As stated elsewhere the quality of the home is outstanding, other than some grading/water management issues which is not really construction and is lot specific, and working with the Massengill team was a great experience. However due to the problem I perceive with the value proposition due to upgrades being over priced to send more money to the developer for the land I would have to caveat any recommendation to anyone. It is not reasonable to force one buyer to pay more for their land simply because they upgraded their home. Lots should be priced according to their desirability by the developer and more money should not go to the developer, or real estate agent for that matter, at closing. This is a shame because it defeats the purpose of all the amazing customizations the builder is able and willing to do.
Therefore, from a construction standpoint I would recommend Massengill highly but depending on what the friend wanted in the end I would caution them.

11-month Warranty Review

11-month Warranty Review - Ricky Batts was a great help in addressing the areas of warranty concern including a stuck door, noisy garage door, and cracks in the screen porch parg coat. He was able to enlist the help of a plumber to fix our shower and an electrician to fix our screen porch fan very quickly. Ricky is very energenic and is quick to respond.

Areas of Satisfaction - John Spencer was a great help in helping us make good design decisions. For example, we were able to brighten our family room by adding additional windows and relocating the fireplace. He also helped us customize the layout of the screen porch and patio area and we are very happy with the result. We also wanted to reuse a hanging stained glass light fixture from our prior home and John made that happen.

The closing is rushed. There are minor things I would have liked to look at, and that did not happen. I asked them to take the time to find the issues and they rushed to take care of them. My garage is cracked and they said it is a very fine crack. I would still recommend them.

I woulld recomend anyone who wants to build there house to go with Massengill Design-Buld.

Overall Satisfaction - It has been a good experience. They were cominicative from the start. They were easy to contact. I could reach out by phone or email and they responded to my inquiries immediately.

Buyer Resources - Most of the information and communication had been provided to us in excess. They provided information about the progress of the house, and they had information regarding the lights, floating, color selections etc. All of the information we needed was easily available to us.

A very will built home and the ability to customize was great, albeit a bit pricy.

The reason we went with them is that they offer so much more value to the home rather than neat picking on small items. They put a lot of customizing option in the house which is good.

I was pleasantly surprised with Massengill's constant attention to detail. They just do the job correctly.

They are good quality, and I don't see any post work repairs.

Everyone we interacted with at Massengill Design Build throughout the process has been very professional and helpful. The quality of the construction appears to be very high quality. We have lived in our new home for over a year now and are very happy to be here. At the time of the one-year warranty follow up there were very few issues to deal with; mostly light cosmetic issues like nail pops. Practically a non-event. Ricky, the Warranty Manager and John, the Project Manager are Rock Stars! The two by six construction allows for more insulation which in turn makes for a very quiet house. During the height of construction in the nearby area, we couldn't hear construction noise until we opened our front or back door. Also, after one year, our heating and cooling costs have been much more reasonable than we expected. We've made many new friends since we've been in the neighborhood and many of them are very happy to be here too.

Great group of people to work with, we are very happy with the fit and Finnish. Great value for the cost.
