I haven't built a home recently. I built one in the 90's, and the process has changed. It's one of the best experiences I have had with any type of company or product or selling me something. It was very transparent, and the communication was exceptional. The guidance they provided to us on what would work and what wouldn't was exceptional. The sales representative, Kate, was just a delight to work with. She was very knowledgeable and very patient. In the initial interaction with Kent Homes, we had been given two possible builders to start working with. Kate saw that the plan wasn't working, so she talked to another builder. I came back very quickly, because it was a disaster. They were very involved and engaged in the process, letting us know every step. The app was an absolutely great way of communicating with the owner. The project manager, Chris Moore, was absolutely great. He was very involved, always held our two-week meeting consistently, and was always available. They responded within an hour if I left a message. I don't remember it ever going over 24 hours. It was usually within a couple of hours or minutes. Our experience was great; they did everything they said they would do, and they delivered.
It was an easy process.
Kent personnel are helpful and concerned with proving a quality home. I was extremely happy with the build process. It was timely and straight forward. After living in the house for a year my opinion has dropped. This is due to workmanship issues with their sub-contractors. Namely the HVAC and plumber. The air handler in the attic was not installed per the drawings and the water lines from the street were swapped. Irrigation water was connected to the house water meter and vice versa. The HVAC system was eventually relocated, however temperature cannot be maintained consistent across the zones. The water lines were swapped, but repairs failed, flooding areas of the lawn and wasting significant amounts of water and high water bills. In addition to the water issue, I am still waiting on a repair to a window problem. During the build I thought Kent was a contractor above the others, this opinion has changed, mainly due to their sub-contractors.

