Great builder, house was delivered on time, we love our house overall.
Excellent quality and very timely work. I appreciate how close they were to projected finish.
Have not had a great experience with Sable to this point.

• Living & Kitchen area feels cold and upstairs seems hot. I have checked with all vents open. I also checked with all basement vents closed.
• Scratches on front door window & Paint touchup needed.
• Master Bedroom Window Screen needed.
• Cracks in Deck wood & Deck Railing feel lose.
• Deck Screen & Basement Screen not locking (needs lock). Also not opening smoothly.
• Vents on Floor 1 are lose (need to be fixed).
• Gaps to be filled on floor (in a few places only).
• Hearing Cracking sound in floor 1

I have also checked by closing all vents of the house and keeping the Living and kitchen area vents open, the space still feels cold. It seems like the cold air is coming through the main door and floor. I need this issue resolved as soon as possible.

Another thing to add to the list is driveway concreate cracks and a small piece coming off which may lead to further damage.
Keenan, Sable Home Warranty Manager did come to see the issue. Upon checking and asking me questions he told me “You are doing everything right I will talk to our hvac team”. The issue is still not resolved, I have called, left a message on Jan 15th by far not heard back and I feel I am being ignored.
Along with above issue, the interior walls seem like they did not get their final layer of paint. There are scratches on the wall and the wall is also not smooth from some areas.
Overall, we love our new home, and I will recommend Sable Homes to all friends and family but this HVAC issue along with other minor issues mentioned above need to be resolved asap. It would be helpful if this could be escalated, I could be connected to a senior person who may follow up with me accordingly and help resolve the Heating issue asap while all other minor issues mentioned above can be resolved when possible.
Overall the home is good and serving us well. There are just a couple of minor issues like doors not closing well and a few windows leaking. Other than that it has been very good.

There are a few things I would change. The living room and patio are small. I would have made the entrance different. The bedrooms are small. For two people, it is survivable.
Communication should be easier.
Just like every other builder, there will be small issues with your home. I would have liked to see less missed nails and less nails and screws left in the yard waiting to be stepped on. I've found several empty liquor bottles near or at unfinished builds which raises serious concerns. The hyrdoseeding they do is a joke and you will be buying grass seed yourself if you want anything close to a lawn. The house itself is sturdy and minus some relatively minor issues seems to be of good quality. I don't know that I would want them to build another house for me in the future, but I am overall happy with the house they built.
I feel they are unreliable and don't respond. They give you all this information on who to call but no one responds or they say they will call you back and they don't.
I am neutral in my recommendation of Sable Homes. With that being said, I am starting to notice nails coming through my drywall in my home that I am not that happy about.
The homes in my area have hard water and high iron which I'm pretty sure they knew about considering the water filtration system install for the kitchen sink. But that does not address the immediate staining in the bathroom sink and tub or the water oder. So I have to invest another 2k into a water softener after purchasing a 400k house.
Excellent group of contractors use by Sabel Homes. I was very pleased from the very bigging.
Everyone one from Sabel went out of their way to exceed my expectation.

There are so many bugs due to fields that have not been cleared in the development
For the layout and sqft you get for cost it's hard to beat. However things like the paint being flat (which is impossible to clean if a mark gets on it) where we will have to repaint the entire house some day is a bit of a bummer. You get what you pay for though.
We purchased the home after it was built. Overall, it was a nice home for the cost. We realize that we could have had more custom items added, if the home had been built for us.
We moved from out of state, found home with realtor. Loved the location! Would highly recommend buying a Sable home.
As far a spec houses go, Sable does a decent job. But keep your expectations within the realm of it being a spec house. They do work to resolve issues with their new builds, but again, it may not be exactly to your idea of a resolution, but rather a middle ground.

There are quite a few areas that are not finished up to par.
While the result of our home turned our great, I would not recommend Sable Homes. The process was excruciating from lack of communication about something we paid a lot of money for. The quality of the contracting work is almost laughable. Our walls were barely sanded and we are now paying for someone else to do that and repaint. Several things that were supposed to get done in our house didn’t (accent wall and arches), the painters were sloppy and we have paint on our window trim. I am not sure how sable looks at these homes during final walk through or the process and thinks it’s okay to turn over to customers. Thankfully we have family and resources to fix, but this shouldn’t be the case with a new build.
The lack of communication along the way was laughable. Unless we asked (which took a while to get a response) we had no updates on our home. We had to push to be allowed to see our home during the process, and if this had happened more often, I think a lot of these problems could have been solved along the way.
At the end of the day we are enjoying being in our new house, but the experience of the build was awful and the quality of what they give you is not up to par. So unless you want a new home that you have to dump a bunch more money and time into, I would look somewhere else.
Lack of communication during the process. Lack of transparency in terms of what is the onsite plan and what is going to be built.
Sable Homes offered a lot of different floor plans and styles.
Sable Homes built a pretty good house, especially for a first time homebuyer. They have a great warranty program for everything they build.
Lying and gaslighting run rampant here. If there isn’t a solution to the problem just say that. If there isn’t an item we’re asking for, just say that.
I didn't appreciate being unable to talk to builder or project manager when we were having difficulties with our build.
Home took longer to build than expected. As such the sale of our home was delayed, interest rates skyrocketed and we took about a $30k loss on our sale. Communication was not present. EVER! If I needed to know anything either I or my realtor had to reach out. Home was listed showing another home that had been built with dry walled garage, cabinet hardware, tile bathroom, long paved driveway, etc. we got none of this. We have a narrow, dangerous driveway that is all gravel. It will now cost us at least $10-15k to make this right. Property was not graded properly and there is standing water everywhere. Grass seed is a joke. We barely have a yard. Interior of home is another story. Most rooms have sections where paint was completely missed, no caulking done to beaten up edges, gaps. Windows have broken ledges and scratches in the glass. The track to our sliding door is all crooked and banged up. Looks like it’s all second hand materials. Refrigerator doors were not leveled, burners do not work on stove. Oven takes forever to come to temperature. If someone is walking in the kitchen the whole house shakes. There is no sound barrier..you hear everything! Overall the craftsmanship and quality are extremely poor. I would never use this builder again or would I ever recommend them!
Our building experience was terrible. Delays, lies from our sales rep, and poor quality of work have cost us thousands more than planned. Since taking occupancy, the problems have continued to compound. We would tell any friend or family member to never use your company.
Sable Homes had a lack of communication and follow-through.

