The customer service was excellent. The realtor was great: informative and attentive, and she answered phone calls. Sky, the site manager, was also attentive, answering any problems. Overall, since I have been in the home, it has not been of good quality; everything is falling apart after two months. Since being in the home, it has been difficult to get things fixed; The warranty process takes a long time and I should not be having these issues. The paint in the hall is very cheap. You can't wipe dings off on the wall. The homes cost way too much money for these types of problems to occur in a two-month period. It is not good quality for the money that is spent. There is a ditch behind, my home, it is like a dump site. The workers are not cleaning the streets; I just replaced a tire because of the rubbish on the streets. The trash they leave blows into my yard on a daily basis. I can't get out of my driveway because the workers have the streets blocked.
Construction was my main concern and they performed the job exceedingly well.

lack of attention to detail during building process
The sales/building specialist, Patty, was very helpful throughout the entire experience and made the process less stressful. She checked in with me, giving me updates and making sure the decisions I made were choices I wanted. I wasn't pressured into making any decision. For example, if there was another home being built that had the flooring I was interested in, she took me there to look at it to make sure it was what I wanted. She didn't have to do that, but I really appreciated that. The whole process was good, and the quality is high.
It is a good house, but the way the quality is done on the inside is really quick and crappy. I had to pay extra for all these black features, but they all have paint all over them. I am just not happy how they rushed through the house. Whoever came in here and did the paint, rushed and did not use the blue tape. It is a good house, I just don't think I would use them again.
The customer service from the team at Varnell Preserve was beyond amazing from start to finish! This has felt like building a family rather than a home.

Dakoda, Kim, and another gentleman that work for Smith Douglas Homes have been excellent resources. There was this one fellow that stopped and actually asked if he could help us, and he hauled a bunch of heavy stuff out and put it in my car for me.
There was just not enough communication, they didn't give us stuff, forgot to give us stuff, didn't fix stuff, they didn't install our garage door until the day before we closed.

Ensure the contracts match the house plan
Unfortunately, many issues had arisen throughout my journey in working with Smith Douglas Homes. Nearly all of the problems that were encountered could have been easily solved if the team just took their time in reading and confirming documents and having clear and respectful communication with the client. As you likely already know, there were a large number of amendments made to my contract during my home buying process and I am 100% certain that more than half of the amendments that were made to my contract could have been prevented by the team simply taking their time and providing clear communication to the client. Mike Neely was my salesperson during this process and although that were the case, I truly do not believe he should take all the blame for what occurred. I was well aware of the excess pressure and timelines Mike was under during this process and regardless of who was in that position, mistakes would have been made. Timeliness is very important in any and almost every field but efficiency and trust are sooo much more valuable. Ultimately my main feedback would be to mindful and refrain from excess pressure on your staff at the expense of their accuracy and relationship with the client. My hope is that you all will use this opportunity/feedback to re-prioritize your goals as a company with instilling a healthy and supportive relationship with clients that ultimately has a huge effect on your reputation than the financial compensation that comes with this business. All in all, I am still very grateful for my new home and would like to thank each and every individual for their role in it coming to fruition.
