I would never recommend Van Metre to a friend and I will try to convince others to not buy Van Metre homes. There are many reasons as listed below,
1. Home prices listed can’t be trusted
2. Quality is worst at best
3. Design is worst at best
4. Customer service is worst at best
5. Experts at finding reasons to escape warranty
6. Home finishes are worst.
7. Bad appliances
8. Leaky windows and doors
9. Stairs are not firm and are injury prone from design and from their finish.
10. Walls are shaking when doors are closed, which is a pathetic build quality.
11. Exhaust vents don't have the screen and damper that opens and closes with air and blocks pests and birds.
The quality assurance leaves a lot to be desired; when you have tickets for repair, it takes multiple appointments, and it's obvious that they are using low-quality workmanship.

Refused to negotiate on the house we wanted. Ended up settling on a different unit that VM was willing to negotiate. VM ended up selling the original unit we liked for almost 50k below our offer.
I requested information regarding cabinet and countertop changes, but received unhelpful responses before being contacted with an excuse.
Not everything is perfect in the townhouse. Like the doors are lose, locks were broken, I see cracks in the wooden floor in the staircase. The answer I received was this is the best we could do. Seriously???
I think it's of good quality, and the service team has been very responsible.
Van Metre has not been responsive/helpful in any capacity with the delayed internet service. Rather, I have been ignored with my emails.

I would recommend to a friend to check Van Metre Homes if they are seeking a more open floor plan, etc.
Van Metre looks like the build a nice home. But there are issues. The 2x4 walls are thin and do not give a quality amount of sound protection from the outside. While it "meets code" its not quality. They use standard materials that anyone can get at Home Depot. For example, the kitchen cabinets are mid grade, at best, American Woodmark line. The windows are of the worst quality i have ever had in a house and sound pours through them. They didn't think through things like where the main bedroom meets living space and add insulation for sound assistance. The window in the main bathroom is full length. As I walk out of my shower, I am on full display for my neighbors. It left no space to hang towels. That should be a transom window. Its the little design details. There's a reason they have a link on their website about contacting them for renovations. Like we live in Northern VA and they didn't install natural gas lines for the houses. Its literally cheap cheap cheap.
So far I have had a good experience with Van Metre Homes with the sales process and after closing. I am happy with how they respond and address the small repairs, when it comes to the home.
After building multiple homes in different states. This company has been the absolute worst for customer satisfaction not to mention the poor quality of workmanship.
Not happy with concept of pre-selected options and no ability to change.
There were issues either the driveways and the elevator in the condo building breaks often and becomes a HUGE expense to the owners in the building.
I'm happy with the house! I don't have any problems, but there are just little issues.
My overall experience buying from Van Metre Homes was really good.
Quality control is absolutely terrible. Drywall is poor, electrical is poor, tile issues, carpet issues…everything I have looked into fixing has been poorly done.

The process was fairly easy since I was not financing but the sales person was not as easy to deal with. Pretty rigid.
The home buying process and sales team were fantastic to work with. From final walkthrough to dealing with warranty department, we been extremely dissatisfied. It hasn’t been until recently when we escalated concerns that we are getting resolution.
All the people I worked with were friendly, professional and efficient. They took the time to help me select the right house and worked with my short schedule

The housing materials are poor quality and MULTIPLE things are falling apart and needing to be fixed!
Terrible experience thus far. We've had 4 broken items in the house (See below). Further we've had major issues getting stairs built out off the back door b/c of how close the house+door was placed to the setback (county is rejecting our asks and we have to essentially make a tiny stair case - not at all what i was told could be built (by Rvee in sales). - Team has not been helpful in solving that issue and flatly ignoring our latest requests in writing. Most importantly though, our driveway was built on the top of a very steep hill leading to a ditch. It's been eroding (one time a team came out and fixed major issues, but new eroding issues have not been fixed thus far - after multiple requests). The hill is 65% down from the edge of the driveway - this is simply not safe. We tried to see if it would work after moving in but it hasn't - when moving in several people (Rvee, Mitch and Mitch's employee) all indicated if the steep hill was issue we should raise it and Van Metre would work with us - The initial replies on asking for something to be done given upcoming winter months with ice, etc. have been rejected. Only after contacting a lawyer and the city has Warranty Director finally decided to see if something can be done. This is simply not a way to treat your customers especially on a safety issue. it's not like we are asking for a swimming pool, we simply want to shore up the hill so eroding doesn't turn to a constant problem and we want to make this hill safe for winter months. Additionally it's so narrow we can't even turn cars to get into garage. All of this should be fixed, instead of us being told multiple times no not part of warranty.
The home finishes are fantastic!

Van Metre does the planning of how everything should be, and I like the planning compared to other companies.

Slow follow up on poor craftsmanship. Took an extended amount of time to address a poorly installed window with framing that was crooked.
They were very transparent about their process and kept me informed constantly.
Houses are not insulated for sound you can hear from one room to the other and build quality has gone down , can clearly see saving money for Vanmetre at the cost of quality.
We choose you because we thought you would have better customer satisfaction but omg how we are disappointed by your conduct of business after we actually closed the house. It’s like the moment you got the money, a month over and your attitude change to “who are you?”
Van Metre Homes could have more room for improvement for the quality.

I was more disappointed than happy with Van Metre Homes. The sales experience was not very good. We did not get any support, making it a very bad experience.
I am unlikely to recommend Van Metre Homes to a friend due to ongoing concerns with construction quality, inconsistent communication, lackluster customer service, incomplete or delayed repairs, and an overall lack of consistency in the homeowner experience. These issues have eroded trust and remain unresolved despite repeated follow-ups, leading to disappointment with both the product and the process.
The house is beautiful and well made. We have a few issues with water that wasn’t well thought out and we were told “house was designed to spec.” Being these homes are close to 1M I would think the warranty period would provide more coverage.
The build is good. I am enjoying the product.
I would not recommend them to a friend because of their inability to change any of the specs, like one thing I wanted to run a wire through, but they wouldn't allow it or any changes at all. They want to stick to the template. It's been three weeks, but I still haven't received any mail. I think the construction team told me they'd called USPS to drop off mail at this particular mailbox, but I haven't gotten answers. There seems to be a disconnect somewhere between the construction team during closing and what's actually happening. I wouldn't say it was disappointing, but these two soured the entire experience. Warranty seems responsive. I reached out, but they're not getting it done, but instead said they'd reach out to get the scheduling done. Some of the items, like the drywall, isn't the best quality.
I would recommend them. I did have some issues with the home. They are being addressed.

Advertising does not meet reality. As we are moving in to the home we purchased from Van Metre, we are finding basic features that one expects in a million dollar home to be missing. Rather disappointed with our choice where we will now need to spend time and money to address these shortcomings.
