We purchased a lot and designed/ built a home with JK Monarch – we closed on June 19, 2021. Do I recommend them? Wholeheartedly, no. At the very basic level, they didn’t even build the items we designed with them correctly. We had picked out a floor plan and went through all the modifications, and when it came down to it, two of the items they didn’t even do. They asked us to choose a direction for the sliding door to open – we picked it and they did the opposite. Noticed this and were promptly told they would not be fixing it. Fine, not worth the hassle, no big deal.
On one of our final walk throughs, we noticed that the Laundry room was not roughed in according to the house plan. An “Option” for the laundry room was to include a folding countertop/cabinets on one side. We opted to do this after move in and turned down the quot. The builder placed the electrical receptacle AND the dryer vent exactly where this would go (opposite of the builder plan also). We informed them of the issue and this was the response: “I am informing you regarding the placement of the dryer ventilation. The builder has agreed to move the dryer vent in the utility room to match builder plans. They will not move the electrical power source.” (Side note: there is a certain code allowance for appliance cord length and we could not have made it work per code, I couldn’t even find a dryer cord long enough to fit).
JK Monarch prides themselves on building/designing fine homes, yet they couldn’t even build to our design! Not to mention, the shoddy detail work on the home – see the list below of all the things we had to fix after move in.
So in short, they did NOTHING well.
Now moving on to the warranty. Our community worked through Cascade Builder Services, who had use submit warranty claims through their (or thirdparty app) BuilderTrend. Our access to this app and our history was removed after our 1 year warranty period ended. The list below is everything that we had submitted just off the top of my head.
Further, regarding item 15 on that list, the water intrusion on the upper window, we notified the warranty company around Jan 5, 2022 (I have a follow up email dated the 5th because no one was getting back to me). We had water actively leaking from the window when the snow from the snow storm was melting. The builder replaced the window in June and then came back to seal it in October. Now Jan 2026, the window is failing and leaking in the exact same spot, and the trim above on the inside is bubbling. After paying to have a roofer come out – there were holes in the shingle from the “pump jack” that the siders had used to put the siding on the house. If JK had done the due diligence, they could have found this and fixed it!
I have notified JK Monarch AND Cascade Builder Services of the water intrusion issue. And they take several days to respond and tell me they won’t help me (“Hello, the builders warranty is one year after install. However, the installer, Grove Windows may be willing to investigate). Cascade Builder Services was kind enough to send me a phone number and online form to Grove Windows – neither of which worked. They also informed me that I should have someone “investigate the caulking as that requires annual maintenance.” Further, when I submitted the claim for item #5, as there was water on the inside track of our window upstairs, I was informed “this is normal”. Make your own judgements on that.
We previously designed and had a house built with Quadrant Homes. We were warned about them, but had nothing but standard issues (nail pops) that were handled with ease. We had such a good experience with them that we were excited to do this process again. My point in mentioning that, is that we know that our experience with JK Monarch is not “normal”.

My mother and I were looking to build a new construction, multigenerational home in Poulsbo. In the process, we came across JK Monarch. From the start, they were extremely helpful. Their agent showed us around the neighborhood and helped us pick a lot with a great view we loved.

We had the opportunity to walk through a couple of their model homes, and you could immediately tell they were higher quality than we had seen from other builders in the area. Our realtor, well-versed in the construction business through a family business, even noted that JK Monarch’s quality was much higher than the homes he usually walks clients through. It was reassuring to see that JK Monarch kept the site tidy and well-maintained during construction.

Trust - On several occasions, even after moving in, where minor complications arose, JK Monarch still took time out of their day to send tradesmen over to resolve issues at the house. They could have easily walked away from us, but they were always kind, supportive, and professional. Our relator mentioned that in the 35 years of his profession, he has never seen a builder whose construction was such a high caliber.

We are very pleased with our experience with JK Monarch. From our first interaction with Michelle Walden to even after receiving our keys, we have felt JK representatives have been prompt, honest and thorough with our questions or concerns. We are very pleased with our new home.
