The process of buying the property was great but I haven’t been able to get my questions answered since after that - for instance the papers to get my HVAC’s warranty registered was not provided and I no one is helping me with that. Instead, I am being transferred from one person to another- definitely not a great experience for me.

My experience was not good. They did not offer items that were on their sheet. A fireplace in the master bedroom was on their sheet, and they did not provide it. A lot of things was a "No". Just as with their Mgmt company they're using for the HOA. Residents are being told different things. Still waiting on the GA regs. that say a fence has to be put on the property line.
We have had lots of issues after closing with quality of work but the purchase process went smoothly.
Everything has been good for me. One thing I'd like to comment on is some details Rockhaven Homes did for my house. When I did the walkthrough weeks before the actual closing, I noticed some details that were not good, especially on the roof. The ridges and domes of the roof didn’t look clean—they looked ugly. I showed them a photo to refer to, and the guy who was with me at the time just said things like, "That's just industry standard," "It's not a big difference," and "We cannot fix that at this point."
I showed them photos of other homes with the same detail that looked very good and clean compared to mine—they were totally different. When I pointed that out, he said, "Oh, we just can't make all the houses the same as that one."
They did not take responsibility for the issue at first, but after I escalated the problem, I noticed they seemed to have fixed it during the final walkthrough. They met around 80% of my expectations, but that's good enough for me.
After I moved in, I had a lot of discrepancies with my carpet getting fixed. The builder has been working on it, but my carpet had stains on it, so it had to be redone.
Then, with the HOA, it feels like I'm waiting forever to get the things I need, such as my pool keys. There have also been a lot of instructions and things that weren't stated beforehand but are being stated now regarding rules and regulations about staying here.
For example, we can't make changes inside our homes now, and I thought it mainly applied only to the outside of the home. So there's just a lot of things with that where I'm like, "I wouldn't recommend it," due to all of the stipulations and things of that nature, especially considering that we're paying a mortgage and still have to be told what to do inside our homes.

I was not happy to see the huge dog park recently established in half the green space. I recommend a third the size and away from the present residential area. We were not told about a dog park until a week before it was recently fenced off. I fear that neighbors outside our community will be using the facility. I have seen this already.
I would be hesitant to recommend Rockhaven Homes, LLC to a friend due to inconsistencies in communication and overall customer experience, despite some positive interactions with individual staff members

The process of buying a home through Rockhaven was fairly easy. There was constant communication between Dee our sales advisor who addressed our questions and helped make the process smooth for us. Especially coming from another state.
Yes.You can build more homes that's ready for move in. I sent a couple of people out that was ready to buy but you didn't have any homes ready for sale.
Put a couple of homes with everything already in the house ready to sale.

I am likely to recommend Rockhaven Homes to a friend because it was a great experience. I was helped out by Damara, the Rockhaven agent, in addition to my agent, Jasmine Cobbs. The entire homebuying experience is a difficult experience; however, in the end, when you realize what all the agents have done in addition to the lender, it is well worth it! I feel my agents came through with everything, so they made the process better.
The customer service received at open house was amazing. It stayed consistent from the time I went to open house in July of 2025 until I closed in October of 2025.
The team was very, very nice and they went out of their way to be as accommodating as possible to as many needs as I needed for my very first home. They guided me through exactly what I needed to do to get things done.
They are very attentive, supportive, and responsive. I love my home, and I had a great experience with both the builder and the agent.

Overall, the home is ok. It's things you would normally have in a house, like a coat closet, that is not in the home. There is nothing like that on the first floor. When I was looking for a home, I was moving fast, and skipped that part. I probably won't be here for long because you'd have to add space for a closet downstairs for coats.
The representative at the builder's office, Juanetta, was very helpful. Tim was also very helpful throughout the process. I did not feel like I was just another transaction. I felt like they were caring.
The work in the unit was very visible that it was rushed with a lot of imperfections that were pointed out during the initial walk through and final walk through before closing. As Adam and myself walked the unit to point the imperfections out where one wall needed to be repainted, I felt the communication to the workers was not demonstrated to the point of completion and left things unresolved. If I can sit on my toilet while looking at the wall and all i can do is shake my head and say "really" very rushed paint job and caulking.

The biggest thing for me was that I had a great experience with the first sales agent, but when she transitioned from the company, management did not step up to provide someone within a few days. I had to reach out to them and follow up for answers. They need to provide better communication when there is a change with sales agents. Customers need to be aware when there is a change, and there was a lack of a clear transition plan. When the sales agent told me about the home, the agent promised I would get a washer and dryer. When I committed to purchasing the home, the manager was rude about it and said I could not have the washer and dryer. I did not like the lack of professionalism and lack of honoring something or standing on the word of the sales agent. It showed me I could not trust the management. When I did my walk through, my home was not ready, and I had to wait for them to send photos before I could sign my closing documents. Even though I love my home, these three things for me were major issues. I don't know if I would have chosen Rockhaven Homes.

I liked how smooth the process was and how I was kept informed about progress of my build. This was my first home, so it was exciting to watch it go up and to work with people who were just as enthusiastic about my experience and the process. I would definitely use Rockhaven Homes in the future for my next new construction home.
I like my house. It has all the features I was looking for on a first time home. I enjoy the layout, and it's spacious for a town home.
After you close, they forget about you. When you have something wrong, they don't comes and fix it.

It was overall a good experience and my home was built well. The inspector said of all the homes he's inspected, mine was one of the best he's seen.
I’ve reached out multiple times about my rain gutters. I sent videos and pictures which were obviously not shared with the person who came out, who asked my roommate to take pictures. The drain line is clogged. It’s going to cause damage to the woodwork.
