The work was done sloppily. When we complained, nobody came back to fix anything.

The only thing I didn't like was that ever little detail when choosing a house, cost $$. The sign out front says "Homes in the low $300s and that's a little deceptive since that is a basic price that doesn't include much. Just not what I'm used to.
Overall satisfied with my beautiful home. Sellers agent somewhat communicative. Problem areas detected in communication, completing all tasks on walk through list, and messy painting.

There are a lot of things I have to say about Smith Douglas Homes. I purchased a new home and expected to get a good home with no defects, but that was not the case. My wife and kids were the ones to go look at the home because I am a truck driver, and I'm always away from home. When they went to look at the home, they did say they liked it. They did not properly inspect the home to see the different defects, because they were not sure what to look out for. When I was finally able to go look at the home when I arrived, I saw so many defects, cracks were everywhere. I expected them to be willing to help and seal the cracks, but they refused. There were cracks on the garage floor, on the patio floor, on the driveway, and I believe they are cracks inside the house but covered up with vinyl plank floors. Also, I was being rushed to close and sign the contract by the Smith Douglas agent. She kept trying to force me to make a decision quickly, and constantly kept reaching out to me to quickly get the deposit for the home. She stated if I did not put down the deposit, the house would not be able to be held for me until I came back to town to come to see it myself. Furthermore, she even ensured that nothing would be wrong with the home because it was a brand-built home, and I sadly believed her. Because of all the pressure, I was forced to make a decision. After signing the contract I realized that the agent had us set to move within 2 weeks which was not enough time. I requested that they extend the time, but they did not want to, I had to fight to get an extra week to prepare to move and to be able to call off of work. I expected them to give us at least 2 months so that we could get things situated with our previous rented home. Not only that, but I then had a bad experience with the lender that they used, they stole all of my benefits and used up all of my money. Not only that, but I feel as if I was tricked several times and deceived between Smith Douglas Homes and their lender. You are not honest and transparent at all, the Builder gave me a lot of incentives that I could use for my benefits and the lender used all my incentives to get extra points without letting me know. I have excellent credit and expected my interest rate not to be so high. The lender manipulated my initial interest rate to bring it so high when I realized what he did and asked him questions. He could not answer me but said that the system was down, and he had to call me back. When he called me back and gave me the interest rate, it was not the same as the original. When my son looked at the papers that we had to sign, we realized the original interest rate was 6%. He raised it to 8%, and when we caught him, he used all of my incentives to bring it back down to 6% without me knowing. My home did not even come with a refrigerator, I could have used my incentives to purchase a fridge through the company, but the lender used them all. Linda stole my money, and the agent always rushed me to give her the deposit. I am disappointed and feel like I was deceived, how can I recommend Smith Douglas Homes to people who lie and cheat? The problem is that I thought because I was buying a new home that there would be no problems unless maintenance, but the house that I got was very disappointing and a mistake to buy. The lender's name was Charles Mattous, and he tricks people and still today he has never been able to give me my original interest rates, I had to find out what he did myself.
The process was very easy for us. Natalia listened to what we wanted and we found the perfect house for our family! If we had any questions, she was quick to get us an answer. She is still answering questions we have with a smile even after we have moved in.
I was extremely satisfied with smith Douglas from looking at homes to we choose the model and now occupying it. Everything was done on time and with the highest quality. All the employees I dealt with wanted to make sure we were happy with our new home.
We had a great experience from beginning to end with the whole Smith Douglas team, builders and customer service side.
Grant kept us up to date on all phases of construction with photos and videos. Jordan explained all warranties, answered all questions and made sure we were satisfied with end result. Highly recommend!

I would recommend Smith Douglas solely on the fact of the attentiveness we received from Bentley. He was genuinely concerned with our transition into our new home. Narda, on the other hand, was dismissive with little knowledge and made us feel insignificant during our purchase. I would definitely recommend Smith Douglas to a young first time homebuyer.
I do not recommend the salesperson who was with me, Melissa. When I asked for upgrades, I paid more than required without getting the upgrade. I asked for an extended closed in patio, but I didn't get extended, I just got a closed patio. She charged me $6,000 for something I didn't get. I asked for the extended patio, but it is just a normal patio. She stated that I signed the papers, but it was her responsibility to do the upgrades in the papers. I can't go word for word over the papers to see if my requests were put in the papers. I called her to do the changes before everything was completed, and she said she couldn't do them. Now I have to get the extended patio done with my own people.
I love the floor plans of smith douglas homes and the higher than average ceilings. the master bedrooms are a bit over large and closets, other than master are smaller than average.
Everything as described ahead of schedule!
The ease of the transaction and the various models available at marketable price points were good.
