What I loved the most about my experience was the one-on-one attention I received from the SDH staff. I first visited the Austell home sight in January of 2025. I met Khalilah Harrington and from that day through closing (even beyond!) I felt like I was the center of attention. She kept me informed, updated and in the loop of everything that was going on as my home was being built. She helped me make design decisions and gave her honest opinions about the options I was considering. She was in constant communication with me, the preferred lender, my realtor and the builders. She even would send me videos and pictures as the builders progressed. I honestly don't know if I would have chosen SDH if it were not for Khalilah's professionalism, patience and focus. She definitely is reason my experience was so great!

I am likely to recommend Smith Douglas Homes to a friend because they've met all the needs that I have, very good quality building and the people were nice to work with. There are a few issues around the house, but nothing major.

Poor workmanship. Have holes on top of kitchen cabinets.
Underside of cabinets not painted. Kitchen Islsnd bottom wood is swollen. Paint if poor quality. Repeatedly ask to have this repaired but went into deaf ears.
GARAGE FLOOR extremely stain with some sort of glue.
Left debris of moldings in garage they did not throw away
Did not do all the paint touch up as per customer and builder inspection
A few doors where hinges are located were not painted

Mike the salesman is awesome. He was very informative, kind and passionate and eager to help with issues from our lender. I love my home, some minor things, but that's OK. Everything can't be perfect.

All representatives were straightforward and responded promptly. Nice and courteous, and answered all questions. Nothing held back. They were straightforward.

I was impressed with the quality, efficiency, and communication.

I think the best thing that could be done, would be to increase or allow direct communication between the Builder and customer without having to go through a sales agent, especially if a customer requested it, simply because some of us, like myself, have experience in construction, therefore allowing for better communication and understanding whereas having to go through a middleman can cause confusion, delay communication, and things may not be translated and understood the same. Especially important in relation to third-party inspections and time sensitive matters.

The sales team was very knowledgeable, professional and extremely helpful.

We liked the designs and floor plan, which met our needs and expectations. As well as the location and layout of the subdivision. Also, our positive experience with the interactions with personnel and the whole process.

The buying process is easy, and I've been trying to get everyone to move.

The prices for the home was extremely reasonable and the fact that you are able to customize your home to your liking was top tier for me.

I liked how easy ShaKoya made the buying process and Jim made the building process. Everything moved in a timely manny, the budget never changed, and there was not a single delay in the building process. Very grateful for the two of them making this process so easy for me.

It was a seamless process. The front desk lady was friendly and really worked through the process well with us.

I’ve noticed that the contractor when pouring concrete foundation for a house, did not use concrete vibrator which will consolidate the concrete and have stronger concrete foundation. I’m not sure if they used curing compound to cure concrete after it initial setting. That ‘s would reduse cracks in concrete.

Have all this issues from the homeowner orientation completed for closing or at least make an effort to have them done. If not have dates for completion

The workmanship on everything is first rate. The attention to detail is first rate.

I highly recommend working with Robin and Gary at Smith Douglas Homes, Robin made it a very easy process, heard our needs and desires and put us in our dream home. She stayed in contact with us throughout the whole process and no matter what time a day she was always there to answer our questions or concerns. Gary was amazing and made sure by the time we closed we knew everything from the inside and outside of our home. Very informative and you can see he definitely showed care in the quality of building and the completion process of the home. They went above and beyond and we are very blessed Robin and Gary helped us get in our place we now call home.

The house was done on time as planned to the exact date.

My contract was cancelled because Smith Douglas said my time expired to get financing with Movement Mortgage. I received an email saying they were keeping my $11,500 I put down as good faith funds. I tried explaining the situation I was having with their preferred lender but it fell on deaf ears. I contacted my lender from my previous house and he had me pre-approved in 24 hours and convinced SD to reinstate my good faith funds because I did nothing wrong. With my old lender I closed in 21 days on the house I initially began with 6 months prior! This was my fourth house I’ve built from the ground up and definitely the most stressful! Not to mention several issues with the house that I had to deal with once I moved in that really should have been addressed prior to moving in.

There is no ameneties, not even walk ways at longbrooke, which is really bad. The windows doesn't come with screens, no bathroom handles or towel hanger and unfortunately don't tell it during the sales.

We have had a bad experience with DR Horton and this was much better.
