What do I do about this flooring issue on my balcony? My balcony seems to be covered in a plastic-like material, presumably to prevent leakage into the units below me. I don’t know what is underneath the cover, but the surface is very uneven. This is preventing water from getting to the drainage spout in the corner of the balcony. Whenever it rains I have a pond on my balcony. If it warms up after the rain, it does get smelly. When I first moved here these rubber mats were covering the balcony floor, but I don’t like the look of them and they definitely do not solve the drainage issue.

How much / how many degrees approximately can I cool down my garage by installing a ceiling exhaust fan? I life in Miami and the garage gets very hot in the summer and I am trying to cool it down so I can workout in it. The basics are: I'm looking at this product: iLiving - 10" Wall Mounted Exhaust Fan - Vent Fan For Garage Ventilation, 600 CFM, 900 SQF Coverage Area. Installing it as high as I can and as far from the garage door as I can. The garage door has a screened row at the bottom for airflow intake. So the airflow will help even thou the temperatures may still be in the mid 80s. Thanks, Todd

We need to install a new ceiling fan that exhausts outside - who do we hire to do that work? Our current ceiling fan just goes into our attic space. We are already going to have an electrician here to move wiring, a plumber to move our toilet and a contractor here for demo but we are taking on the rest. We aren't sure who to ask to do the ceiling fan as we know it has to go through our roof or the side of the house to vent properly. Is this something a contractor and electrician do together? Does this need a permit? Any Advice is greatly appreciated

I have a Trex deck that is fastened with 2 3/4' Teks Wood to Metal screws. These have begun to rust, so I want to replace them. Should I replace these with the same screws, or should I buy full stainless steels screws since these are less likely to rust? I don't see stainless steel wood-to-metal screws, so I am not sure. I am also not sure if it's even ok to replace wood-to-metal screws or if removing them weakens the fastening. Please help!

We are being told by Toll Brothers/Coleman homes that all new homes have the interior door latches hit the wood trim before engaging the strike plate. Toll Brothers/Coleman homes built our new home in Nampa, Idaho and during the 30 day walkthrough, we were told all new home builders put the door trim on so the latch hits the trim before engaging the strike plate. This doesn't sound correct, and neither of our other Semi-Custom homes we bought had this problem. Can someone look at the attached photos and let us know if this is the new "Norm"? They told us if we don't like the way all the interior doors work, we can replace all of the strike plates with longer ones... but it would be at our expense.
