(1) Cement in fron door - not done smoothly, looks unfinished. (2) Missing base board in stairway. (3) Door gaps - all 4 doors. (4) Door from inside to garage was so tight that the underdoor strip is now torn. (5) Top soil wasn't put down before the sod, sod pieces not put together so that are gaps, some not growing, plants in the front just flopped in and not down right, sales home has nice mulch but we get awful straw (6) part of sod needs to be replaced as they were damaged by workers working next door or dead on arrival (7) cheaper alternative to bath shower - instead of 1 piece, it is 3 pieces (8) mud stains in garage, back porch and from door...should have been cleaned (8) Gaps in front side of garage that was just spread with foam rather than nice carpentry. (9) Garbage from work is still evident in the backyard and continues to be increase - needs to be picked up (10) Doors shut either very tightly or not at all. (11) Subcontractors were using my electricity, walking over the front lawn and attempted to use my water faucet. (12) Just overall cheap finishes and it is not Dawson's fault ... it is Smith Douglas builder's lack of attention to quality. Finally, didn't appreciate price dropped by $15k just ~30 days of signing...integrity of not protecting current home buyers sales price.
This is my third new home purchase. Smith Douglas was spot on the closing date. There is always a projection but they do a great job of keeping the portal updated when the next phase of construction is completed. They actually closed on the projected closing date. The projects manager and his team are exceptional. If you have a punch out claim, they will come and take care of it right away.thanks!
Love your styles
They were great all around and efficient.
I have already recommended my best friend who plans to move 2027.
I was very pleased with your agent Ross
he was very professional and was great with my kids. Even after the purchase of the home Ross still stops by to just see how things are going. He truly cares about his customers. And the way they designed the layout and utilized the space of the house. Thank you for caring and listening to all of are needs.
I enjoyed the process with Smith Douglas Homes. It was not very smooth. I ran into little difficulties here and there, but they handled them quickly, and I am satisfied with the outcome.
Smith Douglas has followed up with every time estimate and the quality of work has been top notch...Very pleased with the whole process!
I am still learning about my home, and I have noticed certain flaws. I am waiting for these issues to be corrected. I cannot give a positive response at this time. That is where I stand right now.
SMITH DOUGLAS HOMES SAM AN I TRUST BECAUSE OF THE HIGH STANDARD THAT IS SET AND WOULD RECOMMED THEM.
Love my house. Well laid out. Laundry room is smaller than I would like and shelves are too high for an older woman.
The houses are affordable and the staff is very friendly
Functional attractive design and beautiful material choices
Likely to recommend.
I love the country neighborhood and my floor plan.
I have a house in Clarksville that I purchased on 02/25/2026, and as a point of reference, this is my 4th new home that I’ve purchased since 2008. I have the Braselton II floor plan and I absolutely love it. The reason for my dissatisfaction is in the build quality, and in particular, the fit and finish of the sheet rock, mudding, and painting. I understand no home will be perfect, and there isn’t any expectation of that on my part, but I do understand from my past experiences what poor quality looks like
I have a couple of jobs, but one job was in insurance as an underwriter for commercial accounts. Most general contractors that do tract homes like Smith Douglas, Lennar, and Adams Builders typically in the past, I have always found they didn't have the same quality as a custom home builder. I will be honest, I was proven wrong with the home we purchased from Smith Douglas. This is very high quality. They have taken some additonal time to make sure things were right and things look great and they aren't installed in a shoddy way. Everything is well done. The builder in our walkthrough, as we looked over things we wanted repaired, he put as much blue tape as we did on things he saw that needed to be corrected. I would love things in the home you won't find with a tract builder, but that's okay. I found these to be above average quality for this type of builder. We were very satisfied with the home we purchased.
I feel like there's no guidance from whoever is doing the installation, whether it's flooring, even landscaping, or inside. I feel like they slap stuff together. I have screws coming out of the woodwork in my cupboards, and the flooring was cut up, and they just put it down anyway. The sod they just slapped down over, and there is all kinds of garbage in the yard. I had to move the plants and bushes already because they barely put them in the ground and covered them up with pine straw. Nobody looks back or checks up on them. There is no quality control check-up. In my opinion, they assume everybody is doing a good job. The sod work was terrible, and all the bushes and landscaping were bad. It doesn't seem like people follow up and require more out of their installers. Maybe that's their standard. I think their standards could be a little better, but maybe the price would have to go up, which is just crazy. Regardless of the price, the yard, sod, and everything are terrible. Nothing is flat, and it is all bumpy.
Except the construction manager, there was a major lack of expertise or knowledge in the entire process. The preferred lender was also a major issue running our credit without a loan being submitted or authorized.
From beginning to end, the experience was seamless and we were felt comfortable with both Emily and Brian.
I recommend Jeannette Westmoreland, Kathy Bardsley, Kaylee Bostick, and all the other employees supervising and making this process seamless. I am so satisfied with the quality of my home, and will refer all to build with Smith Douglas.
Everyone associated with the sales and construction of our home were excellent
Would highly recommend recommend!!
The quality of the finish work
I’m extremely happy with the customer service, but I have become concerned about the quality of the construction of my home. I’m already experiencing issues with nail pops and cracks in my ceiling and I have only been in my house four weeks.
