Despite following up several times, they sent incomplete documents. They don't pick calls, don't respond to voicemails, don't respond to emails...
Slow follow up on poor craftsmanship. Took an extended amount of time to address a poorly installed window with framing that was crooked.
They were very transparent about their process and kept me informed constantly.

Houses are not insulated for sound you can hear from one room to the other and build quality has gone down , can clearly see saving money for Vanmetre at the cost of quality.
We choose you because we thought you would have better customer satisfaction but omg how we are disappointed by your conduct of business after we actually closed the house. It’s like the moment you got the money, a month over and your attitude change to “who are you?”

Tl this is my second Van Metre Home. Overall, Van Metre homes are well-constructed and well-designed. I was an out of state buyer, and the sales team made it easy to complete the process from afar. What I am disappointed by is the construction team. (1) My house had water damage from a leaking pipe in the wall, which damaged the basement wall and carpeting. It was my inspector who discovered this leak rather than the construction team. (2) There was 4 weeks between the New Home Reveal and Re-Walk, yet the walk-through list was not completed on the day of my settlement. There were some walls from the water damage repair that was not painted, chipped hard wood on the stairs, sticky floors. I also discovered that the wall oven trim was crooked and notified the construction manager. It's been more than 1 month after settlement and the trim is still not yet fixed.
I am not likely to recommend Van Meter Homes due to their inability to make adjustments immediately post-contract. The builder was not allowed to make adjustments for 55+ homeowners for items like shower head heights or double hanging shower heads.
I moved in recently and just closed about a month ago.
The team has been helpful in fixing some warranty stuff, but I feel like a lot of the issues should have been caught or are quality issues. Nothing too major, but time will tell

Pre-sales experience faded away completely post-sales. I wish the community sales, operations, and customer support teams were more responsive and accommodating in general.

Second VM home. I find quality of build better than friends experiences with other builders. When it is available, design center options are excellent and provide lots of choices.
I would absolutely recommend Van Metre Homes to a friend. The entire process was very smooth. The community leaders are kind and easy to work with. We began looking at purchasing a home in October of 2024, and this was our first time looking at a Van Metre Home. They showed us all of the available options and community development plans, and really took their time making it feel personable. We liked that their communities had a modern feel to them, and were not outdated. We were not ready to purchase a home at that time. Van Meter Homes offers their own lender, which provided a lot of closing cost perks. We love our home, and are very happy with our decision to go with Van Metre Homes.
I am unlikely to recommend Van Metre Homes to a friend due to ongoing concerns with construction quality, inconsistent communication, lackluster customer service, incomplete or delayed repairs, and an overall lack of consistency in the homeowner experience. These issues have eroded trust and remain unresolved despite repeated follow-ups, leading to disappointment with both the product and the process.
The house is beautiful and well made. We have a few issues with water that wasn’t well thought out and we were told “house was designed to spec.” Being these homes are close to 1M I would think the warranty period would provide more coverage.

I would not recommend them to a friend because of their inability to change any of the specs, like one thing I wanted to run a wire through, but they wouldn't allow it or any changes at all. They want to stick to the template. It's been three weeks, but I still haven't received any mail. I think the construction team told me they'd called USPS to drop off mail at this particular mailbox, but I haven't gotten answers. There seems to be a disconnect somewhere between the construction team during closing and what's actually happening. I wouldn't say it was disappointing, but these two soured the entire experience. Warranty seems responsive. I reached out, but they're not getting it done, but instead said they'd reach out to get the scheduling done. Some of the items, like the drywall, isn't the best quality.
I would recommend them. I did have some issues with the home. They are being addressed.

Advertising does not meet reality. As we are moving in to the home we purchased from Van Metre, we are finding basic features that one expects in a million dollar home to be missing. Rather disappointed with our choice where we will now need to spend time and money to address these shortcomings.
Customer service is the worst.
I'm disappointed with some of the interior craftsmanship. My floor was check for uneveness and found no issue, however I feel the bouncy uneveness when I walk on it everywhere. I understand it's a floating floor but it shouldn't have a significant bounce.
Also, I can hear people walking from the two townhomes next to mine. The vibrations are extremely strong. I feel like I'm living in an apartment.
There was not enough guidance that I got from sales in terms of the options explanation. Plus not much info provided by the wall thru. The walk thru felt it was too quick.
The construction quality, community experience and the teams who assisted with the inspection, repairs and sales were all great.
We are very pleased with our neighborhood and the sales experience. We always felt welcomed and both Rvee and Carlene always responded quickly.
So far the experience has been great. My main complaint has been the poor preparation of the ground for the sod. It was laid on top of rocks and everyone in this area of the neighborhood will be fighting to have good lawns because they are planted on rocks, not soil.
Unfortunately, I’ve built multiple homes with multiple builders and my experience with the construction team and the craftsmanship of this home is horrible. I would not recommend this builder to anyone.
We have been in the home for two months, and we are currently working with the warranty team, so it's difficult to say how the end product will work for us.
We have been living in our new house for less than a month now. The home is fine and we have had one satisfactory experience with warranty so far. However, we had a very bad experience with the sales team, who were not transparent about the school zoning changes for West Park IV. We are aware that school zoning is not associated with Van Metre or any builder, but the builders are obliged to inform every family of such important changes that could affect their home-buying decision. School zoning is a big decision-making factor.
I bought model “as is” and experienced some issues that I didn’t catch at walk through. I thought the model would be “thee model”.

Very well built homes with desirable features and price

This is my first Van Metre Home and will be my last. The house is like a wolf in sheep's clothing. Everything looks good at first, but then you move into the house and it bites you in the ***. There is a lack of quality control overseeing the workmanship of the contractors used to build these houses. I don't know how the county/city inspector missed all this. I had holes in the HVAC ductwork that you can put your finger in it. The damper for the upstairs stairs isn't working properly. I'm still waiting on that to get fixed. The hot and cold water lines in the upstairs master and the guest bathroom on the other side of it were crossed. When you turned the water to hot it was cold and vice versa when you turned it to cold. The toilet in those two bathrooms had hot water filling up the tanks. The plumbers had to rip out a section of drywall to make the correction. I had to miss work at my new job for these careless mistakes due to the lack of QUALITY CONTROL.The bathroom in the basement had to be snaked because it was draining very slowly. I just found out that the two guest bathrooms upstairs have drain issues from construction trash. The one that has the shower only I saw that there was something in the drain pipe. I proceeded to take the drain cover off and saw there were pink and white foam bits (one was bigger than a golf ball) shoved down the drain pipe. I took a wet/dry shop vac to get them out. When I dumped the contents out of the vacuum there was 3 rusted nails. One half of a broken razor blade with those foam pieces. To me that seem it was intentionally put there to do damage. The pipe is still clogged. The other guest bathroom upstairs that has the tub has some white material clogging the drain. It could be dry material for all I know. I will have to put a new ticket in for for those two drains.
There was a live wire in the basement that our cable guy found. After we put in a ticket the electrician came and apparently they forgot to put in a socket.
The spigot on the back of the house is so close to the back door it's preventing us to put a deck in that direction. None of the houses in this neighborhood are in that location, they are about 3-4 feet from it. We talked to Mitch and showed him, he seemed shocked to see it that close to the back door. He said he was going to talk to his boss but never got back to us.

The upgrades prices are quite expensive with vanmeter when compared to it other builders.

This is my first home. I do not have a basis of comparison. I do have a structural engineering background, and I am not so impressed with their construction quality.
The AC Unit in my home did not work from the moment I purchased the home and moved in. Response to correct the issue has been very delayed as it has been over a month and I still continue to not have working AC in my home.
