Nightmare experience with previous management, project manager and roofing crew.
August 29, 2022 Day 1
No crew boss or project manager on site to initiate project; crew were non-English speaking so difficult to communicate scope of work as they had not been on site before and we have house, detached garage and boat house structures; also, needed to communicate about cupola, satellite and power vents on roof. Note: Mario was the crew boss but apparently he was working at another location during our project; also, crew size was reduced from 12 to 8 headcount as 4 were reassigned to another job; Don Walton, project manager, came by later in the day;
Bitumen material was not ordered for flat roof over sunroom; informed on Day 1 that it was mistakenly not ordered for scope of work;
Permit required from Cherokee Village to be posted at worksite; I questioned Don Walton on this and he said they had one but I never saw it nor was it posted;
Tarping was inadequate at onset of work especially on wood decks adjacent to house which had recently been stained; roofing debris caused surface damage to deck;
Rain storm forecasted for evening; at 7:05pm texted Don Walton that roof was not tarped and needed to be completed before crew left; at 8:08pm, crew had already left and we had water coming into the attic space and into the house in sunroom area where shingle/bitumen interface existed; significant insulation became adulterated with water and moisture;
Called Matt McCoy as unable to reach Don Walton; Matt was immediately combative discussion about the fact that I had water coming into my house and “what did I expect him to do about it?”; finally, crew came back out and continued placing roofing felt on roof in the rain to stop the rainwater from coming through the deck boards on the roof. At 9:06pm finally heard back from Don Walton by text “I’m sorry this happened-we will take care of anything & everything we caused damge too. I understand the frustrations & I am sorry. But we will not leave you in a mess I promise.”
August 30, 2022 Day 2
Again, no crew boss or project manager on site to continue project; difficult to communicate to crew about boat house flue removal as one example;
Matt McCoy had informed me that we would let everything dry out the following morning before resuming work; however, the crew showed up early morning and resumed work on the roof. I called Matt questioning the change in plan but he said then that it did not matter if it was wet from the rain. Observation here is that he needed to set expectations and follow-through or communicate change in plans ahead of time.
Don Walton, project manager, did not show up onsite until 2:40pm. Text at 5:54pm stated: “I’ve addressed the issues and I promise we will take care of it all to your satisfaction. Please have a list made of anything not right after the crew is completely done & we can address all of this at once. I’m sorry that we may to come back & take care of it but we will.”
30 feet of ridge vent left uninstalled over dining room area of roof. Text from Don Walton “True. We will fix it.”
Crew attempted to begin paint repairs on roof dormers; I asked them to stop as they had no caulk, no paint brush and had not tarped the roof before proceeding to get on the roof with a 5 gallon bucket of paint. Trim boards were also askew from removal of original shingles. Disaster waiting to happen and unacceptable to paint trim with their fingers as there was a lot of touch up needed. All house trim had been caulked and painted prior to the roofing project.
August 31, 2022 Day after Phase 1 completion
Customer agreement was not fulfilled by Southern Roofing for the following:
Remove trash from roof, gutters and yard
Protect landscaping where applicable
Roll yard with magnetic roller
Furnish permits
I swept property for nails and found significant numbers >300 on both hard surfaces, driveway, lawn, flower beds, etc.
Also cleaned up wet taco bell wrappers remaining in the yard from the crew lunches along with cigarette butts.
Unfinished roofing install included rolled roofing materials, sufficient white drip edge, 2 skylight dome flashing kits and incomplete ridge vent install. Also, chimney flashing was not replaced.
Provided Phase 1 punch list by text at 9:37am as follows:
Main House
All 3 dormers have damaged trim requiring re-nailing, caulk and paint; also want to review corner flashing;
Front, side and rear fascia and trim boards damaged by ladders; needs sanded and touch up paint;
Review drip edge install around perimeter; inconsistent or missing overlaps, not seating flush.
Review front corner at 3rd level entry door adjacent to garage. 1 shingle extends farther out than rest of edge.
Review shingles not laying flat at various spots. Assume this is typical for new install but what is expected timing to flatten;
Gable cornice at southwest corner has split trim board from removing shingles. Replace, caulk and paint.
Gable cornice northeast corner has dangling shingle scrap and drip edge cut too short
Decking damaged from insufficient tarping. Blace ice and water barrier remnants stuck to decking, black scuff marks and chipped edge. Clean and restain where needed;
Rear landscaping damaged from tarping and material drops. 2 nandina plants broken at base. Need replaced;
Chimney flashing and incomplete ridge vent install;
Front black railing at front door scuffed from material drops. Had set up ladder and sheets of plywood in this area to slide materials into truck. Lot of material fell off on sides damaging railing.

Also, some type of gelatin material on driveway
Attic and interior ceilings will continue to be monitored for any resulting damage from rain penetration. Attic requires further inspection. Do you have a home inspector on retainer that could provide a 3rd party inspection?
Planter was also broken. I removed everything from flower beds next to house prior to crew arrival; however, apparently I needed
a broader radius to avoid damage to personal property.
*Response from Don Walton at 10:28am: “We will take care of it. I’m sorry about all of this.”
Additional text to Don Walton at 11:27am: Starting my second sweep. All of these nails are in upper driveway near mailbox. This area does not appear to have been rolled at all. I would appreciate you forwarding my feedback and issues to your general manager too. Thanks. I assume that request never made it past Don Walton, Matt McCoy or Chris Booker who were my key contacts for this project.
