We feel deceived and scammed. We purchased a model home in August, 2026. From meeting with Smith Douglas representatives at several locations, we were told that hiring an inspector was optional, as all issues would be addressed during a blue-tape walk-through. Plus, when we paid our earnest deposit, we were told there was NO due-diligence period because it was a NEW home. It was NEVER disclosed that the townhome we decided on was considered "used" until our realtor took us to what he thought was the blue-tape walk-through. He was told to put his tape away and that no issues would be addressed (there were several, such as damaged molding). What a misleading contradiction! We then discovered an "as-is" clause slipped into a newly revised contract, which we had requested simply to amend the closing date to have the correct year. Our realtor attempted to get resolution, but was told "your clients signed the original, binding contract." We had already closed on the sale of our previous home, so we very unhappily felt forced to proceed.

We love our house. It’s a fair price, especially in the world today. Overall it’s been a great experience.

They are easy to work with as long as we are given the right person. We had issues with the financial person at first so we backed out of that since they were not clear about the numbers then our sales rep could have been more thorough.

Natalia Lanigan, the person who worked at the front desk or in the leasing office, was very helpful, easy to work with, and very encouraging throughout the whole process. I also met Jordan Vinall and Matt, who were the builders. Matt was very helpful—anything we needed fixed before or even after we moved into the house, he was willing to take care of. He even gave us his number and said if any other issues arose, he would take care of them for us.

I am likely to recommend but will let the know to downsize due to smaller closets, rooms with exception of the master and garage
