We recently embarked on a custom home build with Sublime Homes. We were impressed by their attentiveness, portfolio of design elements, and their excitement to partner with us in this process rather than just be our builder. As time passed with planning and preparation along with a large financial deposit committed during the pre-construction agreement, we were assured that the cost of our build would be in a specific range of money per square foot (3 separate times spanning a period of 4 months) which fit into our overall budget. Because of this we felt certain that the home was in our price range and we were committed to Sublime moving forward.

After weeks of waiting for the bidding process to complete, our bid came in at 30% over budget of what we had been assured of just weeks before. Yes, building materials have gone up over the past few months but they continued to tell us that we’d be within that range. Never did they once caution us that material was rising to levels that would take us out of our price range let alone a 30% increase. From the very first day prior to signing any agreement, we showed Sublime our inspiration home along with discussing all of our wants and needs for the project. They even knew the exact location along with the elevations for the home as we already purchased the lot. With that said, how could they miss our budget by a whopping 30%???

We would have thought that since we designed our home with the parameters set forth by Sublime, who should be the experts, that they would have worked with us on their exorbitant GC fee that they charge. Instead, Sublime must have thought that since we committed so much time and money already to the project that we would still move forward with the build.

In the end, the “partnership” was nothing more than a very poor customer service relationship. Sublime made it seem like we were the ones reaching for something that was never tangible in the first place. Misleading, untrustworthy and greedy is our personal opinion of Sublime Homes. We gave them several attempts to save face and give us something that belonged to us and we ultimately paid the price in a few ways. Please do your research and have a lawyer go over any agreement prior to entering any relationship with them or you might just be the next one writing this very same review.

Sublime Homes is, hands down, the best builder in NW Indiana! Their craftmanship is amazing and Mike, Jackie and team are wonderful to work with. We built our first house with Sublime in 2014 and it was such a great experience. They work with you every step of the building process. With having 2 kids away at college next year, we decided to downsize from the Colette model (4200 sq ft). That is when we fell in love with Sublime's new Magnolia model (2900 sq ft). From the moment we walked in, we knew it was going to our new home! Mike and Jackie designed the layout of the house to be very functional with a modern look. Even though the square footage is less, the space is much more practical for us. Jackie also did an incredible job with all the color selections and fixtures. We always tell people who are looking to build, or buy a move-in ready home, to check out Sublime Builders.

There were always last minute decisions that had to be made and I felt that I didn't have the time to prepare and ended up with regrets. The situation was different with Sublime. We had plenty of time to make decisions and the design team's advice and experience always helped to make the process go smoothly.

We met with other builders and came back to Sublime where we felt we felt the most trust and confidence. Up to this point, we have no regrets. When someone is going through a build, it can be stressful and overwhelming and they understand this an address each issue. They give you your marching orders on what is next and work with you to get you to that point. They work well together as a team and while you are given the opportunity to work with each member, you still know that everything is being run by Michael and/or Jackie. You also know that you have access to each of them as needed. This is comforting to us...we feel a bond with everyone thus far and hope that this grows stronger as our build continues.

Jackie and Mike took a photo of our million dollar dream kitchen, that was not in our budget, and turned it into this gorgeous masterpiece, that was in our budget. They are receptive to every email/phone call, and literally walked us through every step of a foreign process, making it so easy to follow and understand.