It's a high-quality home, and the utility bills seem to be lower. That is something to look for when you buy a new house.

Lack of communication made our experience very frustrating. Poor planning knowing the delays in our economy currently, left us paying rent, wasting thousands and thousands of dollars. As much as my heart wants to give them a high review, in good faith, I know I cannot.
Moved in with many fixes & not finished things that I feel should have been done before the sale. Tech came out next day, but was unable to fix all the problems/short comings. Has to order parts & then return to complete job.
They are some definite pluses and minuses.

They do not follow through with what they tell me they will do. My driveway has already cracked, they still have yard work to complete.
At the initial walkthrough of a model home, we were told that home construction took 8 months including paperwork. I sold my house and moved in to an apartment a month into the project, signing a 9 month lease but based on timelines provided, only expecting to use 7-8 months of that lease.
Timelines came and went unmarked, the Estimated Date of Completion listed in the contract was April. However as April got closer it became very obvious that timeline was laughable. April came and went with no updated timeline provided, and I waited until May to inquire further. In May I was given a timeline of roughly 10 weeks which put me at July, very close to the end of my lease.
Like the deadline line in April, as July approached it became obvious this new deadline too was laughable. At this point, getting close to my lease running out and seeing that deadlines meant nothing really, I began checking in every other day or so, pushing for progress. I was finally able to get a final walkthrough date scheduled, and was sure to have all of the finances in place, final draw approved with the bank, all of my i's dotted and t's crossed.
Very close to the end of my lease, I came to the final walkthrough with a fully loaded U-Haul and was asked to wait to move in until my sales rep could check with her manager for final approval. She assured us she would check and get back with us in a half hour... At this point being done waiting and having all of my financial obligations met I began moving in regardless.
Over an hour passed and we never heard anything from our sales rep, if we were okay to move in or not. Having already unloaded a large U-Haul we went to the Sable Office expecting to see our Sales Rep there who had told us she was going there. We instead found a secretary, who we explained our situation to and were told by her that she was the only one in the office right now. Moments later, the office manager walked out from a back office and it was apparent the secretary was caught in a fib.
The office manager assured us that she understood the situation, but even though all parties knew final funds were guaranteed to come in a matter of hours, we could not move in. After we explained we already had unloaded a truck, she suggested that maybe equal to trespassing.
At the end of the day I like my house, it needs some work (see below) but I like it. The process to get here however was severely lacking
I have been in the customer service business for quite some time. I pride myself in my customer service skills. Over the course of 5 months and 2-3 employees I have dealt with through Sable (realtors, brokers, and building managers) I have yet to come across an employee who stands by their word, is professional, and/or cares about their clients time and opinion. Whenever there was an issue, it was brushed off and made to be not a big deal. When I requested to have a brief meeting with the broker or someone from their management team, I was told “we do not meet with our clients to talk about issues, we just don’t do that.”. There is so many different situations and experiences I’ve had with Sable and out of all of them, I don’t have a single positive thing to say. I will never recommend Sable to any friends or family.
Communication was really tough with them, we had to reach out for all of our communications..
The time it takes to get back with you is a slow.
When we put in an offer on our home, we were told it was going to take 8 weeks for it to be done. Fast forward 4 months later the house was finally done. We had to do 3 walk throughs because the painter was missing a bunch of imperfections. We still have areas of the house that were finished sloppy. We were told to push all of the unfinished work to the warranty manager after we closed.
We have had a very difficult time with communication with Sable Homes. It takes multiple calls to get things done and we still have a substantial list of things that are not done.
There are a couple of things that I wanted fixed that have been very difficult to get fixed.
There quality and workmanship is below standards, very poor. Warranty is terrible and worthless had to hound them to get anything done. Two months into buying home holes in siding, AC wasn't even installed, foundation was cracked, no handles on the cabinets they stacked debris in the backyard. We had to threaten with a lawsuit for them to follow through with their agreement and the title company they used and recommend over charged us $1200 and had to file a complaint, sable home has to issue the refund because they intentionally overcharged on our taxes.
Sable tried to squeeze every little bit of money out of us even when we thought we agreed on a price. Even a month out of closing they still are trying to get more money out of us. The manager at Sable also wasted a week on trying to close because they were worried about us offering more than asking price. They need to be more educated on the current market. They lied about getting mail to the house, we now have to pay extra for a PO box. House is mediocre at best for the price. Would not recommend. Terrible customer service.
