My garage has been having issues subce i moved in and the problems persisted also my bathroom and closet light was already out before i moved in i made complain a out that and its also not done so right now am not a happy customer
Staying natural on this. We like the layout of the house. Seamed we were short changed in some areas. For whatever reason our house was built closer to the private road than any of our neighbors. Site manager tried telling me their hands were tied they had to build where town and county told them where to build it. After researching this I found that to be false. County tells you the boundary lines and you can build anywhere in that boundary. Smith Douglas chose to build my house right on the front boundary line. Not inline at all with the neighboring houses for their boundary line was back father. The only reason I can figure why was to save money on driveway and front yard. I’m sure I paid as much of a lot premium then my neighbors did. At first smith Douglas poured shorter driveways for my neighbors these driveways were longer than mine and mine still wasn’t all the way to the road. I believe after some complaints Smith Douglas decided to extend everyone’s driveway to the road. At that time my driveway was extended which confused me since it was shorter than the other driveways at first why didn’t mine originally go all the way to the road. So with this I feel short changed in the driveway but also the sod area in front of the house. Neighbors received way more sod. I understand all this is within the contract blah blah. But definitely doesn’t seam far. I understand per contract it was actually only supposed to be hydroseeded. But again probably by complaints they decided to sod and we got short changed. I believe what ever square footage my neighbors received I should have received same square footage and they could have went around my house some with that. Also I should have had an option for the extra square footage of the driveway I didn’t receive like neighbors did. The yard. Well on to the yard. I was told it was going to be hydo seeded. It was but then seamed to have been washed away the first rainfall. Talking around to different people. Best time to seed a lawn in North Carolina is in the fall time. This way the new grass and seeds don’t burn up in the summer heat.with proper communication I would have been ok with waiting. There’s so much more on the yard though. So site manager informed me contract stated any not disturbed by the building of the house was left alone. I have farm plow ruts and weeds weeds and weeds. Thanks. Also there was a make shift road behind my house. This I’d definitely consider disturbed but the did nothing to correct this except threw some seed on a packed down dirt.
I'll make it my life's mission to dissuade as many people from purchasing a home from Smith Douglas as possible. Already talked one person out of purchasing a home. Hope to increase those numbers soon. They will straight up lie to you. No ethics. We paid for window screens we still haven't received. Cracked bathtub, parts of the wall that were broken so there's no sheet rock, the backyard is a swamp, etc
We are happy with our home, but you should be particularly forceful about making sure they complete everything you ask them to before closing, because otherwise they most likely will not do it.
We signed out contract 1 October. Our home was supposed to start construction and permits back in November of 2021. We had weekly updates stating that everything was underway and that we’re just pending approval from the county for permits to begin construction. Problem was the permits were never actually submitted and the land was never perc and our property was a giant pile of dirt used to store everyone else’s dirt until March 8th which was our original closing date. We were misled about the status of our home for nearly 5 months and we not aware nothing has been started on the home until late February. This is not the type of quality assurance we appreciate and we are extremely displeased with how we were being taken advantage of through this process.
I delayed my process due to landscaping and now that the house is closed, I’m still dealing with the same issue. Also, we are finding all kinds of imperfections in the house where things just weren’t done correctly or up to build standards. Even things they fixed are still having issues.
I can't really recommend Smith Douglas as a builder. While I like my home it took 6 months beyond the original estimated completion date. Also expect there to be multiple changes in agents and construction managers with empty promises that things are going to get better. Smith Douglas used COVID as an excuse for their own incompetence. The quality of construction is clearly subpar, especially when it comes to the finishes. They're also slow about completing the punch list.
They were very accommodating and professional.
Your sales force and construction manager were always very helpful every step of the way. We lived in Illinois and they were kind enough to send pictures during the finishing process.
As long as Smith Douglas is partnered with Guaranteed Rate, I'll never recommend them to anyone. There's other things but that's the main one.
Our experience was exeptional throughout. Kim Shelton and Jim Brunner were proactive and engaged with my questions and concerns in a timely and professional manner. I would highly recommend people purchase with SD with the caveat that Kim and Jim be on the team that builds the home.

I would recommend SDH but make sure my friend knows the proper questions to ask so they aren’t missing anything.
Our experience prior to closing was great, the team was very supportive and willing to help and explain all the processes, schedules, etc. Closing and after closing team/contacts are different, it is not as friendly as the last team and they could even send some rough messages. On our closing day, there were some complications, which is ok, but not hearing from the closing coordinators until the last minute was not ok.
Everyone I dealt with was professional, courteous and kept me updated every step of the way.
I had to constantly ask what was going on. Always got the same excuse although other houses were being built.
Ultimately, the experience I had with Smith Douglas went well as far as communication and figuring things out when things needed to be fixed or updated.
My new home was built exactly how I wanted it and I think others should get the same opportunities when purchasing a new home!!
While I am grateful for our home, so many issues have came up even AFTER we moved in. The a/c went out on 4th of July weekend, our yard is currently torn up from bad sewer lines, and there was sheetrock where our washer line was. Many more issues to count but I would not recommend. They had over a year to get it right when it was only a 6 month build time.
We chose smith douglas based on our review of locations and cost of the build. After our experience we would have easily paid the increased 50k to build with another builder after the awful experience we encountered from every single staff member we worked with. We closed a month ago and still are missing numerous materials. We were taken advantage of ans lost over $5,000 because we were told we had a closing date, of which smith douglas gave to THEIR preferred lender. Then moved closing another 40 days further 9 days before original closing. We were forced to leve our lease and live in temporary housing for 30 days. Smith douglas refused to cover any of our loss and our builders site representative stated "well, you just don't like what I have to say and that's your problem". Will be filing with the better business bureau.
The quality of the home is poor. While it was put up in a timely manner the quality isn’t there. We are thankful for our home but will never purchase a smith Douglas home again.
I love my floor plan and how my home turned out. I appreciate the open lines of communication between my CM, CMT and sales representative. They all made me feel a part of the team during the building process and not just a home buyer which I greatly appreciate and value.
The reason why I rate this a 3 right now is because the homes don't have the craftsmanship Smith Douglas is known for.
