The overall process was easy. All the staff were friendly and helpful. The contractors were good and quick to help you during final walk through marking anything that needed fixed before closing.
Coming from a construction background, having only one walkthrough blue tape punch out inspection was not sufficient as corrections were band-aided instead of repaired or replaced, what repairs were conducted were cheaply performed and it shows, concrete slab for foundation is not square with brick ledge leaving a 1-2” overhang of concrete foundation protruding, walls are not square, caulking used to seal gaps at toe board trim and door frame trim, paint on walls is very thin, Sheetrock tape line and imperfections show through tremendously, definitely a cheap built house with the cheapest labor used. Not a terrible house just not a house that I’d want to be in for the next 30 years.
Everything went smoothly with Smith Douglas Homes. When I first started looking for homes, I spoke with the office agent, and he was ok. Two weeks later, he left for a different job, but provided me with his replacement's contact information. I spoke with this agent, and he was able to answer all of my questions and was very professional and responsive.

If I wanted an Ethernet cable added to my house or wanted a little extra upgrade, because my house (base model) could not be modified in any other way even if I wanted to spend the extra money.
In my initial walkthrough. I addressed my concerns and the needs to repair. On my initial closing day, the house was not completely READY. Junk was in the yard,broken piece a chunk of masonry on the front porch was broken. Air flowing floors still remain. Repairs were still needed in the garage.
Smith and Douglass I spend over 10k to get into this house. Your follow through lacks and I can almost foresee that I may get the items I need repaired.
Smith Douglas Homes - Houston walk us through everything. They were always in touch and anytime we had issues, they were quick to resolve them. They are the most responsive company that I have worked with. It was an easy and flawless experience.
Smith Douglas was easy to work with and helped lay out options well. I would recommend them to others.
When I got the place, it was nice, and they did a good job. The only issues that I had were more on the subcontractors work with the doors not latching and the paint job. I think Smith Douglas Homes could vet their subcontractors more deeply to make sure that they are doing what they are supposed to with the homes.
It was timely. It was done in a timely manner. Everything was professional. I was always kept informed.

Be more transparent about HOA
I absolutely loved working with Lara. She made my buying experience easier. However, I would not recommend a Smith Douglas home only because the builder does not sod the entire back yard. Paying $10K for a lot premium and not having the entire back yard sodded is not acceptable. Especially when you must pay a lot premium. On top of that, with all the heavy rain we experienced, all the grass seeds and straw washed away - leaving my back yard muddy.
We worked remotely with Smith Douglas Homes from Phenix City, Alabama. My brother served as my advocate here in Broadway.

Back 1/2 of lot was a mess at closing. Will take almost $3000 to fill, grade and remove stumps, etc.
The experience working with Smith Douglas Homes- Alabama was really good. Jennifer, Dana, and Brent were really sweet and kind and helped answer any questions me or my husband had.
I love the people I’ve worked with. Steven has been phenomenal in responding to all my questions and he was extremely thorough in his explanation of everything. The only thing I am disappointed in is the quality of the flat white paint used. It is simply put, “terrible”. It chips off and you can’t clean it. I also have already noticed that the baseboards feel like construction paper and are already looking terrible from mopping my floors. There is no way these are real wood. I’m going to have to go through and replace them and have already started painting my walls.
I’m likely to recommend SD because we received excellent and timely service. Communication was open and friendly and the project stayed on schedule
Unless you work with a different lender, I would not recommend Smith Douglas to anyone. The entire buying process was unnecessarily stressful and disorganized due to the preferred lender.
I love our home but some practices feel intentionally deceptive. Id likely tell them to go to another Smith Douglas neighborhood.
The Smith Douglas people were extremely helpful, courteous, and eminently qualified!