Favorite Design Feature (At Contract) - I am most excited about the kosher room.
Recognized Excellence - I would like to recognize Ella Richardson, in the design center, and Kate.
Areas Of Satisfaction - I think the building process and schedule seems to be very detailed. I am expecting them to be able to build within the agreed upon timeframe. Relative to other builders, we have had experience with and researched. That was before we decided to go with you.
Design Consultant Knowledge - Absolutely, the design consultant was knowledgeable.
Favorite Design Feature (Selections) - I am excited about the butlers' pantry.
Recognized Excellence - I would like to recognize Ella.
Customer Suggestion - We have some wasted space on the island. The cabinet supplier didn't provide a cabinet of particular size that would fit. I did find other suppliers that had those in stock. The one that you use didn't stock that same feature. The supplier for the shelves that went into the master bedroom, they had a slow turnaround. I am thinking about a two-week delay in getting through the plans for the design. We had some changes to the shelves.
Areas Of Satisfaction - I was most satisfied that their design studio had everything available to go through in the selection process. That was a lot more straight forward than other builders we were looking at and had heard about
Areas For Improvement - They didn't fall short in any area.
Construction Quality - Overall, I am satisfied with the materials and workmanship. Craft workers, in general, keep the work site clean and neat. On occasion, bottles, tools, rags, etc. were found in the rafters, framing and around the lot.
Communication - Excellent communication from Landon. On several occasions, he texted questions during the build process to clarify items to ensure they were done in accordance with our intentions (e.g., location of outlets, wire runs, etc.). Bi-weekly meetings were effective in understanding what was completed and what was coming up in the next couple of weeks. He responds timely to texts and questions.
PM Expertise - Landon has a clear understanding and expertise in the build process and construction methods. It is clear that his prior experience and training has prepared him well for his position. He has coordinated sub-contractors, material deliveries and orders extremely well, resulting in little down time between build phases.
PM Professionalism - Landon has been courteous and professional throughout the build process. He puts the customer first and ensures that they are satisfied with the project.
PM Problem Resolution - During the build process there were a couple of issues that needed resolution (e.g., missing outlet in the study, missing exterior gas stub). They were corrected timely without issue.
PM Professional & Organized - Landon is well organized and professional. Timing and coordination of the subs have been exemplary.
Understand Building Process - Landon understands the build process very well and has provided excellent recommendations regarding landscaping, internet wiring and interior finishing (e.g., shelving, window treatments, etc.). He often refers back to the design drawings and selection addendum to ensure the house is build to the required specifications.
Clean & Safe - On several occasions Landon took action to ensure the job site was clean and safe. Examples include removing bottles, rags etc. that were left by subs, repositioning lumber with nails exposed to avoid someone stepping on them, eliminating trip hazard, etc.
Employees & Trade Contractors - Trade contractors are professional and courteous. In some instances, better reference to design drawings could be beneficial in preventing rework. A floor outlet in the middle of the study was missed and the concrete pad needed to be cut to install it. On another occasion the exterior gas stub out was missed and needed to be corrected after drywall installation.
Overall Experience - To date the experience has been exemplary. Build time line has been on track (or ahead of schedule). Communication has been timely and accurate. Quality of workmanship has been excellent.
Areas Of Satisfaction - I am quite impressed with the coordination and timeliness of the build process without any sacrifice in quality and craftsmanship.
Recognized Excellence - I would like to thank and recognize several individuals. First is Kate DaSilva. She has been a pleasure to work with throughout the process. Kate was the first Kent representative that we met. She was extraordinarily easy to talk to and offered several recommendations and options that we would not have thought of on our own. She is one of the key factors in our decision to choose Kent. Additionally we would like to recognize, Ella Stikeleather. She has been fantastic. Her recommendations made during the Selections process were spot on. With the exterior painting complete, we have received several compliments on the color selections. We credit Ella with helping us make those decisions and eagerly await the completion of the interior painting in the next couple of weeks. Lastly, we would like to recognize Landon Choplin. He is turning our dreams on paper into a reality.
Areas For Improvement - The area where some improvement is needed is in the custom features (e.g., extra outlets, gas stub out additions, etc.) that are not in the standard design. I assume that prior to each phase (e.g., prior to electrical work beginning), a meeting is held with the sub-contractor (i.e., electrician). During this pre-job, improved focus on referencing drawings, additions made by the owner, lessons learned from previous builds, etc. may help in reducing rework.
Orientation Punch List - There are still a couple of items that have to be taken care of. I trust that he is going to do it.
Areas Of Satisfaction - I think the build timeline exceeded my expectations. Some of the subcontractors, fell a little short of my expectations regarding their reading of the plans and the specialty items we included in the house. They did not reference the plans effectively which led to several rework items throughout the house.
Recognized Excellence - I would like to recognize Landon Choplin for his exceptional service. He did a excellent job. I would also like to recognize Ella Richardson or Strikeweather, she got married during our process, but she was exceptional in designs and selections. Kate was wonderful in the sales presentations.

Additional Comments - Overall, Kent is a very organized, professional and efficient company to work with during a new house construction project.
This rating reflects my hope that my experiences are taken to heart. I am in the process as a single woman and do not have the benefit of bouncing ideas off of someone, or discussing nuances after-the-fact. You don’t know what you don’t know.
Construction Quality - There were a couple of issues, but the warranty team is awesome.

Areas For Improvement - The selection offerings were limited, in terms of finishings. I wish they had a larger selection of choices.
PM Problem Resolution - Tyler came toward the latter 3rd of our project and he was our 3rd PM. I appreciate that through these transitions, our project didn’t suffer. Tyler picked up quickly and was very quick to address whatever issue came up and was resourceful in finding solutions to issues.
Areas Of Satisfaction - Timeline, addressing issues promptly, craftsmanship
Areas For Improvement - I wish the selections of finishing was not so limited in some areas. For example, we were disappointed that there so few cabinet colors to choose from and same thing with tiling for kitchen, floors and bathrooms. So much is available out there so we were quite surprised.
Recognized Excellence - Kate Dasilva was excellent with us. She provided guidance, communicated often and clearly and tried her best to work with us till we made decisions.
Additional Comments - Thank you Kent for building us a beautiful home.
The selection of houses is what first drew us to Kent Homes. They offer many different options and prices. We also liked that we were able to make changes to the plans based on our wants and needs and Cameron’s suggestions.

