I consider this a fairly complex job, consisting of removing an existing concrete deck under a brick archway between two church buildings, then replacing that concrete and blending that into new steps and walkways. Without original architects drawings, we could not be certain as to what the underlying structure would be. Zipco followed us through this process involving a structural engineer, to examine the situation and advise us. There were change orders as to be expected when we begin with some uncertainty, but the changes were well explained. I thought the price adjustments were reasonable.

Got our home back better than it was before
The following has been my experience working with Zipco in an effort to repair damage done on March 25th, 2022 to our kitchen, living room, and basement:
Once work began, I was told that it would be completed by May 6th, 2022. Work began in the basement with a replacement of a ceiling section and painting of the entire room. Workers arrived that did not speak English making it difficult to communicate. My contact was the project manager of Zipco, Shanun. I let Shanun know that although the start time was set at 9:00am each day, these workers were showing up late everyday by 1-2.5 hours with no communication of what time they would arrive. Shanun told me that this never happens, and he apologized. However, workers were late several more times throughout the project and the entire day was cancelled the morning of, multiple times.
After the deadline of May 6th, 2022, the work was still not completed, and I requested that the start time be moved to noon each day because the crew rarely showed up on time and my husband works nights and sleeps during the day. After the basement ceiling was completed, I asked that Shanun come to the house to look at it. When Shanun arrived and looked up he said, "That looks like shit, we'll redo it." The crew did redo the ceiling because it was uneven and the work that they did in the basement took a total of 8 working days.
The crew then moved to the work in the kitchen and began by uninstalling the original kitchen cabinets. My belongings were still in the cabinets because Shanun told me that they would pack away everything for me, but this surprised the crew that arrived that day. I was told that it would only take a couple of days to install the new cabinets, so I let the crew pack up my belongings in boxes and place them in the garage. Ultimately, there was a delay in the arrival of the cabinets by 4 days due to some sort of water leak at the cabinet company. So, no work was done for several days. Once the cabinets arrived, two new crew members arrived to build the cabinets and asked if they could build them in the garage. I obliged and asked that they not block anything in the back of the garage due to all of my kitchen items that were stored there. I was told that as the cabinets were built, they would be placed in the kitchen. They ended up leaving the few cabinets that they spent the whole day building in the garage and blocked all of my belongings for the entire weekend.
This resulted in a complete lack of access to cups, plates, utensils, etc. I also had no kitchen sink for weeks and proceeded to wash dishes in the bathtub. I had to ask twice for the stove and microwave to be accessible as well.
When the week of May 16th arrived, and the work was still incomplete, I asked for an update on when work would be completed. I was told by both Shanun and Brien that work would be finished on May 27th. Once the cabinets were installed, the workers asked me if the crown molding for the kitchen cabinets was what I chose. I informed them that I was not given any options for crown molding, but I approved for it to be installed. After installation began, I was told that they did not have all of the crown molding and the rest would not be available until the week of May 30th or possibly June 6th.
The work up to that point resulted in a lot of trash and that trash was placed in my driveway. That massive trash pile sat in my driveway as an embarrassment for 11 days! I had to ask 3 times for it to be removed and when Shanun finally picked it up he complained about how busy he is and how much he has going on. Our conversation made it clear that our project was not a priority for him.
The week of May 16th was also when the granite guy came to measure. He arrived with who I presume was his son who looked maybe 10 years old and helped him measure. I asked him how long it would take to install, and he told me that it would be at least two weeks because he had a vacation planned. I relayed this information to the project manager, and he said he could call another granite guy to come out. The other granite guy arrived the next day and asked me to drive to Lenexa, on a Saturday, to pick out a new granite design.
I drove to Lenexa and proceeded to pick out granite by myself since no one met me there. It was a terrible experience. I was told that I could pick from approximately 30 different options only to be told later that I could pick from 3 options. The employee at MSI then told me that I had to pick a quartz option instead. It was confusing and the employees were rude and unhelpful. I told Shanun about this experience and he said that they would make it work. The granite that was ultimately installed was the third granite that I had picked out.
When it came time to install the kitchen cabinet handles and knobs, I asked Shanun when they would be installed. He asked me which ones I wanted, and I reminded him that I had sent him my picks via text. He said that he couldn't find those options at Home Depot and sent me other options to choose from. I sent the handles and knobs to Shanun via text on May 10th and he approved them. On May 25th, I discovered through a phone call I made to Home Depot that they are only available via online order. It took Shanun 15 days to notice this and it only took me 5 minutes.
So, I did not get the handles and knobs that I wanted. I did not get the granite that I wanted. I also did not get the kitchen faucet that I wanted even though I sent a picture to him twice with plenty of advanced notice. I also asked for black kitchen cabinets and was told that was not an option. I also asked for the same kitchen flooring that was installed previously and I even emailed Brien and Shanun the name, address, phone number, and quote for the previous floor, but I was told that they didn't use that vendor, so I did not get the kitchen flooring that I wanted either.
I was told that the granite, sink, faucet, garbage disposal, and dishwasher would be installed on May 27th. The granite and sink were installed, but when we inquired about the faucet, garbage disposal and dishwasher being installed, Shanun said he did not set up for a plumber to come out and install them.
On May 27th, I was still washing my dishes in the bathtub. I had no kitchen faucet. I had no backsplash. The crown molding was incomplete. The dishwasher, garbage disposal, microwave, and refrigerator water line were not installed. The flooring in the basement had not been steam cleaned. The knicks in the hallway floor and stairwell wall had not been repaired. The carpet in the living room had not been stretched. The texture that was sprayed on my ceiling vent had not been cleaned off. The screws in my light switches had not been replaced. The paint had not been retouched in the kitchen. The nail holes had not been covered up in the crown molding. I had asked several times for these items to be completed and I had been met with delays and excuses.
Every aspect of this job had been treated like an inconvenience to Zipco and a favor to us. Because of the inability to be prompt, the repeated inaccuracy of deadlines, the excuses, the lack of completion, the lack of communication, and the overall failure of this project we will not recommend Zipco to anyone.
I would not hesitate to recommend Zipco to a friend. Their workmanship is flawless, communication is professional and they provide updates daily or more often as needed, and make sure you know if schedules change for any reason. All team members are courteous, informed, helpful, and do not waste time.
From the beginning the company has been in constant contact. Anytime we had questions they were answer within minutes not hours or days.
Unpacking was tedious! Don't think it is necessary to use so much paper, some of the boxex were almost empty. I'm not the one to do this, I can't ansswer these questions I just unpacked the boxed, my daughter was in charge
