I am likely to recommend Smith Douglas Homes - Atlanta to a friend. Khalilah Gibbs Harrington was a great sales representative and helped me through the home buying process. As a first time home buyer she made the experience less stressful and clearly communicated what buying in a new construction home / community entailed.
Overall I was pleased with the process and service. Onsite personnel were very professional.
This was our first time building a home. Our Smith Douglas team, Michelle, Eric and Bentley, helped us every step of the way. From Michelle answering all of our questions throughout the entire process to Eric and Bentley making sure our new home was perfect (even after closing), they were amazing to work with. We love our new home!
The overall experience from building out my new construction wish list to closing was as seamless as you could hope for. My realtor and I were kept informed about progress as well as delays, so we were never surprised by any hiccups in the schedule. Everyone we interacted with was extremely helpful and I would recommend Smith Douglas, specifically Khalilah Harrington, to all new homebuyers.
We would recommend Smith Douglas solely on the experience we had with the team. The on site agent, Robin is amazing. Gary, the builder was pleasant to work with also, and he made the move in super smooth.
But as far as getting the most out of your money, the quality of the home even with all our upgrades just wasn’t up to par.
SDH have been very responsive to requested repairs, but less than forthcoming in allowing me to see the work order for installing my floors. It is my belief that the floors I chose are not the ones I got.

Honestly, the build quality of the house is great. There are few things that I feel were cheaped out on like using pine straw instead of mulch (with exception of the model). There are no glaring issues with the build or builder. On the sales side, we had a pretty awful experience. Our sales person Ron pretty much ignored us throughout the build process. Eventually, we got D Hunter involved, and she was friendly and helpful, up until we closed and then when we found out we wouldn't have
Internet for 3-4 weeks because the lines weren't run, we were told that internet isn't an essential utility and we were out of luck. In 2022, internet IS a basic utility. That cost us almost $200 extra. On top of that we closed 2 weeks behind schedule, and we were only notified evening before the original blue tape walk through. We then had to scramble to reschedule the movers, and furniture delivery. This set back also cost us about $700 in extra rent. Today, is November 28th, we have been closed for a month and a day and we finally got our mail key today. We were without mail for over a month and everyone was blaming
someone else when I reached out. There was 0 proactive communication on Smith Douglas' part to keep us in the loop on our mail situation.

Sales team do a great job. Most developments are in very good locations, which will keep or add value to your investment. Not all models available in all locations. Definitely must go with some upgrades which will increase the price. Since you are going to be in a waiting list, you wont know the location of your home until its your turn, and there will be restrictions on the model you can select. Waiting times to start construction were too long. We had 3 weeks delay in the final delivery date. One month later after delivery, we are still waiting for some issues to be solved.
Working with Mike has been great, however, communication from the front office left a lot to be desired. There was also an issue with the first builder that was working on our house, drywall was installed when construction was supposed to be haulted. That builder was removed from the project.
They provided good service and attention.
Great quality home,in depth explanations about warranties, appliances, walked me through the attic shoes me how to change the filter. Quick to fix any issues. Very professional.
A lot of the fixtures are basic. The quality of the material is not what I expected.

The homes are beautiful and the people are really great to work with. Susan was awesome and Dave was as well. Very open when the entire process and allows to ask “any” question to help you understand.
