The selections guide should be updated to include the caveat that if you choose the Linear fireplace nothing else comes with it.

We did get to work with Nate from Wrightsville Beach Landscaping and Jason from Landmark Audio Visual. Both of them were great to work with - especially Jason. We’d use either of them again if any future needs were to arise.

Schedule - Things went incredibly smooth throughout the process and we actually took possession of the house almost two months earlier than was first forecast when construction began. We were updated about tentative finish dates as soon as AJ was able to provide new dates. His good estimates on timing helped in determining when we’d put our former home on the market. The timing of closing on our home in Ohio and getting possession of our new home was perfect. Hard to be anything but happy about that.

Condition of Home

Condition of Home - The house looked great on the day we got possession. Considering how much dust and dirt are created during a build, we were pleasantly surprised at how clean the house was.

Additional Comments - I believe that site prep and landscaping estimates should be increased in the Bluffs community to be more reflective of the likely costs. I also think customers should be allowed to make up to 5 changes without being charged a CWA fee. Paying for the cost of labor and/or materials is understood, but homeowners may find it difficult to not have a change after seeing the build in progress. (i.e., electrical socket location, plumbing fixture, etc.)

So far we are very happy with the construction of our Kent home. Our PM, Chris Moore has been great to work with. The house is coming along nicely and looks great. The quality of the materials look good. Chris is easy to communicate with and responds in a timely manner and he also explains the process very well. We are very excited and cannot wait for the completion of our home.

And we had preferred telescoping doors onto the lanai. But we are unsure/cant remember if Kate said Kent no longer uses them ..? Other than that, the house is perfect for our needs and we cannot wait to move in !

Any Changes?

Any Changes? - There are a few areas that we are not happy with and we believe Kent could have done a much better job of explaining and directing us: 1: Driveway and walkway finish. We selected the “pebble” finish on the concrete. The end result is not at all what we expected or what we saw on one of the Kent model homes. Our driveway is continually shedding stones and looks bad. When we raised this with Randy he came and cleaned the loose stone. He agreed that the finish was poorly done but that there wasn’t anything he could do to fix it. This is by far our biggest complaint and we really think that Kent should have pointed that out before we started. We still believe that Kent should remediate this issue in some way. 2: Paint quality. First the gel finish on the front door. This obviously was not a great product for the application, we DO appreciate that this was fixed. Kent should remove this as an option. Second, while the painters did a good job on the interior, the actual quality of the paint is poor. After all that work it seems like a mistake to skimp on the paint quality. A small amount of money could have saved us from having to repaint in the near future.

During this pre-job, improved focus on referencing drawings, additions made by the owner, lessons learned from previous builds, etc. may help in reducing rework.

There was much discussion around the installation of the chimney hood over the stove. He had the contractor stop by and discuss the options and recommended to us the best solution. Same thing with the master toilet room. We had several calls discussing the specifics of the opening, etc. In all cases, he made suggestions that were perfect and steered us away from things that would not work. Couldn't be happier!

PM Problem Resolution - Kenny was excellent at addressing and resolving our problems. As previously mentioned, he was concerned about the installation of the chimney hood over the stove. He had the contractor stop by and discuss the options and recommended to us the best solution. Same thing with the master toilet room. We did not want a door on the master toilet area, and we had several calls discussing the specifics of the opening, etc. In all cases, he made suggestions that were perfect and steered us away from things that would not work. Finally a need came up to install a $2,000 roll back drain in the driveway. We did not care to lay out the money but he convinced us to install the drain. We are glad we did.

Trust

Trust - Without a doubt we had full trust in Kenny. It is not easy to be 650 miles away from the building site and spend a good amount of cash to build a new home, and never feeling the need to travel to NC and check up on the house. Kenny was trustworthy and followed through on commitments.

Schedule - Absolutely. The house was built on schedule according to plan. If anything, the house was done 2 to 4 weeks earlier than expected.

Orientation Punch List - This is still a work in progress, but Kenny is doing an excellent job of managing the completion of items on the punch list. He had the foyer chandelier installed and swapped out the light bulbs in that light and the light in the dining room per our request. He sent us pictures of both fixtures with the light bulbs to get our confirmation. Similarly, I was concerned with the keys not opening the garage convenience door and the garage entranceway door, but Kenny went over to the house to rectify the issue.

Further investigation by Hunter and plumber discovered that a nail used to install the exterior siding had punctured a hole in the pipe of our laundry room sink and caused water damage. The laundry room cabinet was ripped out and a huge dryer blower was brought in to completely dry out the area. Hunter ensured that the room was completely dry and immediately told us we would get a replacement laundry cabinet. He was simply the best!

In speaking with the young woman we originally dealt with I told her that we were spending half a million dollars on a home and we wanted just perfect and not have to settle. Her comment to me was we have many clients who spent half a million dollars on their home. Not cool, still leaves a bad taste in both my husband and my mouth.

Only after we strongly (very strongly) suggested that perhaps another brick manufacturer/vendor might produce a similar color product, did Kent find a replacement/substitute. To be fair, it was actually done very quickly. - Gas fired tankless unvented water heater. Inlet pipe froze. The model that came with our home was inadequately insulated, and froze up within weeks of us moving into the home. Kent installed additional insulation that We hope is sufficient. Again, to be fair, it was addressed within hours. I would suggest Kent re-examine that particular exterior/vent-free model, as the plumber (Milam?) told me he had a dozen frozen pipe calls that morning)

We really like the way the house looks, and we will be very happy. However, I think there were more mistakes than we would have expected, and it was our responsibility to catch them.