All processes of the home buying experience have been positive with Kent. We certainly appreciate their professionalism.
House was built on time. Communication was mostly. Responsive to issues.
Lead Source - Once we decided on Compass Pointe, we looked at the builders, models, and comments. We liked the models and visited with builders to go over the models. We felt we had good support, and the pricing was also good.
Value - I have not seen the house built yet, but so far, I would give it five stars.

Areas For Improvement - Our sales representative went on maternity leave. Once that happened, the communication at times was not as thorough.
Additional Comments - The house isn't built yet. I will give them a 5 based on everything thus far.
Quality Of Workmanship - There were parts when reviewed at the walk-thru that were not at the highest quality/ needing fixing. These were fairly obvious issues.
Communication - Landon was easy to communicate with.
PM Problem Resolution - Landon is addressing issues but the amount of time it has taken to get everything right after close has been too long.
Employees & Trade Contractors - As we were out of town we didn't interact with the contractors. All the employees we worked with were professional.
Schedule - Kent kept to schedule. I did feel there was a rush to finish before the holiday which left a larger punch list of items than would have expected. At the time of close there were more items that needed fixing than we would have expected
Condition of Home - House is in very good condition; however, not everything is right as we move in almost 3 months after close
Orientation Punch List - Not to put blame but as we move in almost 3 months after close, there are several items still not completed. While one cannot control delays of on getting in the screens, there were other items also not complete/done but still needs fixing.
Areas Of Satisfaction - Kept to schedule; strong communication with PM; house looks great
Communication - Really happy with Landon. Extremely responsive!
PM Expertise - He was on top of all facets of the projects. He ensured things moved along.
PM Problem Resolution - As things come up unexpectedly Landon kept us updated and resolved them
Understand Building Process - We had regular meetings to provide us a status. Outside of the calls he would provide texts and pictures so we knew the status
Areas Of Satisfaction - Strong communication by Project Manager. As we lived out of town we felt very informed on the status and the project remained on track
Recognized Excellence - Landon Choplin, Susan Lyons and Ella Richardson -- they were all very supportive and responsive
Areas For Improvement - There were a couple of people on the Kent team that were not as responsive thereby causing some frustration. They did not play a major role in the overall process.
Our project was marred by employee turnover, time delays, unexpected tree destruction, unanticipated and ugly location for septic tanks, “weekly” construction meetings that often didn’t happen. Sales and selections personnel were awesome.
Lead Source - I learned about Kent Homes from our real estate agent.
Favorite Design Feature (At Contract) - The bonus room and low shelves are my favorite features of my home.
Recognized Excellence - Carol and Ella are excellent.
Areas For Improvement - The appliance selections and the modeling software fell short of my expectations.
Areas Of Satisfaction - Everywhere else met and exceeded my expectations.
Options - Generally an excellent selection of options. The pricing of some design options were somewhat excessive. Also alternatives are needed to Samsung appliances as they are one of the worst initial quality/repair manufacturers according to Consumer Reports, and it would have been helpful to have an option w/ LG or GE included in our home pricing. Smart Home offering should be optional as we are not interested in a monthly subscription model to activate those features.
Understanding Of Cost - Ella did a great job working with us.
Favorite Design Feature (Selections) - Loggia

