Can anyone share insights on how to block off a chimney opening? We have wasp coming through the chimney opening of our den into the house.

My professional fireplace company has two options, of which we've implemented one for our clients in the past. If you want to essentially permanently block it off, there is something like an "air pillow" which will blow up inside the flue to block it.

The solution we've used is a spring-loaded chimney cap. It sits on top of your masonry chimney flue above the roof. It has a long chain which comes into your fireplace. You use the chain to release it when you want to burn a fire. You pull the chain down to seal it when you are not having a fire.

Added advantage: better energy efficiency and indoor air quality! Keeps air from blowing out the chimney or being sucked backward through the chimney into the house!

Contact an established mold remediation company.  Mold can be dangerous to your health and you don't want to take any chances.  We run into mold frequently due to just the situation you have.  As seen in the picture, oftentimes the airflow from the soffit into the attic is clogged with insulation causing humidity to be trapped in the attic.  This is another contributor to mold so make sure you don't also have this situation.  We always use a certified and credentialed mold company.  This is not an area you want to cut corners.

Before hiring an architect or designer for my addition, what sort of questions should I ask them?

Ask for references and speak to past clients to find out if the architect can design within budget.  Find out if the architect has experience doing residential remodeling.  Get a complete price for the entire design development and construction document package including consultants i.e. engineering, permit processing etc.  Don't pay a retainer until you check hiring an archictect against a design - build firm who will handle the entire process for one fee.

Are solar shingles a good option for my home?

Solar shingles are expensive and unproven.  I recommend Sun Power photo voltaic solar.  An average home is $20,000 to $30,000 and the return on investment is 4 to 6 years on a 25 plus year system.

Do your homework.  You can never ask enough questions.  Take your time.  There is alot of fantastic information on the internet.  In construction, there are many ways and opinions on materials, processes and costs.  Only deal with reputable contractors.   Check their credentials, get references and ask to see work they have done.  With the last down turn in the economy, usually the good contractors are left standing, so use one that has been around for awhile.  You could also hire a construction management consulting firm.  They will know what questions to ask your contractor and can even help manage your project during the building process and confirm the project is on schedule and being executed as promised, using accepted building practices.

Clorox foaming spray works great.  Just spray it on and leave it sit.  No need to rinse or scrub.  It may take several applications.  It is washed off when you use the shower the next time.  it will even remove mold behind the caulk after several applications.

There is mudh information about how to find an architect/designer for new home construction or remodeling additions. Unfortunately, many decisions end up being based on numbers, specifically the cost estimate to prepare the design and specifications. Basing such an important decision and arguably one of the largest investments of your life on mere numbers is at least incomplete and at worst, a potential nightmare scenario.

 It is recommended that  a comprehensive approach be undertaken  that admittedly takes a little more time than just providing an initial cost estimate but one that can result in truly finding the firm for your unique situation and budget.

It starts with identifying what's "right" for you, a unique definition that requires a solid vision for your project and some personal introspection. For instance, if you are planning on undertaking a large whole house remodel or a contemporary/modern design style, you should look at architects and/or design/build firms in your area that specialize in and have a track record of building those types of projects.

Narrow that list by investigating each company's websites, calling their references if available, the Better Business Bureau, and your local building association chapter.

You should consider the types of personalities you like and respond to best.  You won't know if you're 'compatible' until you meet face-to-face. If you're confident in one firm either from your research or a strong referral, you may not feel the need to meet with any other candidates. But if you are truly starting your search from scratch, without a referral from a trusted source, it is suggested that  you develop a short list of 3-4 firms and invite them to make a presentation in your home -- as much to glean their methods as to gauge compatibility and their interest in your project.

At those meetings, be open and honest about your project. If you have a draft fllor plan or inspiration photos, show them. Request that each candidate bring photos of projects that are similar to yours in style and size. Inquire about how they differentiate themselves from their peers.

Finally, ask each candidate on how they price their services and, in turn, share your project budget, There's no sense in trying to forge a good working relationship if you are not forthcoming about what you can afford..

Once you find an architect or design/build firm that's earned your confidence in their skills, understanding of your project, and (most important) their ability to communicate with you, it's time to refine and sign a contract and get them involved in the project as soon as possible.

Hi John, 

Turn on your sprinklers for the zone your leak is on and let it run. The area where the leak is will cause the ground around it to be soaked and water logged more so than any other area. There is your leak.

Hey Andy, 

When dealing with contractors out of state, communication is key. I would suggest that email updates be sent by the builder on a weekly basis accomapined by photos of the progress. You should also plan on making personal sites visits as often as possible to ensure quality control. Hope this helps with your project!

What's the most common challenge you run into with landscaping projects that most homeowners don't anticipate?

The biggest issue we run into is not having enough black dirt (quality soil) on on hand. Trucking in more soil can add thousands of dollars, and it's not often evident at the start of construction or remodeling.

If you use a black light you can target the urine areas soak in white vinegar leave for ten min wet vacuum as much up as you can mix up a cup of water with a quarter size dawn dish detergant put in spray bottle saturate area but don't soak. Sprinkle baking soda around on the wet area spread likghtly. let sit until everything dries hard this could take up to a day. break up the crusted area with finger tips when dry then vacuum up. it is a bit time consuming but it is all natural and it works like  nothing else!

Quality craftmanship, good service and low price do not happen very often, if at all. You have to give up something if you don't want to spend much. As Rob said, you don't want to cut corners when it comes to electrical work. Have them trace what devices are on what circuits. Putting in a new panel with the same size breakers (that are overlaoded) isn't going to solve your problem.

We have an 11 Point Jobsite Cleanup Roster that all of our employees need to sign when they become employed by us. It lets them know of the expectation prior to starting work. It also holds them accountable if they do not cleanup the job site as required. We are very conscience of running a proffessional company, not only administratively but in all areas including production.
