The HOA fees are not very affordable, and the contractors are difficult to reach and consistently deliver poor-quality work.

We have only been in our new home for a little over a month and have already needed multiple contractors to return for repairs involving flooring, cabinets, carpet, windows, roofing, landscaping, pest control, and carpentry work. It appears several jobs were rushed and not fully completed correctly the first time, requiring follow-up visits.

The positive experience has been our point of contact, who has been responsive and has ensured all contractors return to address the issues we’ve identified. The challenge has been scheduling these repair appointments around our work schedules so someone can be present for access.

Didn't clarify caveats of choosing laminate vs granite. We lost crucial-usable inches on our breakfast bar by choosing laminate, but we didn't know until it was already installed. Smith and Douglas was unwilling to consider any options to rectify their lack of transparency.
We also had issues with our water meter being a foot above ground. The construction manager said it was the water works who set it up and nothing could be done. Then, the mete froze the night before close, so he had a crew come out and fix the meter.

Good sales experience with Jeanette Westmoreland, informative but not pushy. Also very good after-sales experience with Kathy, who was thorough in showing us all the features of the SD home.

It was easy. The staff I worked with were very friendly and addressed any concerns I had as honestly as possible.

Smith Douglas Homes is blessed to have her. Stan , whom I ran into later also made the experience top tier. He was always so warm and informative. Ginni Childers of Ridgeland Mortgage, their preferred lender, was also outstanding! Delven, Sherry, Stan and Ginni made my home buying experience fun and made me want to do it again just so I can have the opportunity to feel their encouragement, support and learn from them all over again. They were angels, hand picked by God to be a blessing to me.

I’m a first time move in ready new construction home buyer and this was a very pleasant experience. Communication with SDH was excellent, the were very responsive and timely in answering my questions and addressing my concerns.

The "finishing" details seem to have been overlooked, and when items were brought up at the final walkthrough and during the 1-month warranty check, we were told that these items were done "in the most appropriate manner." I don't believe the photos I sent to the warranty representative are photos that would make it to your model home or brochures.

The materials to build the house is wonderful! We’ve had other houses in the start to build but got out of it because of lack of good building material and I like how guild fixes the issue before getting any further of need be.

The home was poor quality.

I like how the process was very organized and predictable. Each step in the building process was throughly explained with a plan of action. There were a lot of options to make my house personalized to what I wanted and needed. Smith Douglas was one of the few builders that offered several Ranch options which is very important to older people who did not want any stairs.
