The deficiencies that were most disappointing were those that exhibited haste and lack of concern for the buyer.
There were some signifcant differences between the model and the layout of my home. Also the outlet in the coat closet that was highlighted as a selling point by the salesperson as standard is not in my home. Additionally the use of Pro-Home for the pre-settlement walk through and pre-closing walk through was absolutely horrible. I would hesitate to recommend Miller and Smith based on the use of this subcontractor for the walk-thru. The individuals associated with Pro - Home are challenging to work with, did not seem to take my concerns seriously and during my walk thru, the rep mentioned wanting to get done so he could go play golf several times.

Our experience with our new Miller & Smith home exceeded our expectations and surpassed any prior experience we had with home buying.
Our first contact was with Eric Hansen in the sales office. Eric was extremely helpful to us throughout the process. He guided us through the process, helped us with questions we had during the process, kept us informed and correctly predicted how the process would unfold. Eric was our “go to” person during this process and he always came through for us. We also had positive experiences with the other folks in the sales office to include Jane, Jeanne and Nathaly. They provided helpful suggestions along the way. Nathaly was very helpful to us with the selection process. Eric also helped us work through some challenging parts of the selection process by clarifying some options for us and investigating questions we had regarding some options. We also had very positive experiences with the superintendents, Bill & Frank. Bill helped us early in the process during the pre construction meeting by asking us some good questions and offering an opportunity for us to make some positive changes.
Frank took over after the pre drywall inspection and was very helpful in addressing all of our questions. Frank’s professionalism and pride of ownership was evident as he walked through our new home with us.
Jeff from Pro Home spent 3 hours with us explaining the operation of everything in our home and explaining the warranty process. Special thanks to Tracy Lamb and Eric for helping us resolve an oversight regarding lighting in the rec room. Somehow, we missed the fact that recessed lighting in the rec room was an option. Eric and Tracy resolved that issue for us.
All in all, this experience was exceptional from the customer service to the quality of construction. Thank you all.
The workmanship is just shoddy. I am sure the owner of the company would not stand for this type of workmanship in their house. We moved in two weeks ago and have had a gas leak because the regulator to the outside line in the storeroom was not properly installed and tightened. We had a leak in the master closet from the upstairs bathroom that destroyed the drywall. The door in the upstairs walk-in was not shimmed properly and the frame is crooked. The upstairs landing floorboard was not glued and nailed down properly. The garage entry facing was not squared off and the concrete looks chipped and uneven and the wooden stairs look like they are falling apart and not made properly. These are just the major things and not including the poor painting job with paint on the floor trim etc.
It was good service, good people, and good construction.
Customer's needs or wishes were well accommodated by the builder, the finished house is beautiful inside and outside.

Everything was delivered beautifully and on time! Eric Hansen was very responsive and easy to work with - even after the sale! Love the design of this brownstone inside and out except for the placement of the HVAC unit directly beside the back door to the yard as opposed to on the side of the house. It cuts down on usable square footage and is an eyesore.
They were decent to work with and professional.

Miller & Smith housing agency helped me get my house and work through my finances, and it was in the sense of help and not in the sense of discrediting me. I recommend them; they do quality work, are detail-oriented, and have connections to help you through the process and make it work.

Wall quality and finishing is not that great
The pre-contract period was above average, the post-contract period had been below average.
Struggling to set up an account. I'm not getting help with that, There are three things that need to be done. I am frustrated with that.
It is great. Their customer service is great. The people were great first people to work with. I'm very satisfied.

This is the first time I dealt with them.
They were very cordial to build out things I wanted. I was told that I needed safety bars in my bathroom windows. THey agreed to do it but did not follow through. I had to hire someone to do it, and that should automatically come installed on a home in a 55+ community. They said that the project would be done in November. I locked in the interest rate for six months but we didn't close until March. I had to make them pay for the extension fees.
From start to finish a wonderful experience with this exceptional builder.
We are highly likely to recommend M&S to a friend because we had a very positive experience from sales thru construction. All our concerns were quickly addressed and resolved to our satisfaction. This is the third builder we have dealt with over the years and has clearly been the best.

Quality of material is good and they did not cheap out when allocating land - these are genuinely single family homes unlike some of the other builders that hardly leaves any space between houses. Good choice of appliances. Workmanship could be a bit better.
I am not sure because I have spent $1,068000.00 with Miller and Smith and I am not getting the service or quality what I have received from Ryan homes back in 1998 on my Town home where I only spend $160,000.00 but they got 4 family members referrals.
From my initial visit, to selections, and working with the bank, everything was very smooth and customer focused. My M&S property manager was always able to answer my questions promptly and was very professional. Overall this was probably the best experience I’ve ever had in buying a home in more than 6 home purchases.
Overall, good experience. However, I’m still awaiting my elevator to get some finalizing of items done prior to county approval. That is why I subtracted a star. The elevator was the selling point for me.
Jackie and Nelson make a perfect team to bring a custom crafted house of your dream come true. Jackie walked us through all the many options available to us and Nelson executed making them become a reality.

We have owned 3 newly built homes and our M & S home in One Loudoun is by far the best new construction project I've experienced. Plus, I have been a Realtor for 20 years and have sold quite a few new construction projects. I believe that the Miller & Smith team was the single best new build I've ever seen. My husband and I drove to the construction site nearly every evening and closely watched our townhome each step of the way. The project manager, Carter, was amazingly responsive and pointed out a few problems on his own (we hadn't noticed them) and fixed them. Our predrywall inspection was about as good as I could imagine and all the minor issues found were corrected without argument. I'd happily buy another M & S project any day though happily, I don't think we're ever moving out of One Loudoun!!

I recently had a problem in my home and was told that I'd probably need to replace the malfunctioning item. I wasn't sure where to go for this replacement service, so I called my former Miller & Smith foreman, looking for a referral. Even though I am WAY out of warranty, he said he'd send some guys over to have a look. They were scheduled for today and showed up bright and early and were beyond nice! They spent a couple of hours in my house and fixed the problem completely.
I know builders get a bad rap, but Miller & Smith is absolutely the best! Their work is high quality, and they stand behind it. Plus, their personnel are far superior to any other builder's personnel. I'm a Realtor and deal with a lot of builders, so I know of what I speak.
Everything was fine until I moved in. The processing procedure was fine but the actual work wasn't good

Absolutely, behind a great company the Three P's are in operation: People, Purpose and Passion. The Miller & Smith team is absolutely excellent in what they do. In fact, in my experience, they made the house buying experience simple for me to understand and not be nervous at each step of the way. The team was always present when you needed them. This was true at all times!
All from Miller & Smith were outstanding. Especially we commend Eric for his help, information, knowledge and willing advice. He answered all questions and readily assisted when needed. He provided sage advice and is a true gentleman.

I think that Miller & Smith are one of the few builders left that let you design your own home the way you want and not from a pre picked bundle of options. You can see the quality of the work that was put into our home. In order to get us closed before our interest lock expired, the builder made some temporary substitutions to keep on schedule with the promise of replacing the temporary items after closing. No doubt at an extra expense to the builder.
Miller & Smith site leadership is responsive pre- and post closing. Not only the sales team, but the Superintendent and other M&S employees responsible for the actual build.

The overall customer experience from first meeting to project completion was stellar. The quality of the build and customer service provided after delivery has been excellent as well.
