I made the decision to purchase a new build instead of an existing home because I thought I would have less headaches and not need to deal with repairs and other issues. I chose to go with Garman because Garman prides themselves on their exceptional workmanship, attention to detail, and responsive customer service. Another reason I chose Garman was because they assigned a project manager to each to-be-built home. The experience I had fell extremely short of expectations. I built two new homes previously, and Garman came nowhere close to the positive experience I had with the other two builders.
The sales person never mentioned that I can't build in my backyard due an easment.
The process and the different options Garman Builders had was pretty straightforward. They were very helpful in making us choose which was the best layout for us.
Good build quality and prompt customer service.
Over the past 10 months our relationship with Garman has evolved. Our initial contact with Autumn was excellent. However, some of the "back room" personnel were not as helpful. There were several blips along the way. One of the first issues was the builders insurance. Getting information to make reasonable decisions was extremely difficult. More than once on your contract we felt the requirements were overly burdensome. We have since spoken with other in the community and they too found the same. From the start we chose our lot fully intending to have a slider walkout basement which we were told was possible. After we committed to this lot, and just before the first dig, we were told this was not possible. We went through several "changes/options" before finally settling on an opening that required stairs. Going through the various "selections" in building, if Garman wants to portray themselves (especially in this community Porches of Allenberry) as high end builders, they need to change quality of their product line--not making everything an upgrade! This left a bad taste in our mind. We have built houses before and found quality better and for less price. We are currently dealing with concrete issues which to your credit you are trying to rectify with Crouse Concrete (we have a meeting with them on June 24 to discuss possible remedies). So your customer care people have been very responsive.
I would recommend Garman Builders to a friend. During the design phase, I was told that if I changed my mind about something, even at the last minute, it could still be adjusted. However, when we recently asked for a change, we sent an email and haven't received a response. That's really my only concern.
Honestly, we have not had problems with the house. Small problems were corrected under the warranty. The community development and roll out could have been improved with communication and perhaps a dedicated role of someone from Garman.
I would absolutely recommend Garman Builders to a friend. Throughout the whole process, everything was easy and done with quality and integrity. Sophia and the team were especially great. We were also extremely satisfied with the overall craftsmanship and quality of the home as well.
Very professional staff. Project Manager Zach Clifford goes above and beyond making sure everything is perfect and is very thorough throughout the whole building process.
I’m learning that Garman did a poor job with installing the passive radon remediation & it is going to cost me a lot more money to fix it. Not happy!

