I had a great experience working with Charm City Roofing and our project manager, Mac Falby. They replaced our flat roof two weeks ago, including removing the old roofing membrane, replacing some rotten deck boards, and installing new insulation and a rubber-modified bitumen system, all at a reasonable price. Mac was very knowledgeable, patient with our questions, and managed the process seamlessly. The roofing crew was professional, efficient, and cleaned up the property well. Cianna and Nicoletta were helpful managing the admin and scheduling. The pictures look good. We’ve had two minor rains and no leaks. Feeling confident we made the right choice.

Overall I had a positive experience with this company. The roof turned out good and I have confidence in the work. However, I felt the communication wasn't as good as I was anticipating. I was told Darius would be there on the day of roof replacement but he was not. I don't think I was given enough information to fully understand my skylight replacement until after it was done, though the work done on it ended up looking good.

I love how my deck turned out! I would say that I was frustrated before work was able to begin with the communication and timeline (see additional comments), but I would still recommend this company to my friends.

Felt like I had a 2nd job having to manage them and making sure they did what the contract stated. They missed some items which I had to point out, felt like they were try to take shortcuts.

They were reliable, communicative, and I found that they followed through with everything they said they were going to do. They worked efficiently, and completed the job in the time frame they gave me.

Good pricing

Darius, the salesperson, never sat down on my sofa or gave me a sales pitch. He went up on the roof in the rain, assessed the roof and sent me a detailed estimate which beat every other estimate by far. hte crew showed up on time and did a great job. No surprises or high prices.

It was a quick process! Darius was always available to answer any questions we had. Additionally, the team that worked on the roof were quick and cleaned up any mess and nails in the yard.

The sales person, Mark, was transparent and knowledgeable. I met with several other roofers/salesman and Charm City Roofing/Mark was the only one that seemed to work with me to find a reasonable option and approach. Everyone else just tries to tell you "this is the only way to do XYZ and all other approaches will not work so we will not even try". Mark actually understood that one of our issues was not obvious, gave us some reasonable options, and even explained how we could fix some things on our own that wasn't directly related to the roof work. Mark is the reason I went with them but the work and fair price make it an easy recommendation after the fact.

There were multiple issues with the work. First, it rained during the install and water was coming through my ceiling in multiple locations. Water spots occurred in the ceiling where leaks occurred. A seam at the skylight was loose and caused a leak inside. Interior damage occurred at this location. A condensate line for the rooftop AC until was cut and sealed inside the roof by the workers. The line pumped water into the ceiling for multiple days until it was able to be fixed. CCR had to do interior repairs where water damage occurred.

Ultimately it took almost a month to have a leak free roof from the date of install. I had many more ceiling leaks during that time then I had with my original roof.

Mark Tanner showed up for the appraisal appointment on time and communicate was professional. He made the process easy to understand the pricing was upfront. It was nice to get the estimate without waiting. I was impressed by the pricing which seemed very fair. The written estimate was what he said it was going to be. He was hopeful that he could get enough people on the job and it was done in one day.

The installers that they used were professional and respectful of the property. The job was done in one day except for some material that was not delivered. But it was done in a day or so after that without any issue.

I feel the communication and basic honesty was the best part of dealing with charm city roofing. The 15 year guarantee and other reviews were a plus and choosing them.
