Overall, I was very happy that we went with Eastbrook Homes. The Design team did a wonderful job making this home suited just right for us.
Eastbrook did a nice job. They are very organized. They have many floor plans to choose from and each plan is customizable as well.
I am likely to recommend Eastbrook Homes to a friend because the homes themselves are nice. I think where we have run into issues is within a year we have already had a cabinet break as well as some water leaking into our house from a heavy rainfall. There were some issues with the quality of material and the construction of the home altogether. We also have some insulation that is coming through the vents pretty significantly.
I am likely to recommend Eastbrook Homes to a friend because the salesperson and the construction manager were terrific to work with.

I think Eastbrook did a fabulous job on our home! We love it! Everyone was great to work with (Jonah was our sales rep, Sarah in the design center was fabulous and did a great job helping us pick out exactly what we wanted, and Steve our construction manager was The Best! So attentive to detail! This was a great team to work with! We had a few follow up details that needed attention and Rob was right on it and saw all was taken care of! We LOVE our home, and would definitely recommend them to our friends! A huge thank you to the great team we had the privilege of working with!
The money you pay for your home does not get you a top quality home. There is no attention to quantity. Eastbrook is a corporate machine looking to make top dollar on the homes they sell and line their pockets with as much profit as they can. The warranty coverage is a joke. When it comes to fixing issues the work is subpar. They treat you like you are renting when you own the property. Eastbrook has no consideration for your landscaping. After spending ten of thousands of dollars to get your landscaping put in the trades will come through and trash your yard and nothing is done to rectify the issue. A year later my yard is still being destroyed.
This is the second Eastbrook Home that we have purchased.
The build experience was very bad, missed the cabinets which were supposed to be installed, doors were wrong, bad craftsmanship in certain areas, continuous lawn damage and lack of leadership accountability. The worst experience so far

Many good things but many disappointing as well. We did build during the pandemic which may have impacted. Ownership of issues was tough to get. Sales was great. Make sure design studio shares all options with you.
We have built four homes, and Eastbrook was the easiest to work with, and we would recommend them to anyone.
Extremely easy and professional to work with.
Quality construction. All the people we worked with were very professional and knew their particular field well. They helped find solutions to any questions/concerns we had.
There were several issues that were never appropriately addressed which ended up costing us nearly $10,000 in additional expenses we never should have had. Grading was never completed properly, a real and functional retaining wall was supposed to be installed but what was installed never worked. The ground along the back of our house just holds water constantly.

During our building process, we had exceptional up-to-date information weekly by Jessica Balder. She responded to us quickly and answered all of our questions. Everyone was nice to work with and everything went really well with Trevor. He always was there to help and try to get things handled. We are very pleased with the home and have made many wonderful memories already!!
Overall, our experience with Eastbrook Homes went well but not without many frustrations. Mostly, due to the long, drawn out, completion time so we could move in. They did not seem to care that we were “homeless” for a whole year having to live with family & friends while we waited.
If anyone asks, I would recommend Eastbrook. I learned a lot through the process and would have advice for anyone. 1 would be to ask for all upgrades available as we were unaware we could make our garage longer until after the home was built.

Would I recommend Eastbrook to a friend? Absolutely not (see below). Too rushed to make all decisions involved in designing a house, no access to a trained / educated designer and no renderings, all of which resulted in poor aesthetic quality. Never really felt like we were considered the customer.
I’ve only been here one year, and within this year, the maintenance fee has increased and the original maintenance service has decreased.

Our experience was not bad, but not exceptional. The build quality is good, but not great. The build process could be improved.
Enjoy the Lincoln Pines community and would recommend this area and Eastbrook BUT would also share the drawbacks I’ve experienced during construction.
We have tried to be very understanding, recognizing that during the pandemic, continuing to do any kind of business became very challenging. We knew that labor and supply chain shortages interfered with everything, and would delay our home building.
From the beginning, though, we experienced problems that were unrelated to the pandemic, and that we did not expect from a builder as experienced as Eastbrook.
First, even though we had put our names on the waiting list for Phase II, and I called weeks later to confirm that we were still on the list, we did not get a call until all the lots that we desired had been sold. We finally settled on a lot, partly because we were told our view of the lake from the second floor, at least, would be terrific. The houses across the street between our home and the lake would be one story homes. We opted for a wrap-around porch, among other selections. We were told the porch would be a few feet above street level.
Imagine our surprise when we saw that our foundation was at street level. How a builder as experienced as Eastbrook could make such a rookie mistake still mystifies us. The builder tried to convince us to go with a cement patio instead. We didn’t want to buy the weird house, the home that didn’t look like it belonged in the neighborhood. Finally we settled for a retaining wall that matched the one around the nearby fire pit, to try to make it look like our sunken wraparound porch was planned, not a mistake that had to be remedied. We are still concerned about whether there will be drainage system maintenance issues long term, and it is strange to have pedestrians walking by, looking down into our home.
Imagine again, how we felt when we saw that the ground floors of the homes between us and the lake were several feet above our ground floor. The “one-story” homes also have soaring rooflines and solid gates in between them. So on our first floor, we look up at garage doors, entry doors, and gates, and on our second floor, we see rooflines. The view of the lake is not as described when we selected the lot. Our best view of the lake is from our garage door.
Another major issue has been that the floor was not properly leveled before the LVF was laid. The flooring was also gouged and generously scratched, since the protective paper was ripped to shreds during construction. After several inspections, part of our flooring was taken up, some leveling was done, and the floor was laid again. Subsequent inspection found that even the floor that had been repaired was not sufficiently leveled to bring it into tolerance. More than a year since we closed, they are planning to move all our furniture out into the garage in January, rip up the flooring, level the floors, and relay the LVF. Thank God we have another place to live. Again, this is not the kind of mistake we expected from a builder as experienced as Eastbrook.
Add to these two major issues that we have had our share of more minor disappointments:
The granite in our master bathroom is seamed, instead of one piece, as we expected.
Our exterior trim is tan ( polymer composite?) painted white, instead of white as we expected from looking at other Eastbrook developments. it will need regular repainting instead of being maintenance free. Evidently, this is less expensive for Eastbrook.
The trim was never properly painted. We are still waiting after more than a year for this to happen. All the nice warm, dry weather ideal for a good paint job is gone again.
We were told we could not upgrade to maintenance free railing, even though the homes across the street have it. The railing was roughly built, and the paint already was chipping because it was evidently painted when it was wet.
We opted for a pocket door from the laundry room to our kitchen, but we weren’t told that the pocket door would be narrower, only 28 inches wide, and we didn’t notice it on the drawings. That was the only entryway we could use without going through the mud when we moved in, since the walkway wasn’t finished to our porch and there was no grass leading to the sidewalk to our front entrance. It’s also the only entryway without steps. Had we noticed, we would have increased the width of that door, and the one to the garage, to 36 inches.
I like Eastbrook homes for myself, but would not recommend for people that want high end, custom built homes.
Their design is very good, but the execution and workmanship are terrible. There are low-quality materials.
