Great builder, house was delivered on time, we love our house overall.
Excellent quality and very timely work. I appreciate how close they were to projected finish.
Have not had a great experience with Sable to this point.
The customer service was very poor.

• Living & Kitchen area feels cold and upstairs seems hot. I have checked with all vents open. I also checked with all basement vents closed.
• Scratches on front door window & Paint touchup needed.
• Master Bedroom Window Screen needed.
• Cracks in Deck wood & Deck Railing feel lose.
• Deck Screen & Basement Screen not locking (needs lock). Also not opening smoothly.
• Vents on Floor 1 are lose (need to be fixed).
• Gaps to be filled on floor (in a few places only).
• Hearing Cracking sound in floor 1
Followed up again to warranty@sablehomes.com on Jan 2, 2026 (Got no response on e-mail, Called on 616 302 8399, left a message and got a text message response)

I have also checked by closing all vents of the house and keeping the Living and kitchen area vents open, the space still feels cold. It seems like the cold air is coming through the main door and floor. I need this issue resolved as soon as possible.

Another thing to add to the list is driveway concreate cracks and a small piece coming off which may lead to further damage.
Keenan, Sable Home Warranty Manager did come to see the issue. Upon checking and asking me questions he told me “You are doing everything right I will talk to our hvac team”. The issue is still not resolved, I have called, left a message on Jan 15th by far not heard back and I feel I am being ignored.
Along with above issue, the interior walls seem like they did not get their final layer of paint. There are scratches on the wall and the wall is also not smooth from some areas.
Overall, we love our new home, and I will recommend Sable Homes to all friends and family but this HVAC issue along with other minor issues mentioned above need to be resolved asap. It would be helpful if this could be escalated, I could be connected to a senior person who may follow up with me accordingly and help resolve the Heating issue asap while all other minor issues mentioned above can be resolved when possible.
Overall the home is good and serving us well. There are just a couple of minor issues like doors not closing well and a few windows leaking. Other than that it has been very good.

There are a few things I would change. The living room and patio are small. I would have made the entrance different. The bedrooms are small. For two people, it is survivable.
Communication should be easier.
Just like every other builder, there will be small issues with your home. I would have liked to see less missed nails and less nails and screws left in the yard waiting to be stepped on. I've found several empty liquor bottles near or at unfinished builds which raises serious concerns. The hyrdoseeding they do is a joke and you will be buying grass seed yourself if you want anything close to a lawn. The house itself is sturdy and minus some relatively minor issues seems to be of good quality. I don't know that I would want them to build another house for me in the future, but I am overall happy with the house they built.
I feel they are unreliable and don't respond. They give you all this information on who to call but no one responds or they say they will call you back and they don't.
I am neutral in my recommendation of Sable Homes. With that being said, I am starting to notice nails coming through my drywall in my home that I am not that happy about.
The homes in my area have hard water and high iron which I'm pretty sure they knew about considering the water filtration system install for the kitchen sink. But that does not address the immediate staining in the bathroom sink and tub or the water oder. So I have to invest another 2k into a water softener after purchasing a 400k house.
Excellent group of contractors use by Sabel Homes. I was very pleased from the very bigging.
Everyone one from Sabel went out of their way to exceed my expectation.

They sell new houses that can be cheaper than buying an old one in todays housing market.
There are so many bugs due to fields that have not been cleared in the development
For the layout and sqft you get for cost it's hard to beat. However things like the paint being flat (which is impossible to clean if a mark gets on it) where we will have to repaint the entire house some day is a bit of a bummer. You get what you pay for though.
We purchased the home after it was built. Overall, it was a nice home for the cost. We realize that we could have had more custom items added, if the home had been built for us.
We moved from out of state, found home with realtor. Loved the location! Would highly recommend buying a Sable home.
As far a spec houses go, Sable does a decent job. But keep your expectations within the realm of it being a spec house. They do work to resolve issues with their new builds, but again, it may not be exactly to your idea of a resolution, but rather a middle ground.

Terrible communication, and the workmanship and quality is not that great.
There are quite a few areas that are not finished up to par.
While the result of our home turned our great, I would not recommend Sable Homes. The process was excruciating from lack of communication about something we paid a lot of money for. The quality of the contracting work is almost laughable. Our walls were barely sanded and we are now paying for someone else to do that and repaint. Several things that were supposed to get done in our house didn’t (accent wall and arches), the painters were sloppy and we have paint on our window trim. I am not sure how sable looks at these homes during final walk through or the process and thinks it’s okay to turn over to customers. Thankfully we have family and resources to fix, but this shouldn’t be the case with a new build.
The lack of communication along the way was laughable. Unless we asked (which took a while to get a response) we had no updates on our home. We had to push to be allowed to see our home during the process, and if this had happened more often, I think a lot of these problems could have been solved along the way.
At the end of the day we are enjoying being in our new house, but the experience of the build was awful and the quality of what they give you is not up to par. So unless you want a new home that you have to dump a bunch more money and time into, I would look somewhere else.
