I probably wouldn’t recommend to an enemy of mine either.
We had issues throughout the entire process due to incorrect information being given. Our house was not completed at closing. The house was dirty after closing with paint all over the floors. There are things that a fix was done for instead of a replacement. Multiple contractors are having to come back after closing to finish work or correct work from poor craftsmanship. What we looked at and chose in the design studio looks very different in the house due to different lighting. The difference in looks caused a problem with the process as well. Jessica and Amanda were fantastic in trying to help rectify the problems and they would be the only reason we would recommend Ivey to anyone.
I would never recommend Ivey Residential to anyone. This has been a horrific experience. Every shortcut possible was taken when building my house, customer service was nonexistent, our closing date was pushed 2 times due to Ivey mistakes and false information, and since closing we have found several major issues with electrical, drywall and siding to which we have been told by Ivey that the contractors used are known for being terrible at their jobs.
Ivey is very caring and easy to communicate with. They answered all our questions.
Working with Ivey Homes has been such a great experience. They made everything so simple and easy as a first time home buyer.

They are not as upfront and forthright as their marketing would lead you to believe.
Ivey Homes is the only builder that my family has dealt with in this area so I can not compare them to another builder. They have followed up and do their best that they can to resolve the issues that arise with your property. They give you 30 days after closing to correct imperfections that you come across. They also supply you with a binder and a hand book to help you maintain your home and the necessary contact and warranty information to assist in register your appliances. A very friendly and helpful staff.
They have great quality homes. I love my house that we purchased.
I would recommend a larger linen closet(s). We had to install another one as the existing one is too small for three people. Also, in our model, in the foyer, it would be a good option to put in a linen closet and mudroom in the two dead spaces at the end of the hallway. That is what we did; much more room. Also, the closet in the bedroom on the 1/2 floor is much too small. There is an ample room and could definetly accommodate a walk-in closet.
The Ivey Home Team is good overall, but the final quality control needs a lot of help. The finer details are not where they should be.

When choosing you should be told upfront how much of your lot will actually be usable. We chose a lot premium so have a large back yard only to realize after landscaping and fence placement we could-not get the entire back yard because there are county rules so they are unable to landscape all the way to the back property line. So essentially we paid for 1500 sq feet of unusable land. As mentioned in other reviews Ivey doesn’t supervise their contractor teams. Since moving in I have observed how these contractors work. They are very messy they throw their trash on the floor rather in a bin. Many times I had to pick up bones or cigarette butts in my yard. I observed them clearing the trash prior to landscaping and they just throw dirt on top and smoothen it over with plastic and trash buried underneath so I have no doubt there is trash buried under my lawn. I saw one contractor mix the cement for the stone work with water from a mud puddle. Before closing we did a walk through and highlighted issues that we’re supposed to be dealt with before. Then at closing they fixed the major ones but was told to put the cosmetic ones for their 30 day warranty. Some things were fixed but others still aren’t and when you contact warranty they said these contractors will follow up with you. Its been 3 months and my porch light is not working and the inside of the cabinets has a crack and no-one has contacted me. Michelle is very helpful throughout the buying process and Dale is thorough in fixings as much issues as he is responsible for. The design experience with Robin was fantastic she really knows her stuff. During the initial stage for sure I would recommend but as the process progress to closing and now finally living here it not worth the extra money for investing in a new property and you have to deal with so many issues that could of been prevented with proper supervision and disclosures.

I would not recommend Ivey to a friend. When one has worked for 31 years and purchased a new home and in three days feices were coming through shower drain, feceis water spilling from bottom of toilet into master bedroom closet leaving brown stain on white base board, feceis water also ran into bottom of closet from 1st bathroom. When the emergency plumber came he informed me that it was due to a month's worth of feceis and tissue. Therefore t was basically used as a public bathroom.
About three days later water was again spilling from bottom of toilet. Two days later water was leaking from pipe under bathroom sink. After pipe was fixed white spray paint was sprayed over stain. When the last plumber came to fix the leak behind the toilet he stated that he knew that this is a brand new home but Things Happen as if "big deal." What a very insensitive comment. After first calling the warranty Department (Meiby Vazquez) her first comment was what am I seeking? I wanted to know if someone could clean this fecies and she stated that this was the homeowner responsibility. The smell was awful and sickening and yet I had to clean several times trying to get the sewage smell/ fecies from shower and out of the brand new home that night with no success. So here I am sitting up all night with a fowel order. This is the most disdisheartening thing that I ever experience in my life. So No, I would not recommend Ivey to a friend or to anyone.

The only problem we have is insects and roaches in the house.
When relocating to the Augusta Area I started with Ivey Homes and then looked at 3-4 dozen different homes from 4-6 different Builders. I came back to Ivey Homes because of the quality of the home you build.
Customers need to understand this is a bulk builder and what that means as I did not. Your choices are limited on what you can select even if you are willing to pay for it by the design of your house. You pay twice for upgrades as your home comes with toilets but if you want taller ones you buy 2 more at full price. I wrote the 2 brothers who own the company a letter regarding: my concerns during the building process and hand-delivered it to their office. I never received a response.
Ivey took advantage of the fact that I was a deploying service member to provide as poor an experience as possible. I'm more likely to recommend to the Commanding General of Fort Gordon that Ivey be permanently blacklisted from use from any servicemember than to recommend its use by my fellow servicemembers.
Overall, Ivey builds a good house
I do appreciate their timeliness in completing the house. They closed me in six months, and I have no major issues. One minor issue was fixed in a timely manner.

The Ivy homes realtors, superintendents, managers, and owners lie and threaten you so you close even though they break the contract and did not complete the home to a good standard. Five months after closing on my house there are still major issues that have not been fixed with no plans set to get fixed yet. I have talked with Colby Williford and Mark Ivey and still nothing has been planned to fix the bowed framing on my exterior wall so siding can get fixed but no compensation has been mentioned after paying $340,000 for a home and my wife and kids have had to leave for multiple days and forcing me to miss work so some repairs could get done costing my family more money in food from restaurants rather then at home. This has not only happened on this house but the townhouse we owned before this was from Ivey homes and had a ton of issues with that too. All they do is give excuses after excuses (COVID) and never fix things. If they try to fix things it is done half fast and creates more issues. Their whole process is flawed and the design studio is outdated and way overpriced.

The team at Ivey Residential have been very professional and organized. They made my home buying process a breeze. Everything was scheduled properly for my homeowners tour and closing. I had no issues working with them. I’m enjoying my new home!
Ivey has QUALITY that I can say positively!! My home is beautiful in its entirety, thanks to Ivey. My home was rushed though...if the closing date needed to be pushed to have my house FULLY finished, then that should have been done. Constantly being told I'll have someone come fix it, multiple times, isn't reassuring as a home buyer. I heard so much about Ivey, that was great, not really much that was bad....but this wasn't the experience I was completely looking for..
There are many recommendations I would offer up but if you really want to here them I suggest a senior member of management come and have coffee with us I will even have donuts. We are happy with the home the process is not buyer friendly. Ronda receives high grades from us but not the contract process.
