Steven Kendrick, founded Structures Building Company in 1999. His love for building started as a child, but it was while finishing up business school at Babson College that it all began to come together in his mind that he wanted to build custom homes. In 1999, Steven had the opportunity to go solo with his love for fine architecture and building when he created Structures Building Company. His eye for detail, passion for quality craftsmanship, customer service and integrity, coupled with innovation is what Structures is built upon.
Along with their outstanding reputation, Structures Building Company was one of Charleston's first purveyors of the green building movement. Company History
Steve Kendrick began Structures Building Company in January 2000 in Mount Pleasant, South Carolina after more than a decade of hands-on building and project management experience in Washington, D.C. While his early career centered around the construction of high-end office space, Steve's focus at Structures is on his true passion, building homes.
Structures Building Company has been growing steadily since its inception. Their homes have been featured in Home Magazine and recognized with numerous regional construction awards. But Steve's proudest achievements are the high marks that his clients give Structures for customer service. "While we all love building houses, we realize first and foremost that we are in the customer service business. Customer recommendations mean everything to us. It's great to see it all pay off."
Scope of Work
New construction of custom homes. Structures also provides design services through its partner company, Structures Design Group, owned and managed by Phil Clarke, a long-time friend and coworker. Currently building in I'On and on Daniel Island.
Workload and Staff
Since 2000, Structures has expanded from building three houses within a year to completing 16, and the company expects to grow. "We'll always be careful not to exceed our threshold for doing great work," Steve says. His hiring philosophy is to recruit staff who share his passion for creative home building - even if their background is in other fields. He has recruited all of his employees through personal networking, rather than through newspaper classifieds. His team includes Phil Clarke, head of product design; Myron Hinton, project manager; Kristy Gorsuch, assistant project manager responsible for customer service; RP Newton, estimator; and Hawk McElveen, field supervisor with a focus on all closeout and warranty work. "I'm very lucky. We've got a great team of people who are committed to what we do."
Personal
From Massachusetts, Steve earned a B.S. in finance and entrepreneurial studies at Babson College near Boston, and studied architecture and urban planning in Washington, D.C. He and his wife, Anne, live in I'On with their children, Sophie and Will and are expecting their third child shortly. "While I didn't come from a construction family, I was always the kid off in a corner building something. I always knew I wanted to translate those interests into a career."
More than 90% of your clients would recommend your firm to a friend. How do you earn such high praise from your customers?
First, we love what we do, and that shows in how we work with our customers and in the houses we build. Second, we go out of our way to make our customers happy. I believe that if you do the right thing, and treat your customers the way you'd want to be treated, you'll be successful. Finally, we focus as much on our customers as we do our houses. Homebuilding is such a personal business. The approach we take with our customers reflects that.
Client Profile
Steve says his customers are those who are looking for more service and professionalism in their home building experience. "We go the extra mile with our customers and with their homes." For example, every Structures' customer has access to information about their home through Structures website - critical dates, e-mails, finish selections, project photos and more. "This is a great way to keep our customers involved in the project, whether they live locally or some other part of the country. These added services are what help make us different."
Approach to Working With Clients
We meet regularly and communicate often. Every customer has different needs. We manage numerous projects, and have found it important to have frequent interaction with our customers, to make sure they are happy and well informed.
How do you normally structure your contracts?
We use a fixed-price contract.
How do you use technology in your work?
Technology is big for us. We pre-wire all of our homes to the highest local standards, giving our customers the ability to add features in the future that they couldn't even imagine today. We also incorporate technology into our management processes through our website, where our customers can review the construction progress on their home.
Ongoing Staff Training and Development
To keep our costs in check, most of our training is done in-house, with our subcontractors, supplier representatives and employees. We hold two meetings weekly, one in the office to review schedules and operations, the other in the field to review construction procedures.
Motivating Employees
We offer bonuses that are tied to project performance and to the GuildQuality customer satisfaction responses.
How do you market your company?
All of our work comes through referrals from real estate agents in the communities we build, and from clients. I've also invested in professional marketing materials, including a company brochure and website, which I feel convey our style well.
What are the biggest challenges facing companies like yours in the building industry?  What are some of the challenges facing your business right now?
Lack of adequate insurance coverage is the greatest challenge that I see. It's a very volatile industry right now, and a little unsettling.
What's your building philosophy?
Treat people well and do the right thing. You sleep better that way.
What's next for your company
It's an exciting time for us. We're young, and we expect to grow. We're very committed to finishing I'On, where we got our start. Recently we began work in another great community, Daniel Island. We'll gradually expand our presence over there and then look for new opportunities as I'On nears completion.

This has been a terrific experience from the initial conversation, through choosing and working with the architect, and then through the actual build. Structures helped us work through some severe lot drainage issues as well as satisfying certain restrictions with the Village that we are in. I have discussed the book 'GOOD TO GREAT', which addresses how to build great companies, with Steve Kendrick. Not only was Steve aware of the book he plays the tapes in his car. It is apparent that he has built his company with exceptional people.This is a GREAT organization that anyone who plans to build or remodel should use. We would be happy to answer anyone's questions about our experience.

When we went down to look at Charleston as a place to build a home, coincidentally every home we liked happened to be a home built by Structures. We asked who was doing these houses and once we decided to build a house we figured we would like to get them to build our house. We liked the style and we had a concern with the green aspect of the house. The materials and stuff. They sold a lot of the energy efficient stuff and things that wouldn't wear out. They seemed like a company that knew what was going on in building. They didn't try to sell you just stock stuff. It was mostly the case that every house that we liked was built by Structures. And once we decided that we could build just as efficiently as we could buy we wanted structures to build it.
Their pride and ability to get things done efficiently and in a cost efficient manner was great. They always kept our budget in line. They had a contact person who was always there and who we directly communicated with and who had a weekly profile for us as far as what was coming next and what to expect. He gave us a time when it would be done and pictures of the house. He kept us in the loop quite effectively.
They are energy conscious, quality conscious, and think about how a house should be in today's marketplace. Great builders! House is beautiful and not like everything else you see.

Homebuilders, remodelers, real estate developers and home services companies pay GuildQuality for customer surveying and performance reporting. We refer to these companies as GuildQuality Members, Guildmembers, or members.
Our service helps Guildmembers monitor customer satisfaction and -- if they choose to publish survey feedback on our public website at guildquality.com -- articulate the quality of their service for prospective customers.
All of the Guildmember information we publish at guildquality.com has been provided to us either by the member (such as pictures of work and biographical information) or by their customers via one of our surveys (customer comments, performance summaries, and reviews).
All of the customer feedback that we publish is derived from the customers we survey. Our Guildmembers provide us with their customers' contact information, we conduct the surveys, they receive the feedback, and -- if they have chosen to make their feedback public -- the member's performance report is automatically updated to reflect the response. Members may choose to publish a summary of either all of their feedback or their most recent twelve months of feedback.
In addition to average performance ratings and survey statistics, GuildQuality also publishes two types of customer commentary: Comments and Reviews.
A comment has been provided by a survey respondent in response to any one of the survey questions we ask, and a member may or may not choose to publish it. Often customers provide unsolicited testimonials or compliments, and members can choose to share these comments in their published performance report.
Many Guildmembers choose to participate in our formal review process. These members have added an additional question on their survey: "If you'd like to provide a public review of your experience working with the Guildmember, please share it here." In contrast to comments, which a member selects to have published, we publish all reviews, provided they are at least 30 words long. With each review, we include a one to five star rating provided by the survey respondent.
