack of transparency.
We also had issues with our water meter being a foot above ground. The construction manager said it was the water works who set it up and nothing could be done. Then, the mete froze the night before close, so he had a crew come out and fix the meter.
