We have had nothing but problems since we moved in. 1) During the inspection 2weeks before the closing we had our inspector at the house & he said the heat. Wasnt working we were assured it would be taken care of at the walk through we were told the problem with the heat when one night it got chilly my wife put the heat on & lol it did was blow cold we are in the process of having it taken care of
2) The driveway looks like pot holes are developing I called Devin & he came to look at it & said it was spalling & that there was no warranty on cement. My wife. & I came down to see how things were going & they were pouring the cement for the driveway in pouring rain I told Devin if there isn't a warranty for cement how about shoddy work you could also tell that because of pouring cement. The cement had separated & was sitting on the surface of the driveway which comes of on to the soles of your shoes & track it into the house. We were told some one to see what is going on yet no one has shown up yet will wait & see.
3)The ice maker stopped working again had to call Devin because of having trouble with Frigidaire he made a call to get service which we are still waiting on
4)The door to enter the house from the garage was the wrong door & we were told that it would be replaced still waiting
These all occurred in the first 3 weeks since closing

The construction team and Eric's team was great. The only reason I gave a four is due to the sales department's lack of knowledge on the options, and we were not offered certain things. We were not educated properly as a first-time home builder.
Our experience was great—Conner always made sure to actively listen and was so accommodating on multiple occasions.
Liam the construction manager was super supportive and the entire construction team very helpful. Overall minor touchups that wasn't done before closing but the team went above and beyond to best help out. Still have minor things to resolve but will take note and resurface any issue during our 11 month revisit of home by Smith Douglas.
Our agent that we spoke to initially was great, but the builders or the managers were not great. We have some quality issues with our house, and they were really hard to deal with and did not seem to want to help us get issues resolved.
The bathtub brand in the master should be changed since it cannot be repaired; we had both damaged. Communicating better with selections as we had incorrect counter top put in and incorrect color brick mortar put up. Poor backyard sod job, paint/caulking jobs were not the best in several areas. Carpet laid on top of uneven flooring. Areas feel a bit rushed if you look at things closely.
I liked how you can customize your house plans. I was updated at each stage of construction and closing was very timely. Problems were addressed in a timely fashion.
Everything was excellent from beginning to end. The only issue we had was with their preferred lender. That gentleman was absolutely horrible. However, we brought in our personal lender and got everything closed out. Whoever makes the decisions for the two ladies, they did well. Everything they did towards the end made us happy.

Nearly everything was enjoyable except for the resolution around the disagreement around the contract.
There are a lot of areas that are on the sides of the doors and trim areas that are very rough. When the representative was in my home, he said they would not take care of it because it was cosmetic and Smith Douglas would not fix it. They are very rough areas. I know this is not a million dollar customer home, but they still claim to produce quality product. With all the rough areas, it is not a quality product.
They house is not built to quality the finish work is awful and the grading of the yard is a mess. Ths builder Brian is the only person I would recommend for anything. He has been nothing but nice and understanding.
The process from beginning to end was smooth. I was updated every step of way, Shakoya kept me updated with photos and videos of the progress of my build. She answered all questions in a timely manner.

I am very appreciative of the flexibility all parties had during my purchase as well. The walk-thru's offered prior to closing were extremely helpful as well. Joseph was very informative and helpful during the entire process.
Our builder, Dana, was excellent. They were very transparent and let us walk through the house whenever we liked as long as we gave them a heads-up.
Rayna, the salesperson, was extremely helpful from beginning to end. Chad and Dawson, the project managers, also did outstanding jobs and were super helpful. We are satisfied with our home!

Things in the house keep chipping or breaking
It feels like Smith Douglas Homes interrogates you a lot about your immigration status. It seems like they are overly concerned about whether you have an ITIN number. If you are a qualified buyer, that should be all that matters.
Communication was poor. Completion date was missed by over 30 days. Willingness to work with us on scheduling. Quality poor.
