Kent has guidelines that they expect buyers to adhere to but in our opinion Kent did not adhere to their own guidelines during the build. We are happy to be in our home and will enjoy it for years to come! Not sure we would recommend Kent Homes but on the other hand we would not discourage anyone to build with Kent.

Areas Of Satisfaction - The ability to make some custom changes to the original floor plan, vaulted ceilings, remove powder room and closet to make a drop off area from garage, the extension of the pantry by four feet as well as the extension of the garage by same amount. LVP, carpeting is great. Getting the garage floor finished was also good as we went with PM's recommendation.
Areas For Improvement - We did not choose to upgrade appliance, but maybe Kent can start using better appliances in what they offer as standard. Paint should be upgraded at the start so that if it gets a mark or scuffed it can be cleaned off rather than need to touch it up with additional pain.
Recognized Excellence - Amy, the sales person was great to work with, we understand that she has left. PM Chris Moore and Randy Parish were also very good to work with. And lastly, Alina, I thnk that was her name in selections was professional and very helpful.
Throughout the homebuilding process, Kent Homes provided regular updates, listened to our concerns and questions, and delivered a beautiful home! Our PM, Chris Moore, kept us informed and worked with the other contractors on site to ensure a smooth build. Everyone we worked with from the initial sales team, selections and PM, were all helpful and kept us informed.
We have already recommended Kent Homes to several people we have met who either are ready to purchase a lot or who have purchased lots in Oyster Harbour. (The Southern family and the Watson family.)

Schedule - Overall we were satisfied with the exception of the 9 week delay due to permitting issues with the septic installation. Had the septic permit on file been reviewed at the beginning of the build process, we feel this delay would not have occurred. If there had been issues with the permit, steps could have been taken with Brunswick County early on to avoid the building delays.
Condition of Home - The overall appearance of the home was neat and clean. The windows did not appear to be cleaned thoroughly and one window that was in the main downstairs living area had a large sticker/decal on it. We were unable to remove this ourselves due to the cathedral ceiling where the window was located.
Orientation Punch List - Many of the punch list items took longer due to several of the companies cancelling or being a no show on the date scheduled. We are still waiting for screens on numerous windows.
Areas For Improvement - Communication at times was inconsistent due to situations that came up with the septic permitting process and the build timeline.

Customer Suggestion - I wish they would install light fixtures that I bought elsewhere. I understand the liability reasons, but in my dream home, it would have been nice for them to install custom lighting fixtures. I am very pleased with them though and everyone who works there from the receptionist to the vice president of the company has been very friendly, supportive, and responsive. They bent over backwards to help me get this home, so I have truly no criticism and I would recommend them to anyone.
Areas Of Satisfaction - They have exceeded my expectations! For example, the house I want is surrounded by water on 2 sides and Carol, in the sales department, suggested putting in extra windows instead of built ins, so I can have a nice view of the water. They had good suggestions on how to make the house exactly how I wanted it.
Areas Of Satisfaction - Kent went out of their way to make sure we got everything we wanted in our dream house. They truly care about us and made our lives easier by saving us money and adjusting timelines whenever they could. We feel extremely fortunate that Kent built our home.

Areas For Improvement - Some minor recommendations for improvement: at Selections (not is an issue with design) but all faucets spout is too close edge of sink causing bigger than normal splashing at every sink. I would have liked more guidance to limit my color choice and stay away from dark colors. We also would have liked advice that adding a few more electric outlets in primary bathroom would have been helpful. Overall, the shower water pressure is disappointing. We ordered large shower heads under the impression it would increase water pressure. When installing Spectrum fiber, the house was not set up for fiber and we were not able to put the router in the intended closet for electronics.
Recognized Excellence - Landen Chopin was outstanding and responsive, Amy Barnes was amazing, Ella was great in helping narrow down choices, Brandi Brass was great about communicating and helping us to get our CO.
Additional Comments - Overall, we were extremely impressed with Kent throughout all phases in the building process. Our home was finished within 8 months, which was way ahead of schedule. Every day there was full crew working on our home, and Landen was there at a moment’s notice. We also called him frequently and he was available, accessible, and very patient! Toward the end at least three times there was a team of Kent supervisors reviewing punch lists, adding blue tape to any spot big or small that needed repair, and speaking with us to get our feedback as they went! Oversights were corrected almost within 24 hours. Kent supervisors were responsive immediately to any concerns. It was an incredible experience!

PM Expertise - YES, He was able to answer ALL my questions and emails using the terminology related to building trade. He had reference IBC codes and was prepared to foresee possible issues in prevent delays.
PM Professionalism - I am assuming [PROJECTMANAGER] is Dade. The answer would very knowledgeable and professional.
PM Problem Resolution - Yes, Dade had brought a couple issues with proposed resolution which made sense and seemed to keep the project on track.
PM Professional & Organized - Dade is a very caring and polite craftsman. He is very organized and is always open to listening to all of our concerns during the building process. He also worked with our propane vendor in setting the tank perfectly pre our landscape design.
Understand Building Process - Yes, updates have been coming at least once a week. Next steps are explained very well as he is following the script from the client pre-construction meeting preamble guidance. This was also fully explained by Cameron too.
Trust - Yes, Dade had met every commitment and exceeded my expectations on a few occasions.

