We are very pleased with the quality and the communication between the builder and ourselves as a house being built.
They have bad customer service. Things are already breaking and/or were not done correctly, and they are fighting to fix it when it is their mistake.
They are quality builders, but their sales people's responses to questions and complaints are slow. They blame the customers for their mistakes, and they are not considerate of the residents who are the first to purchase homes in their development.
Quality construction.
Our rating is lower as we were not allowed to make a minor structural modification to the mechanical room. Our initial discussions with Krista were that we could make modifications - but without warning that option was no longer available. Additionally, H2 failures to install wire shelving and other features properly resulted in clothing and shelf contents falling to the floor because the entire rack released from the wall. Another wire closet rack pulled out of the wall. The entire contents of the pantry had to be removed as they had not properly installed the wire shelves, and this could/would result in another failure. A toilet paper holder and a towel bar had to be repaired as they had loosened. We are expecting additional issues resulting from the subpar quality of their work. The fact that we had to wait two weeks for the repairs to be scheduled was frustrating-
We have been in the house 1.5 months and there are alot of issues.
The house is built well but the interactions and lack of communication from the staff was disappointing.
We’ve already recommended Garman to several friends, family members, and coworkers. Our experience so far has been very positive.
When they first were building the house, we spoke to the project manager about the weather issues, especially rain and ice, since they started in December 2024 and planned to finish in March. He assured us that Garman has been building for over 50 years, and that they knew how to keep the materials safe from those problems. We came to one of the owner inspections to find that the plywood flooring was sopping wet. He said it was no problem. We now have terrible floor squeaks in the front hall, kitchen, and entrance to master bedroom. We use these every day of course, so even within the first year, my house squeaks.
Complete information about the lot was never shared like I have an easement in the back yard so I can't built anything.
Overall everyone I felt with at Garman were very helpful.
We thought Garman did an outstanding job from start to finish and would highly recommend Garman Builders.
Good construction, responsive with issue
Supposedly it was too late to make any modifications including not finishing the closets or floors. I could've had these completed with the correct flooring being that you guys chose cheap, toxic materials and now I have to pay to have it undone and then redone properly. I didn't even ask for any reduction in price for it. Absolutely ridiculous. In addition, having a "spec" house, I cannot get my car in the garage if there is another car in the driveway nor can my car get into the garage and open my trunk at the same time.
So far, so good. It is a community in development so we will see, but pleased so far.
Not a Spec Home!
Your process. It was extremely confusing as to what Melanie was responsible for documenting vs what Kristen at Design was responsible for documenting. It was also mentioned that we were guinea pigs and I have to say, what we went through was tough. Not always knowing/understanding who should be doing what was extremely confusing. Also, we had to spend hours each time we were sent a document to ensure things were correct and nothing was missing. And we found items during most reviews, why, not sure, but that was frustrating.
Attention to detail despite your standard of excellence.
The quality of their work was excellent and they stayed on schedule throughout the project.
Having built 4 houses, this was the most enjoyable of the other experiences due to the organization and professionalism at Garman.
Our home seems to be a solid, well made home overall. It has updated design features that support our family functionality.
I was satisfied with the construction except for the ceiling fan. Other than that, I have no complaints.
QUALITY OF WORK WAS GREAT
It would be nice if Garman would get back to us within the two day timeframe as promised. In the meantime grinning they did, however, there are issues of concern. One being the screen they came to look at needed replaced still hasn’t been replaced. The yard situation is daunting. Still loads of bugs rocks and debris making it very difficult to navigate with a dacshund. Our dog stares at other yards. Also had great weather so that excuse is invalid.
I have built homes before and I feel like some corners have been cut. Stan Martin is first rate. He was my contact person and kept me posted. He was attentive and concerned that things were done right.
A gas water heater was installed and we have propane. We were w/o hot water for days and that could have been very dangerous
Every time I asked for an extra outlet or can light there was an extra charge. I don’t like the fact that the outlets are not totally hot, and some of the placement and lack there of is disappointing.
I was disappointed that the garage was not painted or the hall leading down to the basement. For a house that cost almost a million dollars, I would think those things would have been taken care of.

Everyone through the buying process and warranty period were extremely kind and helpful especially since they knew I was a first time home buyer.

Overall the process was good and Garman houses are nice. My only complaint is the lack of transparency mostly regarding the difference between a base house and what you see in a model home, in terms of both price and features, but also regarding local development and lot characteristics. The house has VERY low water pressure and I understand from the HOA that we were meant to be informed prior to purchasing the house but this was never mentioned. Some things I fully understand will be upgrades in the house, but others were surprising for a house of the price and overall quality of a Garman home. The most surprising was having to pay an upgrade to have fronts on kitchen and bathroom drawers that were not just nailed on. That is something that should definitely be included in a base price home.

Garman houses are unique and gives a warmth feeling when you enter any of them.
The quality of the home is not what I expected, so no I wouldn't recommend garmen home.
Looking at the lots (land) that are being built as spec houses by garman it's obvious that more effort is place on those homes then personally built homes.

I have called them so many times about cracks in my kitchen and home, and no one has come to fix it. I have reported cracks in the walls, and I need someone to come and repair them. That would be great.
With prior experience in custom home building, I was somewhat concerned about how Garman would perform. However, I would say that my experience with Garman overall exceeded my expectations for this planned community setting. I was very impressed with their system of planning from the structural phase, through the design phase, and onto completion. Everything was well organized and the crew stuck to the proposed schedule, and I was even able to close sooner than originally estimated. I was really pleased with the communication with Ian Hunt, site manager, throughout the final construction phase, and the pictures he sent each week were a nice touch. Since moving in, the customer service team has been very responsive to my concerns, which, today, is most unusual. Thank you Garman Builders for a pleasant experience!

I have told our neighbors from our old neighborhood to come live here, as well as family members and friends.
Do not rectify issues with faulty systems. Terrible customer service. Sub-contractors are not consistent with Garman requirements or their own when investigating issues. There were red flags but we didn’t know until after purchase- like saying there was a deck off the back but by definition it was a balcony (a deck has an exit). We pressed the issue and it was only resolved by us paying a fee to fix. This is not the only misrepresentation that occurred. In our listing and from the Garman realtor, it said that our house was the last in phase 9 of the development…. This is not correct. Two more houses were completed after ours to finish out that phases. Also, our home is the only one in the development without stone in the front. When questioned during a HOA meeting and asked customer service it was said that if they continue to have questions have them reach out. I will add that the last two homes in phase 9 also have stone in the front.

Thing everything in these home was clearly thought out. Everything looks great right down to the basement
Once the warranty claim was submitted, they never came to inspect the issue. We still have cracks on our basement floor.
