We had found lots of design issues that didn't meet our expectations.
Very good about providing updates during the entire build process and both construction manager and salesperson very responsive to any questions or concerns during the process.
The house is great for the most part aside from the master bathroom shower glass not sealed completely and the gaps at the bottom corners of the garage door allowing a mouse and frog to get in.
I would definitely recommend a home built by Ashton Woods. The build was done expeditiously. Our home is our prize possession.
The Warranty department is sometimes unresponsive

1) "To be built" homes should allow for some options... Example: As a tall senior citizen, I requested high profile toilets. Melba, the VP Sales said she would check on it... but came back with a "not possible" response... so now, I have to remove both toilets in my home and replace them with high profile ones. Also, I requested eggshell paint throughout the home instead of flat paint... again, I was told not possible. Flat paint does not wear well... the builder should recognize this and allow a homeowner to upgrade. I was willing to pay for both of these upgrades but the answer was still "Not possible"
2) I have had a reasonably pain-free experience so far with my new home... however, the horror stories I have heard from multiple owners of spec homes in Cades Bluff give me cause to worry. I reserve further comment until my 1 year inspection and experience with the warranty company.
I choose to be neutral for this question for several reasons. First, upon showing an interest in a home I later closed on, they make you sign a contract and put down $5,000 earnest money. The contract was filled with heavy legalese and strong binding terms with an implication that the prospective buyer could face legal consequences if they backed out of the contractual terms. If it wasn't for the strongly binding contract at the start of my home searching, I may not have purchased the home I am in.
Quality of build is less than expected. Customization was at a minimum. Support and service was poor. Overall dissatisfied.

First, we want to emphasize that we want to love the house overall and genuinely enjoy coming home to it every day. My wife especially loves the home, and we are thankful for it. Our goal is not to be negative, but rather to ensure that the items below are properly addressed so that Ashton Woods stands behind the quality of its product and corrects the deficiencies while the home is under warranty. We closed on 30 April and moved in on May 11th. We are just over 30 days living in it and these concerns need to be addressed.
Kitchen
1. Kitchen Counter Separation
* The caulking between the kitchen countertop and wall has cracked and separated.
* There are visible gaps developing between the counter and wall that need to be repaired and properly finished.
2. Cabinet Soft-Close Issue
* Only one cabinet appears to be soft-closing.
* The remaining cabinets do not have the same operation and need to be evaluated for consistency.
3. Kitchen Outlet Grout/Finish Quality
* There is cracked grout around the kitchen outlets.
* The finishing work around these areas is poor and noticeably below the quality expected in a new home.
Garage / Building Envelope
4. Garage Sealing and Pest Intrusion
* The garage is not properly sealed.
* Bugs and other pests are regularly finding their way inside.
5. Garage-to-House Wall Air Leak
* There is a large gap near the baseboard area on the wall separating the garage from the living space.
* Cold air is leaking through this area.
* Exposed tape, a protruding nail, and visible insulation can be seen.
* This shared wall backs up directly to the kitchen area (refrigerator and kitchen counter).
* The wall needs to be properly sealed and repaired.
Exterior
6. Driveway/Concrete Finish
* The concrete finishing around the driveway is noticeably poor.
* The appearance is inconsistent and detracts from the overall look of the home.
7. Foundation Damage
* On the left side of the house, there is a significant chunk missing/damaged on the exterior foundation area.
* This should be repaired and sealed to prevent weather-related deterioration and further damage.
8. Front Door Sealing
* The front door is not properly sealed.
* Daylight can be seen through portions of the door.
* Bugs can easily enter through the gaps.
* The weatherstripping and sealing need adjustment or replacement.
9. Front Hose Bib Attachment
* The hose connection on the front of the house is loose and not securely attached.
* It needs to be properly fastened.
Bathrooms
10. Upstairs Bathroom Caulking
* The upstairs bathroom requires touch-up caulking.
* The sink countertop area shows visible separation from the wall.
11. Master Bathroom Grout and Caulking
* The grout below the shower area requires touch-up.
* The caulking around the vanity/countertop also needs attention.
12. Bathroom Door Latch
* One bathroom door does not properly latch when closed.
* The door hardware and alignment need adjustment.
HVAC / Comfort
13. Bedroom Above Garage Runs Hot
* The bedroom above the garage consistently runs approximately 3–4 degrees warmer than the rest of the house.
* Airflow to the room is noticeably weak compared to other rooms.
* Due to our autistic son being particularly sensitive to heat and running warm, we had to purchase a portable air conditioner for his room.
* The HVAC airflow and temperature imbalance need to be evaluated and corrected.
Water Heater / Service Experience
14. Water Heater Failure Shortly After Move-In
* Approximately one week after moving in, the water heater stopped working.
* A technician was initially sent out who identified the issue as an electrical connector/nut.
* The water heater worked only briefly before failing again.
* A subsequent visit determined that a fuse needed replacement.
* While the issue was ultimately resolved, it was disappointing to experience a water heater failure so soon after moving into a new home.
Closing Statement
We truly enjoy our home and are grateful to be Ashton Woods homeowners. Our concerns are not intended to be complaints for the sake of complaining, but rather legitimate quality, workmanship, performance, and warranty items that we believe should be addressed. We would appreciate Ashton Woods standing behind its product and correcting these issues so that the home reflects the level of quality expected from a newly constructed residence.
Quality of the home.
I think more detail needs paid attention to regarding finishing work. We found many drywall issues.
Too many issues were left undisclosed until it was too late to change mind or make decisions to benefit us as the homeowner.
I would be unlikely to recommend Ashton Woods based on my experience. While I appreciate the overall design and layout of my home, I have noticed numerous quality concerns and workmanship discrepancies throughout the property. Additionally, observing how quickly homes were constructed throughout the neighborhood has left me questioning whether sufficient attention was given to quality control during the building process. In hindsight, I wish I had paid closer attention to the pace of construction and some of the details before making my purchase. Overall, I feel there is room for improvement in build quality and consistency.
The process was tedious with the preferred lender.
I believe Ashton Woods builds a quality home. And I’ve been very pleased with the people that I have worked with. They have been helpful and attentive and very kind.
The process was smooth. I was informed and communicated with on progress weekly. Any concerns were quickly addressed. Very easy to work with.

Quality and attentiveness of staff.
After moving in, problems started small but so annoying. I have to constantly schedule things. My garage door faulty and still waiting to be hopefully fixed.
Pine needles used to cover yard is so useless and dirty. Each visit to outside requires cleaning home because they are carried inside. Already punctured bottom of my feet multiple times.
I am very upset about this.
Asked hoa about fence approval month ago and still no response.
I already told my real estate agent hiw unsatisfied i am. If home was returnable, i would return it in a heart beat. My first dream home became my nightmare. So NO I am not satisfied at all.
