Overall, we have been very happy with Kent Homes. All of their employees have been extremely knowledgeable and professional, as well as kind and courteous. Our home is over halfway done, and so far everything has gone extremely smoothly, without any major stress or frustration. The only thing that we have been unhappy with is them pushing the finish date way ahead of schedule. At one point, they were projecting our home to be finished five months ahead of schedule, which they did not tell us was a possibility. This puts a strain on our financial plan for our home build. I really feel like they could do a better job not rushing things along so much.

Schedule - Overall we were satisfied with the exception of the 9 week delay due to permitting issues with the septic installation. Had the septic permit on file been reviewed at the beginning of the build process, we feel this delay would not have occurred. If there had been issues with the permit, steps could have been taken with Brunswick County early on to avoid the building delays.

Condition of Home - The overall appearance of the home was neat and clean. The windows did not appear to be cleaned thoroughly and one window that was in the main downstairs living area had a large sticker/decal on it. We were unable to remove this ourselves due to the cathedral ceiling where the window was located.

Areas For Improvement - Some minor recommendations for improvement: at Selections (not is an issue with design) but all faucets spout is too close edge of sink causing bigger than normal splashing at every sink. I would have liked more guidance to limit my color choice and stay away from dark colors. We also would have liked advice that adding a few more electric outlets in primary bathroom would have been helpful. Overall, the shower water pressure is disappointing. We ordered large shower heads under the impression it would increase water pressure. When installing Spectrum fiber, the house was not set up for fiber and we were not able to put the router in the intended closet for electronics.

Additional Comments - Overall, we were extremely impressed with Kent throughout all phases in the building process. Our home was finished within 8 months, which was way ahead of schedule. Every day there was full crew working on our home, and Landen was there at a moment’s notice. We also called him frequently and he was available, accessible, and very patient! Toward the end at least three times there was a team of Kent supervisors reviewing punch lists, adding blue tape to any spot big or small that needed repair, and speaking with us to get our feedback as they went! Oversights were corrected almost within 24 hours. Kent supervisors were responsive immediately to any concerns. It was an incredible experience!

The cost was 3000 higher than if I were to purchase myself without any discount. The other was I asked for several changes to the island. I asked for a breakdown of each so i could decide which upgrade to remove. I could not get this information. The selections guide should be updated to include the caveat that if you choose the Linear fireplace nothing else comes with it.

Initially, another builder was our #1 choice. We weren't even considering other builders. However, a response we received prior to signing a contract forced us to look at others. Once we visited Kent Homes, we were SOLD - literally and figuratively. Based on conversations and experiences since, we remain confident we are in the BEST hands!

Design centre time should be expanded an additional 4-6 hours for consultation...in an effort to help avoid small missteps. 3. As Kent is a "semi-custom builder", we feel more time and consulting could/may have been done relative to exterior design. 4. Product selection for lighting and fixtures could use some expansion as well 5. The understanding of what a $15k landscaping allowance was misleading....we spent an additional $10k to meet just a 'basic design' for grass, mulch, drainage, and irrigation. This element we feel felt well short of our expectation and is truly the only critique of consequence that stood out the most. None of the landscapers we spoke to could come anywhere near that budget allowance number. The Kent was only capable to provide the absolute minimum of grass, mulch, drainage, and irrigation (totalling $16k) leaving no budget for any soil treatment or removal/replacement of undesirable soil post construction, nor any inclusion budget for any plantings....the contract verbiage left some ambiguity for interpretation on this we felt.

Once Kayla left on maternity shortly after decision and design time, Kate daSilva took over discussions to bring the actual contract and pricing to a final conclusion.....to be honest both Susan and I felt our interests were definitely in the right hands. Kate could not be more patient, nor accommodating in helping us to meet our needs and expectations ! I couldn't count the times Kate asked us if we were pleased with our choices as well as state "we want you to be perfectly happy with your decision". 3. AJ....We couldn't say enough....the right guy at the right time with the right result...He couldn't have orchestrated it any better if he tried.

If Kent Home can continue to deliver affordable homes, in the manner in which we experienced, they will reign number one for some time to come. The expression 'You get what you pay for' is known only too well. Additional Comments - There has been several concerns throughout the process that surprised and disappointed us. At no time prior to the build was there a discussion about exterior windows separating the kitchen from the finished interior sunroom. We had to pay to have the windows removed and the opening created. This is just one example of the errors we have found

Areas For Improvement - Learned that the landscape allowance is nowhere near adequate for what the community requires. Has necessitated a significant additional financial outlay from us. Not sure I’d say that is Kent’s fault, but perhaps creating more awareness of that up front would have been good.

