My experience was very pleasant working with this builder. The construction supervisor was very forthcoming about what to expect and easily answered all my questions.
Didn't clarify caveats of choosing laminate vs granite. We lost crucial-usable inches on our breakfast bar by choosing laminate, but we didn't know until it was already installed. Smith and Douglas was unwilling to consider any options to rectify their lack of transparency.
We also had issues with our water meter being a foot above ground. The construction manager said it was the water works who set it up and nothing could be done. Then, the mete froze the night before close, so he had a crew come out and fix the meter.
Very well built homes, the representative kept us informed throughout the building process, and the construction superintendent was very helpful through each walk through.
The customer service was excellent. The realtor was great: informative and attentive, and she answered phone calls. Sky, the site manager, was also attentive, answering any problems. Overall, since I have been in the home, it has not been of good quality; everything is falling apart after two months. Since being in the home, it has been difficult to get things fixed; The warranty process takes a long time and I should not be having these issues. The paint in the hall is very cheap. You can't wipe dings off on the wall. The homes cost way too much money for these types of problems to occur in a two-month period. It is not good quality for the money that is spent. There is a ditch behind, my home, it is like a dump site. The workers are not cleaning the streets; I just replaced a tire because of the rubbish on the streets. The trash they leave blows into my yard on a daily basis. I can't get out of my driveway because the workers have the streets blocked.
Construction was my main concern and they performed the job exceedingly well.
lack of attention to detail during building process
It is a good house, but the way the quality is done on the inside is really quick and crappy. I had to pay extra for all these black features, but they all have paint all over them. I am just not happy how they rushed through the house. Whoever came in here and did the paint, rushed and did not use the blue tape. It is a good house, I just don't think I would use them again.

There was just not enough communication, they didn't give us stuff, forgot to give us stuff, didn't fix stuff, they didn't install our garage door until the day before we closed.

My experience was great; both Lisa and Jake found the subdivision. They were helpful and kind. The house is built to satisfaction, and we have thoroughly enjoyed our first few weeks in our home. We hope one day we have another opportunity to purchase another Smith Douglas Home. I appreciate the quality and love the home.
The sales representative, Shina Miles, was exceptional throughout the entire process, from our initial visit to the location, through the paperwork, and all the way to project completion. She maintained consistent communication, followed up regularly, and even went the extra mile by seeking permission to allow a neighboring homeowner to use the same exterior color. This level of attention to detail and professionalism was truly commendable.
While the overall outcome of the home is very pleasing, particularly the exterior and interior design, there were some areas where the contractor’s attention to detail could be improved. Minor surface finishes and final quality checks were not fully addressed. Fortunately, these items can be corrected during the warranty period, and we look forward to seeing those refinements completed.
My experience was okay. I purchased my house with cash. Some things were supposed to be fixed, but they haven't been. The sod is 12 feet from the house. Some things went well, and some things did not. They skipped my house with sod, but everyone who closed after me got extra sod, and the lady who closed before me doesn't have that issue. We've been calling about the heat, but they haven't returned our call. I spoke with the contractor, and he is supposed to come back and fix the caulking, which is thinning, but he hasn't come to fix it yet. I feel that they did a poor job because we paid cash for the house, so they aren't fixing anything. Certain stuff I get, but some I don't. When you close, you are on your own. I've only been in the house for a month.
Like the attention to detail
The quality of the home is not quality. They were supposed to refund me $215.00. They made the promise before I closed. I still haven't received my $215.00. They had to do a home inspection three times because they didn't fix what they were supposed to fix, and they waited till the last hour to get it fixed, so they owe me $215.00. Then the quality home is just not a quality home. But I understand that these are budget homes. I'm used to a high-end home.
There seems to be more options than other builders, which is a plus…but our experience as a whole did not live up to the hype presented by the selling agent.
Linda Keller did a great job. She and the other female representative have been a tremendous help in the process of purchasing my home even after being in my home.
While the home has great curb appeal, the interior workmanship has been disappointing. As a new homeowner, I didn’t expect to deal with issues so soon, flooring defects, HVAC problems, a damaged door, and concerned areas in the ceiling. Overall, the work feels rushed and below the standard I expected.

He explained everything in layman's terms, so I understood the process. He went over everything from the operation of the appliances to the exterior of the property. The house was completed promptly. I was very pleased.
Our experience was great—Conner always made sure to actively listen and was so accommodating on multiple occasions.
Our builder, Dana, was excellent. They were very transparent and let us walk through the house whenever we liked as long as we gave them a heads-up.

Especially Tony and Hunter! I would do this process all over again if I got the opportunity to work with those two again!
Smith Douglas was great to work with. The salesperson and builder were great, but the preferred lender was horrible.
The seller could not get it together. Paperwork was lost. The final price was not the actual final price. I would never buy from Smith Douglas again I cannot as a buyer choose to back out of the deal due to the contract if Smith Douglas themselves make a mistake which they did when I was going through the buying process. Had I known how incompetent the sellers office would be I would not have bought this house. You should have an area manager type of person who oversees the seller’s office so that if I have an issue with the seller (By seller I mean sales rep) I should have the ability to go over their head. If I had the ability to, I would’ve fired your sales rep. Her level of incompetence cost me money and made my experience worse than it had to be. I cannot in good faith recommend Smith Douglas to a friend or family member. If this is how y’all’s buying process is going to be.

The subdivision that I bought in, is the best garden/patio home that I have ever seen. I have plenty of room between the house, big long street, and wide driveways up to six cars. I have been in there two months, and it's looking fairly well built. It's not a million dollar home with fancy wood, but for the money it looks like they are well built. They are better than D.R. Horton homes. I do not see any way you could build anymore homes. You do not want to get into a garden home community with hundred of homes. They only have about 7-8 homes left to build out, but this is an outstanding neighborhood. With only 70 homes, everyone could know everyone in your community. Once they are done with the final 7-8 homes, they will have to buy land to build elsewhere. I know half of the people here with only being here 2 months. I walk down the road a lot, but if you get the wrong kind of people here, they will speed, and run over women and their baby carriages. I hope it stays this way, because, it is an outstanding neighborhood.
Shauna is outstanding and went the extra mile for us. B.J. Brown, the broker, and someone I knew, took an interest in helping me buy a new home. Buying a new house is hard, and I wanted to pull my hair out. I am living in the Ponderosa Highlands, and it is very nice. They have wide roads, and everyone waves at each other. It is like an Ozziet and Harriet re-run. I hope it stays this way.
The process was easy. We picked out a few home plans, view the homes and pick the finishes we liked.
I would recommend Smith Douglas Homes for the following reasons: The homebuying process was extremely organized, efficient, and professional. All the Smith Douglas employees were professional, courteous, and treated us as neighbors. Our home was built ahead of schedule, and we visited the worksite weekly to check for any issues with materials or workmanship. We were satisfied that we were purchasing a quality home at a reasonable price. After moving in the warranty people have done an exceptional job taking care of any issues and answering our questions. I called the contractor with an issue, and he had someone onsite within a couple of hours, so we have peace of mind with our purchase. The civil engineers also did a great job with the community layout and irrigation plan. It's a beautifully laid out neighborhood where I think my family will be safe, healthy, and happy.
