At this juncture we have been less than happy with Ivey. Right out of the chute we were told we need to pay an additional $11,000 down because Ivey was concerned the house would not appraise at the selling price. We had paid for upgrades on nearly everything.
When we went for our Design Center meeting there we very limited selections. After paying for an upgrade to Tier 1 flooring we wanted another Tier 1 flooring as an option and we were told that would cost an additional $6000 or so. While it eventually got straightened out, Ivey lost a lot of credibility.
A few weeks later we then went for the lightning selection. We were told our budget was somewhere near $3200. When we arrived we were told the design rep had put together a “custom package” that conveniently totaled our entire budget, to the penny. EVERYTHING (except the dining light selection) looked like close-out inventory and EVERYTHING required an upgrade at an additional cost! One of the worst experiences ever! Now we’re faced with spending an additional $2K - $3K for decent lighting fixtures and fans throughout our “NEW” home.
Just a few weeks back we were notified we would have to pay an additional amount for kitchen cabinet drawers that previously were included in the original design. After we refused to pay additional they were able to include as originally designed.
Another event of this nature will cost Ivey all credibility!
We are disappointed with the attention to detail and add on costs. There is quite a markup.
The construction of our new home is moving along well and working with the people involved has been a pleasure.
The quality of the build and the customer service are unmatched!
The home plan is beautiful. Most of the build is wonderful. Finish work has excess glue, caulk, and no clean up between sheetrock sanding and painting trim caused rough surfaces. Pointing out this problem solved many of the issues, although sides, tops and bottoms of doors still are quite rough
Very friendly and always available. Great quality! They give you comprehensive information about the house by an Ivey Employee. Cannot say enough good about them!!
Contract Process - Contract was fully explained and streamlined
My Ivey Superintendent - He was willing to listen to any concerns and followed up immediately.
Ivey Homebuilding Team - Extremely professional and organized.
Construction Schedule - Worked hard to complete add ons before closing.
Communications - There was always someone available to communicate with in a timely manner.
Homeowner Orientation Tour (HOOT) - VERY THOROUGH!
Value of Home - In this economy, I feel I have a quality home for the cost
Commitment - They have followed through with all requests thus far and I have all confidence that this will continue.
Closing Process - Professional and streamlined.
Quality - I’m pleased with all materials. They were willing to trade out appliances upon request.
Recommendation - Highly recommend
The neighborhood is very peaceful and quiet and seems to be well maintained. I’m extremely happy with the townhome that I purchased.

The interactions have been great throughout the process. The binder with all of the information is uncommon and gives everything you need. It's very helpful for first time buyers and puts you in a good position.
SUGGESTIONS - Having been a General Contractor since 1973, I’ve had the opportunity to work with many Builders and I have to say Ivey Homes impressed me from my first visit with Becky Martin right up til my closing with Amanda. You have an excellent sales/construction Team and your quality of materials and workmanship was evident in all respects. I normally do not give glowing reviews, however in this case, I felt it was necessary to point out why I will be recommending Ivey Homes to those friends and family that are looking for a well built home, at an affordable price and no compromise on Quality. A very pleasant home buying experience above my expectations.

Working with Ivey Homes was so easy!! Everyone is so friendly and sweet. They listen to all your concerns and come to you with effective solutions. The exceeded expectations when working with them.
I probably wouldn’t recommend to an enemy of mine either.
We had issues throughout the entire process due to incorrect information being given. Our house was not completed at closing. The house was dirty after closing with paint all over the floors. There are things that a fix was done for instead of a replacement. Multiple contractors are having to come back after closing to finish work or correct work from poor craftsmanship. What we looked at and chose in the design studio looks very different in the house due to different lighting. The difference in looks caused a problem with the process as well. Jessica and Amanda were fantastic in trying to help rectify the problems and they would be the only reason we would recommend Ivey to anyone.
I would never recommend Ivey Residential to anyone. This has been a horrific experience. Every shortcut possible was taken when building my house, customer service was nonexistent, our closing date was pushed 2 times due to Ivey mistakes and false information, and since closing we have found several major issues with electrical, drywall and siding to which we have been told by Ivey that the contractors used are known for being terrible at their jobs.
Working with Ivey Homes has been such a great experience. They made everything so simple and easy as a first time home buyer.

They are not as upfront and forthright as their marketing would lead you to believe.
Ivey Homes is the only builder that my family has dealt with in this area so I can not compare them to another builder. They have followed up and do their best that they can to resolve the issues that arise with your property. They give you 30 days after closing to correct imperfections that you come across. They also supply you with a binder and a hand book to help you maintain your home and the necessary contact and warranty information to assist in register your appliances. A very friendly and helpful staff.
They have great quality homes. I love my house that we purchased.
I would recommend a larger linen closet(s). We had to install another one as the existing one is too small for three people. Also, in our model, in the foyer, it would be a good option to put in a linen closet and mudroom in the two dead spaces at the end of the hallway. That is what we did; much more room. Also, the closet in the bedroom on the 1/2 floor is much too small. There is an ample room and could definetly accommodate a walk-in closet.
