The quality and floor plan were very good.
The starting and building process went largely as planned, however the finishing work was largely underwhelming. The basement was left in a dust disaster. Window trim not finished, hood vent meets back splash was crooked, dry wall patches were not sanded before painting, painting ceiling was negrected in kitchen, kitchen light was installed at incorrect location, rail and banister were not sanded in many spots, baseboards were dented, bottom of doors throughout home were cut and not sanded or repainted, the list goes on and on
Short of some minor discrepancies, the home it self was very Satisfactory. The lawn done by Strathmeyer was very Unsatisfactory. I submitted, just recently, an Email listing the outstanding Issues with my property. I look forward to discussing them with your Representative in the near future.
We had so little water pressure at the walkthrough that water would not come out of the shower head. Got that increased to 30 psi, the bare minimum by code. I got my own plumber to come in and measure the psi from the township (60 psi) and had him put in a new valve to get us up to 55 psi. Also, the tile guy left a rag blocking the drain in the master bath shower. Had to get a plumber to come in and clear that out. These are all things that should have been caught by the builder, not by the buyer.
We would point out the positives of using this builder but would have to be honest regarding the problems we have experienced.
I did not get the services or quality that I expected.
EGS approach was very systematic and friendly.
Working with them was easy, and they kept their promises, and the quality is good.
The whole process from beginning to the end was stress-free. Everyone at EGStoltzfus was very friendly, almost felt like family. They really looked out for us, to make sure we got what we wanted.
I felt that the building process had integrity. What they said would happen happened. They were professional and knowledgeable. They are true to their word.
Sales person was very informative and professional. Answered all our questions and followed up on questions we had in a timely fashion.
This has been without a doubt the BEST experience in building a house! (We have built in the past.) The entire process from selection and design and through building was well coordinated. EG Stoltzfus was great. Very considerate and knowledgeable in all aspects. Changes or concerns were addressed promptly and effectively. Their post closing responses were exceptional. We are so very pleased that we went with EG Stoltzfus.
I would not strongly recommend. Except for studio visits there was no process in buying where I spoke or met any EGS staff directly. I was communicated via 2 layers of agents in between. All my below comment are specific to Spring Meadow reserve - Cumberland vallye
We built our home in Pittsburgh years ago and were delighted with the builder. When we decided to retire to Central Pa. and build in Lititz, we were concerned we might have a different outcome. After researching several builders, and visiting multiple model homes in nearby communities, we selected EG Stoltzfus on the basis of their years of experience and independent customer satisfaction ratings. We are very pleased with our new EG home!
In general we are very pleased to have relocated to Lititz and more specifically to Lititz Reserve. That being said there are a couple of issues we have hence the 3 stars rather than 5. First the good: we love the Addison model! The layout, rounded corners and arched ceiling room dividers are wonderful. The bad: there are two types of garages for the Addison model, the single lane entry with a 90* turn into the garage and the double lane entry leading straight into the garage. We have the former. Why this is an issue is due to the incredibly limited size of the garage. Making the turn into our garage with our normal size cars (considered mid-size) without hitting the walls or other car is a daily challenge. Once both cars are parked getting out without being able to open the doors at least a quarter of the way and not hitting something is also a major challenge. Had the EGStoltzfus architect/designer given this a modicum of thought in the design phase they would have set the building back a couple of feet allowing the garage to be widened by two feet. Minus 1 Star.
One other issue we have that is I think, unique to our house and won’t be addressed until spring, is the length of the driveway itself. Our immediate neighbor is the same house but the garage and entryway is right sided verses ours being left sided. Their driveway is about 3 feet longer. This difference coupled with the length and orientation difference of the gutter downspout and a sizable depression of the asphalt at the driveways end create a large mud puddle at the front door end of the driveway every time it rains. This issue has been looked into and is supposed to be addressed in the spring. We’ll see… minus 1 star.
Everything is okay. They are very responsive. I call about any issues. I am happy with them.
Worst quality, workmanship. Improper sealing of walls, doors and windows. Not good engineering. Poor supervision during construction. Warranty- forget about it ( they know how to pass 1 year with false promises). Great regret, ….
Overall we were satisfied and would recommend EGStoltzfus to anyone looking at new construction.
It was our first house after 7 year of renting. The process was so smooth even to somebody who is really alien to homebuying procedures.
There were so many things that went wrong & should have been addressed before we had to bring it to their attention. A month after we signed the contract, we were told we couldn't have the fourth bedroom if we want to keep the cathedral ceiling. We added a lot of extras & the workers were not paying attention & started to put the standard things in the house we had to inform them of this. There was an issue with the craftsman trim not being the same height around the entire room. One of the workers partially covered a TV outlet with the craftsman trim. They scrambled to move the outlet before the settlement date & stuff all the wire in the wall. When we had our TV installed by someone, he told us this outlet was a fire hazard. It just so happens it was a person who does fire inspections that installed the TV. We didn't have a floor installed in one of the closets. until 2 weeks after we moved in because they simply overlooked it. We were supposed. to have full overlay cabinets in all the bathrooms & kitchen. After they installed the bathroom cabinet upstairs, they informed us we could not have the full overlay because it was hitting the trim. The bathroom tub had a nick in it. The paint job is horrible the walls have smooth texture & very course texture & flashing on the bottom trim with course texture. There was an issue with the thermostat & we just found out that the humidifier has not been working since we moved in on October 14, 2022. I could go on & on.
Their construction is great. Everything is good quality. The communication is tough.
The company was good to work with for the most part. There were times where they were not honest with us about how long certain items would take for the house and some items were not finished by our closing date. The builder did come back and amend the issues on our schedule to make sure they were finished correctly.
I was really disappointed with the entire process. I felt like the realtor the we dealt with for the builder was not knowledgeable. She didn’t review common structural changes with us that people request, such as higher ceilings or adding windows. She only gave us one option for upgrading the primary bathroom and we later found out there were other options. I had asked about moving the sliding door in the kitchen so it was offset from the sliding glass door in the basement, but it was when we were in the design studio and was told that wasn’t possible without delaying construction. Fast forward a week before closing and the builder calls and asks us to come look at a concern. They had followed someone else’s plans and had offset the windows and sliding door on the first floor back of the house. So the door didn’t line up with the basement and was off set by 2 feet. They weren’t flexible with us, but expected us to be flexible when they clearly made a mistake.
The quality of construction is very good. Throughout the design and construction process, people were easy to work with. A few minor issues that we found have been resolved or are currently scheduled to be resolved.
None of the process up to and including closing was an absolute nightmare.
