What is involved in switching my fireplace to gas? (time, cost, effort?) My fireplace could use an overhaul, it is a major focal point in my living room and remains wood burning.

We have a small leak on the ceiling in a room and in the adjacent restroom there is mold growing on a certain part of the ceiling too. The house also needs foundation repair. There appears to be a very small dip in a section of the hallway as if the floor is totting.. which job is more critical?

How do I get a home builder to be accountable for poorly graded yard? I have water for weeks at a time every time it rains. They refuse to do anything. I showed them plans submitted to the city and my property proving is wrong, even have a tape of them saying it's wrong.

How do i fix my sliding window. So when my sprinklers go off what comes with is a god awful sulfur smell. It’s a city wide thing when sprinklers are run. The thing I shouldn’t smell it in my house. I walked by that window on the way to feed the cat, and I was smacked in the face with that smell. That window also seemed to let all the noise in, the wind. The window on other side is the exact same kind, no awful smell and no noise. The windows are on either side of the front door. Not familiar with sliding windows. But how I keep the smell out and the noise down. I did notice that piece that slides up and down I could get the tips of my fingers in there and they got cold. It’s cold front season. Wasn’t sure if that was normal for a sound glass window. How do I fix and make it as nice and quite and smell free as it’s counter part on the other side of the front enterance.

After new siding install we have a small leak behind the siding when it rains. We have a porch roof that butts up against the house. Before the new siding was put in we didn't have any issues, but after the new siding we have a small leak (see pics). Gutters are clean and seem to flow fine, no major rain overflow or anything. I am just looking for some insight on how to start trouble shooting it. Can I get up there with a hose to check it somehow, or something along those lines? Should that strip where the porch roof meets the house under the window be sealed somehow? Thank you, Jake

What are they best types of windows to preserve heat in the winter and cool air in the summer for residential homes?

Bob Davis answered:

Since 80% of a window is glass, it is always wise to pick the right glass for the direction the window faces in your home.  LowE 366 Argon filled glass for the south and west exposures may be the best fit.  LowE 272 Argon filled glass for the north and east exposures might save you money and be just fine in those locations.  Visable light will be something you want to check if you have plants that require lots of light to grow.  The higher the number the more light for the plants.  Any window that has a U value of .27 or lower will be very energy efficient in both the summer and the winter.  Double pane vs. triple pane may make a difference, so be sure you review the manufacturers specifications before you make that decision.

The other decision you have to make is what kind of frame you want the window made of.  Vinyl, wood, wood clad and fiberglass are the main options you will have to consider.  Each has their plus and minus points.  However, as I stated above, 80% of a window is glass and most quality windows have the same glass options from the same manufacturers, so be sure you pick the right glass with a low U value and you should be happy.

Also, keep in mind that installation of the window is just as important as the quality of the window and the glass that is in it.  I advise you to get two or three bids and check each contractor out to make sure they have happy window clients.
