I wish I could give four stars for the builder's reputation and product, but due to the negative sales experience, I cannot recommend a friend without warning them to expect an unpleasant experience when interacting with Sharon Byrne. We almost did not go through with our purchase because we felt she was rude, disinterested and unprofessional.

Improve on the overall communication on the selection process prior to “going to contract.” It was not clear what the base/included items were comparative to upgrade selections and cost.
Improve on consistent and proactive communication from the sales team on the initial building process.
Landscaping- unknown what the allowance is and would recommend having someone work with you specifically to design the landscaping sooner in the process. The a,b,c plans didn’t match our ranch elevation and confusing as to substitutions,costs and layout.

Absolutely, 100%. While this process has been at times challenging and daunting, overall Belmonte has made it a joy to build not just a house, but a home.

We chose Belmonte Builders because of their reputation. Throughout the process, Mr. Belmonte or Lindsay did not reach out to us, welcoming us to the neighborhood. I was very disappointed in this. The quality of the home is excellent. The trade people are lacking or terrible.

The quility of workmenship I find subpar. I feel like no one was over seeing this project.

Attentive sales people. Houses appear to be well designed and well built. Neighborhood is thoughtfully laid out. Building team is efficient and communicative.

We love our new home. Everyone we worked with along the way has been pleasant, helpful and knowledgeable.

The majority of our experience with Belmonte Builders has been positive. The selection staff was superb, attentive and responsive. We will gladly add the fifth star on the day we close and our kids go running through the house —making the long process all worth it!

Although Belmonte has a great reputation with solid construction outcomes, the communication and selections process has not gone smoothly. As the business grows with its largest community to date, the staff needs to grow to be able to accommodate the customer needs. Options were not listed or explained in detail before going to contract. In addition, during the sales process, the selections were held in a "secret" manner which doesn't help the prospective homeowner get a sense of the overall investment before going to contract.

House has just been started. Issues with pricing have been a problem

We were very pleased with the quality of the construction of our new home. Everything was completed as we had anticipated and the quality of the workmanship is exceptional.

Belmonte Builders made the process of building a home as streamlined and easy as possible. Having all of the selections available in their showroom was very convenient and Samantha was a huge help , has a lot of patience and has an incredible eye for design. From start to finish , everyone we met with was an at the top of their game professionally From our initial meeting with Sharon who was a pleasure to work with , to walking the plot with Jeff who explained the timeline to us , we could not have worked with more invested professionals .

Everyone we have dealt with at Belmonte Builders have been very professional, and we have had no issues. Some of the things we wanted to add or do, they were very accommodating. There were a few things they couldn't do, but other than that they were all wonderful.

Belmonte builds a great house!

We found Belmonte Builders to be excellent to work with throughout our purchase experience. They continue to be responsive to requests after closing in a timely and professional manner. We have also found that the individuals at the vendors they work with as part of the building process were also excellent.

We love our home bur there are times when communication could have been better.

The contract was fulfilled - house was delivered, as promised. However, the overall experience was terrible from a customer service perspective.

They have quality products.

It is a nice community, with friendly neighbors. The builders were very good and very patient, explaining to us first-time owner.

Since we live out of state, our daughter has primarily had most of the contacts with Belmonte - ours has been through ZOOM meetings or over the phone. Our daughter has been very impressed with the quality of the homes they have seen built by Belmonte. We are so pleased we were able to purchase a new home in Sonoma Grove. All of our contacts with Belmonte personnel have been very favorable & thus far this has been a great experience!

Everything went very smoothly… Covid slowed things down but the end product, even though I had to make some changes turned out beautifully! I have had no issues, what more could I ask?

I am excited about our new home. I love the floor plan and it meets most of our needs. Some of the upgrade charges are very high. But overall I would recommend BelmonteBuilders.

I was very satisfied. They had great customer service. They did quality work.

While we are generally happy with the construction, with this being our third custom home built we were a bit turned off by several obvious ways in which the builder used less than premium materials and products in an attempt to maximize profit. For example using 2x4 studs instead of 2x6 in the garage,and upcharging significantly and at times unreasonably for basic upgrades (e.g. railings, bathroom countertops). We were also disappointed with some of the standard finishes offered as commented further below.

At this point, it seems that the builder is interested in providing a quality product to customers.

Belmonte Builders is a professional service with good communications and realistic negotiations.

So far the response and support was great. Some delay due to materials and man power. But that's acceptable due to current situation.

It is hard to answer this question definitively because I am still in the process. Unfortunately, we are in a time where labor and supply are causing delays l (not the fault of the builder). I will be able to answer more fully when the home is completed.

Overall, I feel Belmonte is a quality builder.

It's a well built house, however, for the amount of money we spent we expected to get a few more ordinary things that they wouldn't even discuss with us. As a result, it caused more expense and headaches for us to get it done with a 3rd party. We had to get custom made doors because they would not allow us to substitute a pantry door. There was no discussion, just a "no."

We are very pleased with the quality of the construction to date and the responsiveness of the team.

The finish work was poor. Since I closed on the home at the end of July 2020, I have had various people back to fix damaged doors, touchup paint, re-tape ceiling, clean glue off the hardwood floors and more . 7 months since closing and crown molding is cracking from the ceiling, baseboards and window trim is cracking. Sheet rock and tile grout is also cracking, but I'm told this is normal.

Additional Comments - Overall our experience was wonderful. The staff were professional and extremely helpful. The entire process was straightforward and stress free. All of our questions were addressed in a timely fashion and construction remained on schedule from start to finish. Big Thanks to Peter Belmonte for taking his time to walk us through the process.

We would certainly recommend Belmonte Builders!. We worked with a lot of different people throughout the process - and every one on them was professional and patient explaining the options, the pricing and the timeline we were on.

Everyone on the Belmonte team has been a pleasure to deal with. Very professional and very organized. They know their business.
