We overall had a great experience with Smith Douglas. The builder and team really valued my time. Along with a positive recommendation for Smith Douglas, we would however caution others to opt out of the prefered lender before they have the opportunity to run someone's credit without permission.
Issues noted on final walk through have not yet been resolved (dishwasher) and additional issues remain as well (hot water at kitchen sink and waiting for name of local installer of flooring for weeks now)
The selling agent and the construction guys were great but there have been several issues with my new townhome. The locks had to be replaced the day after closing because the keys didn’t work. There was paint on most of the floors that took hours to get up. The latch on the master bathroom toilet door were put on backwards. The floor in the master bathroom creaks loudly every time you walk across the floor.
Salespeople need to be trained on how to deal with people.

Tim Lampert and Crosser Callaway were excellent to work with from start to finish. Both members responded to my questions/concerns immediately and provided great service over the 9 month period.
After being told “we are going to cancel your contract “ because I wasn’t happy with the closing date when I waited 7 additional months to close turned me off. I was told we had 30 more feet of property than we do and that the house next door would not have windows overlooking our living and bedroom. House was built practically on top of us. No other in the neighborhood like it. Cuts in the door casings that were pieced together, some have 9 cuts. Told if you don’t like it we cant close. Mass production here and it’s not quality
Overall experience is good
I've dealt with builders before and this was a completely different experience. From Tim the agent to Crosser the assistant construction manager the attention and care were exceptional. The quality of the house exceeded my expectations with many unlisted little upgrades. Even after closing Crosser was attentive and rectified little issues with a smile and expeditiously.

Except for the extremely long delay starting Phase 2, this has been a smooth process. Nick needs a raise or promotion.

They did a really poor job communicating closing dates and everything with the pushbacks. During our final walkthrough, the builder Derrick Muzzin was extremely rude with me. He didn't take me on the tour, and he told met to look around to see if there was anything to do on the day of our closing. He just treated me like I was a regular person and like he didn't want to be bothered. I love my home and I love living here, however, I would not have him go to meet the buyers. This was a very bad experience, and it was my closing day.
They should do options to allow you to go to different lenders. They should not be restrictive to their lenders.
My wife and I were very impressed and helped by Smith Douglas. They are an excellent company with fabulous personnel.
I absolutely love my Smith-Douglas home! This was my first time purchasing a house and I couldn’t have chosen a better builder. Smith Douglas exceeded my expectations in all areas. I started the process with Kathy Messina as my New home specialist and she was there for me throughout the entire process from beginning to end. I did not have a realtor and Kathy was God-sent. Edgar Toledo was my builder that I had a lot of communication and hands on experience with while building my home. Being a woman buying her first home, he was very patient with me with all my questions. He responded promptly to all communications and concerns. Edgar basically held my hand from our first meeting until closing. He is a hard worker and definitely wants the homeowners to be completely satisfied with EVERYTHING! I see his passion for what he does and that makes everything so worth while. Edgar and Kathy to me are the face of Smith Douglas and they are two very professional people who shine! If I had to buy another house again I would most definitely do it again with these two individuals on my team! Thank you Smith Douglas for this amazing experience and opportunity!
In an overwhelmed market anyway, Smith Douglas was not transparent and did not keep to their schedules. They consistently lied instead of being forthcoming with the correct dates. Not only that, they did not contact me directly and canceled my initial walk through without my knowledge. I took an entire day off and could have worked.

Overall, the house is very nice, just need better communication before I would recommend to someone else.
Our sales agent Jeanette was amazing! She was very patient and informative without us throughout the entire process. She continually kept us updated on progress or lack there of. Our builder Claude couldn’t have been better. He went above and beyond to make sure we were happy. Highly recommend Smith Douglas, even more with Jeanette and Claude involved.
Our experience was great! Elvis, our lead project manager was amazing, incredibly thorough, and very attentive to our needs. It's an understatement to say he went above and beyond and we love our Smith Douglas home!
We honestly felt that we had a positive experience with SDH. From the sales agent to our construction manager, we felt they everything to make sure we had a good home. They were professional, friendly and honest with us and kept us in the loop about things that were taking place before and after we broke ground. Our sales agent Blake, was always quick to respond to our questions and our construction manger Nick was very knowledgeable and considerate of making sure all our needs were met. We really felt the extra miles they went for us to get us into our home.
Although it took longer than we thought due to shortages the house was well built and issues were taken care of quickly.
