When TBI Mortgage ran your credit, they got a report from all three credit agencies (called a tri-merge credit report). While this may have appeared as three separate mortgage inquiries, you can rest easy knowing this didn’t affect your FICO score. This is because there is a “shopping period” of 30 days for specific types of financing (including mortgage) which curtails any negative effects on your credit. It was required to obtain an updated credit report before you closed on your home, because a report needs to be dated within 120 days of closing for final loan approval.