They were inflexible with any changes the homeowner wanted to make, and everything was an upcharge.
While the finished home is beautiful, the building process was extremely difficult and stressful. We now
understand why so many people caution against building a home. We cannot say whether Garman is
better or worse than other builders; however, based on our experience, we would strongly warn
anyone considering building about the challenges and issues outlined below.
The follow through on post move in issues is unsatisfactory and does not allow us to enjoy our new home...banging fans in ceiling when the wind blows (master bath and bedroom); drainage of water through downspouts wakes us up at night and there should be drainage away from the house, not down the side of the house; dishwasher not aligned properly so it is difficult to start the dishwasher, etc. These are basic issues and the customer care team - which is not receptive - has not responded in 2.5 weeks.
Garmans quality and pride they take in their work is unmatched. They value the customer and building a safe home not just making money. We live in a development of multiple builders and we’ve heard horror stories from other families that used different builders.
There is a mix of reviews where things have gone well with the build process. Some took responsibility, and it was easy to make a selection on picking layouts and picking structural changes. Also, some build designs were streamlined and easy; however, coming out of things where there were issues with the design. The selections were not properly implemented during the build process, and there were areas where the actual quality and workmanship of some of the design pieces were not up to standard. I discussed it with the project manager several times, and every time the project manager was presented with a concern from us, he would minimize the concerns and have an excuse, which drove us to dissatisfaction, and I still have outstanding issues that need resolution with the builder.
Garman Builders was wonderful to work with. The entire team is professional, attentive, and thorough. We were nervous entering into this process as first time homebuyers due to experiences family members had had with other local builders but were pleasantly surprised at overall how seamless this process was. We are so happy with our home and would highly recommend this builder.
Quality is good; processes not so much.
I have only had experience with Garman Builders for a short time and we are still in our 1 year warranty period. However, so far they have been very responsive to any issues.
Everyone we worked with was amazing.
Quality home and fast build. Only major downside was communication between the sales and construction teams.
I didn't like my financial recommended partener. They weren't clear with me on the transaction from a construction loan to a 30 year year loan.
We felt very involved and informed throughout the building process
We relocated from another state and selected Garman as our builder. Originally from PA, we were excited to have Garman build our new home, as their reputation was that of quality and honesty. The process was tight, everyone was polite and the PM was very good at keeping us informed. The issue surrounds a deed restriction specific to this development. This restriction was not fully explained during signing, and we didn't think anything of it. After we moved in, we decided to put in a fence - the posts go in and a neighbor threatened to take legal action - note this was communicated to us through Garman sales and PM . They called us, and told us to refer to this document we signed - and that its not enforceable, and to contact a lawyer - i received some recommendations. a note: we just moved in, from out of state, and all of this was avoidable.... - when i reread the document, it mentioned there was an approval process - I asked sales and PM who / where I was to get approvals (Note: I had already received a permit) - the response was 'i don't know or i cant tell you' - 2 weeks later i found the person through public document and received the 'approval'. The handling and deception were unacceptable, and frankly, soured me on buying from Garman and recommending Garman to anyone. If the company was not honest about an approval process (note: there is no HOA), what else are they hiding? I'm sure these items will materialize as time progresses, but the only leverage I have is to recommend potential customers to select another vendor.
Build better sound proving in bedroom, awakened by loud neighbor
Garman builds houses that you can call a home. There is a uniqueness and sharpness to homes built by Garman, and most importantly, you get value for your money.
Lighting package, switches, placement of switches is chaotic at best. The placement makes no logical sense. The lack of two-way switches for rooms with multiple entrance points is consistently poor throughout the house. Landscaping provided was significantly below expectation in terms or quality, planning and thoroughness than what I would expect at this price point.
My home is made of quality work and materials for the most part. There are some things that I would have appreciated the option to upgrade (back part of a drawer has plastic pieces, would have upgraded to metal, a front door that doesn’t have so much glass, space between island pendants are not equal, primary shower- tile to ceiling, shower along back wall making it bigger, primary toilet-install a door, different door handles (instead of round)
I would recommend everybody to Garman.

Garman was easy to work with. They gave us a detailed schedule and delivered on time or ahead of schedule, as promised, at each stage of the process, which in our experience is rare for a builder.
Garman worked with my schedule in order to let me plan my move efficiently. They answered my questions throughout the process and had my quality home completed ahead of schedule!
Be more flexible with options, and hire subcontractors that do better quality work
There was a design flaw in the kitchen with the island too close to the main counters. The stairs to the first floor were too steep for children, another design flaw in their Davenport plan
We like the beautiful styles, floor plan and stonework of our home. The team has been professional and prompt with all of our concerns.
The workmanship and also very organized. Really like the Garman book we received at home orientation.
The closing process was a disappointment.
Very pleased with the quality, design and schedule for building of our house. Stan Martin was extremely helpful through the entire project and Sue in Customer Care took care of any issues that we had.

The out sourced team handling sales and settlement process was not concerned about my needs. Their lack of communication and people skills was clearly evident. Several people left the consulting company during our building process.
Felt that the communication during the build was excellent. Micah was wonderful in keeping us updated on progress and plans. The quality of the build of our house was superb. Very well done, with almost no issues.
Everything about the process was smooth, organized, efficient and easy to follow. We would highly recommend Garman to anyone! And we do!!!
Garman builder were very easy to work with from the beginning design process to the end of construction. I really liked their organized process and how they stuck to their schedule almost to the day, and even finished my home over a week early. All workmen I encountered were professional and courteous.
Overall, I had a good experience, however I feel as though short cuts are taken with the HVAC duct work in the basement. The duct work should be insulated and not drip water if 2 dehumitifiers are running 24/7.
Nice House overall. Was hoping for semi custom got a development house, but that is okay.
I’ve purchased several homes before and some were new construction. These homes were from local builders and some very large nationwide builders. Garman by far out performed them all!
Good focus on the presales and sales experience and effort, so far the post sale support has been slow and could improve. Lack of attention to landscaping, exterior appearance of property is a detractor.
We are having things like our walls and trim break - it’s clear that Garman did not use the best materials. They also short cutted our back yard in terms of an easement