Customer Suggestion - Improve estimates of site preparation and driveway costs during initial sale to avoid controversy later. Offer alternative to Samsung.
Areas Of Satisfaction - All areas were excellent and exceeded expectation with exceptions noted above/below.
Areas For Improvement - Suggest some form of 3D modeling would be very helpful in the selections process. We also feel the workload some of the employees have is too high to provide excellent customer service - resources such as draftsmen are too scarce.
Additional Comments - Several issues so far with our home build. The Kent subcontractor that cleared our lot removed 6 significant-sized oak trees from our front yard that will have a negative effect on the overall appearance of our home. We purchased a wooded lot on purpose and now have a large front yard with practically no trees. This will result in a significant additional landscaping expense in an attempt to remediate. We also had issues with the septic installation at our home, decisions were made without our input (until after it was completed) and we incurred unexpected expense such as additional dirt and a pump that wound up being required. Had we known of these issues in advance we likely would have this installed in the back yard instead of the front - once again, additional landscaping expense will be required in order to “disguise” this addition. Another issue for us is the location of the gas stub out on our floor plan will require us to incur thousands of dollars in additional expense to run a line to the area where a generator is to be installed. I do not understand the logic of why the stub out is located on the far side of the house. We don’t feel any of these issues are necessarily the fault of our PM thus we have tried not to have this impact his rating. Our PM tells us the folks that cleared our lot had very specific instructions from him but did not follow them. We are sure our lot selection makes our build more complicated than a “cookie cutter” type install like a Brunswick Forest, but we did not expect so many surprises that were not anticipated.

Favorite Design Feature (At Contract) - Bonus room/balcony combination
Customer Suggestion - Our process may have been unique, so bear that in mind, but as we were exploring other lots in several other neighborhoods besides St James, we needed to know on a fairly quick timeline if our selected house plan would fit on the lot, in order to make an offer to purchase the lot. It felt like we were asking for something special to get that drawing, but it seemed critical to us. Obviously we could get that done during the due diligence period, but we did not want to engage the seller in an offer (and the associated excitement) without knowing that (especially if we had to back out because of that). So I guess my suggestion might be some sort of streamlined process to get that done, since I know your drafters are/were very busy with other tasks. And again, our process may be different and unique.
Recognized Excellence - I would absolutely like to recognize Carol Autry for her exceptional service. When we landed on Brunswick Forest, Cameron became our sales rep, and he is awesome as well. However Carol had been back and forth with us for the 4+ years since we bought the lot in St. James, even going so far as to engage Ashley Kent in trying to develop a relationship with Ocean Ridge when we were looking at a lot in that subdivision. Carol never wavered on her commitment to customer service even though we were going back and forth about where to build, and her patience while we asked question after question, requested plot after plot, etc. was impressive. She made us feel like we were her most important customer even though we were years from actually building. Like I said, Cameron has been great, but we were saddened that we didn't get to work on the final product with Carol, just because of how she treated us throughout the early process. On top of that, I'd like to thank the entire Kent team for their professionalism so far.

From the selections process (w/ Leah) to the construction process (w/ Chris) we couldn't have asked for better coordination. We were on a strict time budget to complete our home by the end of October and both helped make that dream come true.
Overall, we have been very happy with Kent Homes. All of their employees have been extremely knowledgeable and professional, as well as kind and courteous. Our home is over halfway done, and so far everything has gone extremely smoothly, without any major stress or frustration. The only thing that we have been unhappy with is them pushing the finish date way ahead of schedule. At one point, they were projecting our home to be finished five months ahead of schedule, which they did not tell us was a possibility. This puts a strain on our financial plan for our home build. I really feel like they could do a better job not rushing things along so much.

While I would have preferred to work with Kate, she went on maternity leave. She has still been involved with my project and has been exceptional.
Areas For Improvement - At this early stage, there is nothing I can identify that has fallen short of my expectations.
Areas Of Satisfaction - Every other area, from consultation to guidance, has certainly met my expectations.

Construction Quality - Overall we are very pleased with the quality of the construction. We are a little concerned with the quality of some of our custom built-ins (quality of the hardware on drawers as an example), but we have confidence that our concerns will be addressed and rectified before completion.
PM Expertise - We feel lucky to have Chris as our project manager.
PM Professionalism - Chis is down to earth, honest, and straightforward. We appreciate him very much!

We have the highest level of confidence in them supporting us with the most important (and expensive) purchases of our lives.
Areas For Improvement - We were slightly disappointed in the limits of some of our options during the selection phase of the process. In fact, we are choosing to install our own kitchen cabinet hardware because Kent selections were inadequate and they also refuse to install hardware purchased by us
