Working with Low Country Contractors (LCC) has been a terrible experience. LCC was hired to convert a screened porch to an all-season room in March 2022. HOA and permit delays were resolved on 15 September 2022. At that time, the order for the project windows was to be placed and the delivery date would dictate the start of all work. We were told many times in Oct and Nov 2022 that the windows were near complete. The project start was delayed by LCC until mid-Dec, at which time, we suggested the first week of January in order to avoid a mess during the holidays. After not responding to calls and emails for multiple days after 1 January, LCC finally told us that they couldn’t start the project as promised and that there had been a mistake and that they “forgot” to order the windows. At this point, LCC had over $55,000 in project funds for more than 10 months without any work performance.
The windows were expected in mid -April, so porch demo and framing finally started in mid-March 2023. Work was started, but not completed by the framing, HVAC, electrical and insulation sub-contractors. The windows and exterior door did not arrive until the end of May, however, the interior window color was incorrect, one window was missing and the door was the wrong size. All but the missing window were installed.
LCC admitted they had made a mistake and ordered the wrong windows and promised to “make things right”. They promised to initiate a complete window re-order on 5 June 2023, including the missing window and the incorrect sized door. By mid-July, nothing had progressed, so we decided to attempt to work with LCC to modify the project to accommodate the installed windows in an effort to get the project, now 15 MONTHS old, completed. An agreement was reached on 14 July 2023, but over the next few days the interactions became contentious as LCC missed promised deadlines and refused to communicate – not answering multiple daily phone calls, emails and messages. On 19 July, I investigated the Better Business Bureau (BBB) website to determine if complaints like ours were registered against LCC. We found 5 that echoed our experience. We filed our complaint with the BBB that same day, hoping for a mediator for our stalled project.
LCC immediately notified us (after no communication for the prior days) that they were upset with our BBB communication and the expected mediation it would initiate. Repeated attempts to contact LCC to move the project forward after 19 July remain unanswered. On 28 July, we received a final invoice from LCC for work that either wasn’t completed or never started. On 29 July 2023, LCC entered a change order into the project page that stated the project was “terminated” and that this change was approved by the client. It never was.
We have been unable to use our porch for the entire spring and summer seasons and, likely, will not have use for all or most of the fall. A window is still missing, the door is the incorrect size, a hole remains in the ceiling, the porch steps are not finished, the framing is incomplete, the exterior siding and trim is missing, the interior trim is missing and the HVAC, electrical and insulation are only partially complete.
The project permit expired on 15 March 2023 and it was not renewed by LCC. Only the sheathing inspection has been completed. At present, we have paid LCC over $95,000 for work on the project.
Responses from LCC via the BBB mediation were "non-responsive" and offered a significantly revised and untruthful history of the project, communications and LCC promises.
We selected LCC for the project based on reputation and client evaluations as of early 2022. Review of their BBB and YELP evaluations since mid-2022 describe a different company. Since then, LCC has been downgraded by the BBB to an “F” rating. We would never work LCC again and would never provide them with a positive recommendation. We found that our interactions with LCC lacked professionalism, truthfulness, integrity, accountability and responsibility. Above all, LCC seemed to have no respect for us and did not prioritize any aspects of our project. We think that Guild Quality needs to investigate this Guild member.
I wouldn't recommend Low Country Contractors to any of my friends or relatives for the money I paid and the value I got.
Starting out with the initial meeting with Brett Morris the job was priced with a couple alternative ways of doing it. They understood my concerns. Once agreed path was chosen a timeline was set and the project proceeded very smoothly

We are very pleased with the final outcome to our house, and, indeed, our interaction and trust of the company throughout all phases of the project. We most definitely will consider Low Country Contractors for all future work.
Low Country Contractors did a great job on our home addition. We converted a covered screened porch into a conditioned space that serves as a new dining area with big picture windows that overlook the beautiful pond in our backyard. They also extended our kitchen into the old "eat-in" area with custom cabinets and granite countertops that exactly match the existing kitchen. The new kitchen area has a copper bar sink with an under-cabinet wine cooler and icemaker. Overall, we wanted the project to look as if the house was originally built this way and LCC delivered inside and out!
We were very satisfied with our interior whole-house paint job.

The contractors that were used were not respectful of our property and they caused damage to our property that Georgia Water and Fire were not willing to take responsibility for. It caused us additional damage and work that had to be done that they refused to complete