We had appointments with other builders that did not show up after we flew from New York. Cameron has been available to us and had Zoom meetings on the weekends. Alena was great and answered our questions about how we got to the price of certain things.
Customer Suggestion - In the selection process I think there should be a clearer explanation of how the stock items are replaced by an upgrade. I would like for it to show me how the stock item is withdrawn so I can understand the line items. We had one thing that I was interested in that was so much more money that I said forget it. It was hard not to be able to see things and why there were price differences.

Most were fair but selecting the linear fireplace for example, eliminated the inclusion of any surrounding stone and mantle that was included in the more traditional fireplace. This was surprising as the exclusion is not indicated in the selections guide/material. When a question about the build cost schedule surface they should send customers straight to Brandi. ther were several frustrating conversations until I was finally able to speak to Brandi - who was extremely helpful;.
Areas Of Satisfaction - The willingness to make design changes like adding a linen closet for a more convenient upstairs bath and they also added a wall to create a more private Bonus room.
Areas For Improvement - Price transparency. Pricing was strange for appliances being upgraded as the explanations did not make sense. The cost was 3000 higher than if I were to purchase myself without any discount. The other was I asked for several changes to the island. I asked for a breakdown of each so i could decide which upgrade to remove. I could not get this information. The selections guide should be updated to include the caveat that if you choose the Linear fireplace nothing else comes with it.
Initially, another builder was our #1 choice. We weren't even considering other builders. However, a response we received prior to signing a contract forced us to look at others. Once we visited Kent Homes, we were SOLD - literally and figuratively. Based on conversations and experiences since, we remain confident we are in the BEST hands!

Schedule - We were stressed being in the rental for months, and AJ ensured we occupied our new home ahead of schedule....what a relief and pleasure to experience such change in previous experiences.
Condition of Home - Spotless and detailed as anyone might hope for yet sometimes never realize
Areas Of Satisfaction - Delivery time exceeded, PM communication and expertise, accommodating on a few critical changes (within guidelines)
Areas For Improvement - 1. Production selection of kitchen wall and flooring could be should more robust 2. Design centre time should be expanded an additional 4-6 hours for consultation...in an effort to help avoid small missteps. 3. As Kent is a "semi-custom builder", we feel more time and consulting could/may have been done relative to exterior design. 4. Product selection for lighting and fixtures could use some expansion as well 5. The understanding of what a $15k landscaping allowance was misleading....we spent an additional $10k to meet just a 'basic design' for grass, mulch, drainage, and irrigation. This element we feel felt well short of our expectation and is truly the only critique of consequence that stood out the most. None of the landscapers we spoke to could come anywhere near that budget allowance number. The Kent was only capable to provide the absolute minimum of grass, mulch, drainage, and irrigation (totalling $16k) leaving no budget for any soil treatment or removal/replacement of undesirable soil post construction, nor any inclusion budget for any plantings....the contract verbiage left some ambiguity for interpretation on this we felt.
Recognized Excellence - 1. At the outset in the sales cycle we dealt with Kayla Paladino who was very efficient and very helpful for custom redesign of the model we ultimately chose. 2. Once Kayla left on maternity shortly after decision and design time, Kate daSilva took over discussions to bring the actual contract and pricing to a final conclusion.....to be honest both Susan and I felt our interests were definitely in the right hands. Kate could not be more patient, nor accommodating in helping us to meet our needs and expectations ! I couldn't count the times Kate asked us if we were pleased with our choices as well as state "we want you to be perfectly happy with your decision". 3. AJ....We couldn't say enough....the right guy at the right time with the right result...He couldn't have orchestrated it any better if he tried.
Use Comments - Our experience with the Kent team was truthfully our best ever. If Kent Home can continue to deliver affordable homes, in the manner in which we experienced, they will reign number one for some time to come. The expression 'You get what you pay for' is known only too well. What many people don't realize is, most judge that expression to reference the materials included in a build, and not necessarily the people that helped deliver that build. Salesperson Accessibility - For the most part, Cameron has been accessible. In some cases, it took longer than expected to get an answer, and it needed to be checked with upper management.

PM Problem Resolution - Tyler does a great job at acknowledging the issues that we find, we are hopeful that they will all be resolved by the time the build is complete
Clean & Safe - Tyler does his best but it's har dto keep up with the contractors that leave cans, bottles, coffee cups, chicken bones on site
Employees & Trade Contractors - WE haven't had much interaction with employees
Overall Experience - This has nothing to do with Tyler, the customer experience with Kent Homes has not been exceptional. The communication has been poor
Areas For Improvement - The attention to detail hasn't been good. There has been a lack off communication with Kent Homes, I had to find out that we were losing our project manager from him, never heard from Kent until I called Ashley. I feel like i have had to project manage the entire project, finding things wrong at almost every aspect of the build. Some of the errors were quite random.
Additional Comments - There has been several concerns throughout the process that surprised and disappointed us. At no time prior to the build was there a discussion about exterior windows separating the kitchen from the finished interior sunroom. We had to pay to have the windows removed and the opening created. This is just one example of the errors we have found
I would definitely commend Kent Homes because the are customer focused, knowledgable about the process and product, and they communicate well.