Clean & Safe

Clean & Safe - During construction, the work site was fairly clean; however, we were disappointed with the level of cleanliness in the home. When it was completed, it didn't appear as if it was cleaned at all. Once we cleaned up ourselves, we identified some other defects that weren't visible beforehand.

Communication - In general, communication was prompt and effective. They occasionally needed to follow up on certain requests.

The Kent warranty team has been the best part of our build with Kent. Courteous, on time, followed up with communications and actions as promised, went the extra mile to make sure we were satisfied, fixed items that weren't installed correctly when the house was built. Night & day difference from the project management team and build team during construction.

Salesperson Accessibility - Carol has always been prompt in responding, even given that a major part of our purchase project was happening over the Thanksgiving and Christmas holiday period.

Salesperson Communication - Carol has been an excellent and prompt communicator as noted about her accessibility through the holiday season. She expedited creation of preliminary site fit drawings for the lot we were purchasing so that we could confidently proceed with the lot purchase and subsequently proceed to contract with Kent. All that was done by Carol and Kent knowing that we hadn't yet settled on Kent as our builder; great customer service!

Sales Attentiveness

Sales Attentiveness - Carol is a good listener and took the time to understand and confirm the plan design changes and options we were considering.

Sales Knowledge - Carol is very knowledgeable about not only Kent's product/design, but construction in general. She has been good about advising us about construction selections to steer us to alternatives that get us the better value for the features we desired.

Salesperson Professionalism

Salesperson Professionalism - Professional all the way. We've built a number of homes with both production builders and semi-custom builders, so we're very familiar with the wide range of sales associates who've led the sales efforts of the builders. Carol always had time for us even at the start of the process where we weren't yet sure that Kent was going to be our builder. Contrast that with the sales associates of previous purchases who clearly were trying to rush us and get us locked into their product.

Sales Solutions

Sales Solutions - Carol listened to what our desired plan changes were and worked with us to achieve those changes within the constraints of feasibility for Kent and the site. We understood that Kent is not a "custom" builder, but we never felt that - unlike their competitors - we were dealing with a "production" builder who would only make minimal changes to suit their offering. We were rarely told "No" on a change request, but when we were, Carol would talk us through alternate ways in which we could achieve a more workable or economical design.

Sales Problem Resolution

Sales Problem Resolution - House isn't built yet and no problems have arisen in the sales process, but we feel confident that from Kent and Carol's efforts, we expect this build will be the best for us so far (just hope that it will be a shorter build time to go with that).

Salesperson Trust - For all the previous comments and reasons presented previously, we trust Carol and Kent are going to deliver the best home we've built. Carol has followed through to make sure that preliminary confirmations made by her on special features or items have been followed up by Kent Homes corporate office.

Preconstruction Budget

Preconstruction Budget - We believe that every Purchaser would like to get their home for the lowest cost. We feel that Carol worked with us to keep our costs as close to our budget as possible. She went to bat with us during our final negotiations to get our cost down and also provided additional sales incentives to reach that end.

Understanding Of Cost

Understanding Of Cost - We're pretty certain that we have a complete understanding of Kent's offers and pricing. A challenge to that understanding is the extensive list of options Kent offers (the options list is way more extensive than lists we've seen from competitive builders or from our past experience). We're trusting that in our upcoming final selections meeting, that we'll come away with a full understanding of what is available and the costs. The time that Kent has promised for the selection meeting (1-1/2 days) is longer than any previous builder has allocated for that important meeting; impressive by Kent.

Options

Options - For the most part. We understand that asking for items that are not of Kent's direct experience introduces more risk and cost, but we don't feel overly limited option-wise given Kent's extensive option list. On those few options that requested that aren't on Kent's list, they've not said No and are expecting to be able to deliver those items even though they're not standard.

Value

Value - Kent's cost has been a bit higher than competitors, but definitely competitive. Their list of included features is more extensive than their competitors, their quality is higher (based on comparison of their model homes and builds that are in progress), and their positive customer reviews are vastly superior to their competitors that are in the same cost range and home size. We expect to receive a fair value for the money we're investing in our Kent home.

Favorite Design Feature (At Contract)

Favorite Design Feature (At Contract) - Our two favorite features of our home plan is our master bedroom suite and our unfinished bonus room. With the laundry areas being directly off of the master bath and the huge master closet, we feel that the suite is superior to any that we were able to configure with Kent's competitors in the same overall size of home. It may seem unusual to have an unfinished bonus room as a favorite feature, but few of Kent's competitors offered to provide an unfinished bonus room that was provided with electrical, plumbing and HVAC rough-ins ready for our completion. This was a highly desired feature of ours.
