Jim Noland, a second-generation home builder/developer with over 20 years of quality building experience, formed Noland Homes in 1999. Noland Homes builds intelligent town homes in Seattle metropolitan neighborhoods. Our product, services and attention to detail in our homes are clearly the best in our market. We've raised the bar. We take pride in our product, our processes, and most importantly, our customer satisfaction. Every home we build is smart, creative and complete.

Scope of Work

Noland Homes builds stylish in-city infill townhomes and occasionally single family homes in Seattle's high density neighborhoods.

Noland Homes is a young company and continues to grow. We're constantly striving to progress in what we do, to learn more and to raise the bar for our competition. We strongly believe in sustainability. We believe environmental responsibility is our responsibility. We've been building energy efficient homes with "green" materials and processes since our first home was built, and are currently certifying all of our homes BuiltGreen and ENERGY STAR. Noland Homes understands the importance of being a leader in our local market. We believe that significantly green, energy efficient and highly sustainable homes are not only the right homes for our customers and our environment, but are the "right" homes to build.

More than 90% of your clients would recommend your firm to a friend - this qualifies you as a GQ Guildmaster. How do you earn such high praise from your customers?

Noland Homes believes that our homeowner satisfaction is the single most important aspect of our business. We take the time to get to know and understand each of our buyers throughout the buying process in order to meet their desires and exceed expectations, especially during our pre-sale process. We communicate with our pre-sale buyers on a weekly basis throughout the course of construction so they know exactly what to expect. Buying a home is one of the most important purchases ever made, and Noland Homes is proud to enrich this process. We even make it fun for our buyers!

Once our buyers have closed on their home, we continue to treat them as a priority. "Warranty" to Noland Homes is not simply a legal obligation like it is to some builders. To us, warranty work is an opportunity to interact with our homeowners, and to help them keep their home in tip-top shape. We have a dedicated customer relations department to handle homeowner questions, proactive warranty visits, and simply make sure that our homeowners are 100% excited about their Noland home.

Client Profile

Primary market:
The first time home buyer, ranging in age from 25-35 years old seeking a moderately urban lifestyle…single or newly married couple, college graduate, professional, active, detail oriented, design savvy, likes information at their fingertips, part of "catalog culture".

Secondary market:
The first time or move-up buyer, ranging in age from 32-48 years old. Also college educated, professional, active, detail oriented and design savvy.

Approach to Working With Clients

We treat all our buyers as if they've purchased a multi-million dollar home. We maintain our own non-commissioned sales and customer relations department to assist new home buyers with every aspect of purchasing and owning their new home. We spend significant time with new buyers helping them understand the buying process and getting them excited about their new home. Prior to closing we walk through and inspect the home at least two times with each buyer to ensure everything is to their satisfaction, and familiarize them with the systems and products in their new home. This makes the buying process very easy on the real estate professionals.

Motivating Employees

We have fun. Noland Homes exists to make our employee's personal lives better, not detract from them. We are a lean, high-energy company with a passion for success, but never at the expense of family and personal life. When we make our employees' lives better, they want to be on the team forever. We set goals and reward our accomplishments.

Why are you a builder?

Simply put… because we love to build and we're proud of what we do. The point at which we hand over the keys to someone for their first home is a defining moment for all of us. We're proud to show our product to our friends and family. We know buying a home is the most personal purchase ever made, so we make the home buying and ownership experience a memorable one. This is our opportunity to truly make a difference in someone's life.

What should clients bring to the table and contribute during the construction process?  What can they do to help make the relationship a success?

We ask that our clients bring nothing but willingness for open communication. Our goal is to set their expectations and guide them throughout the entire buying and homeownership process.

How do you market your company?

We primarily market through our local real estate professionals' word of mouth. Selling agents enjoy working with us not only because we offer an easy product to sell, but since we are so "hand's on" during the buying process, they know we'll take care of their client. We appreciate these real estate professionals and treat them well! In addition to being easy and fun to work with, we offer agent training and feedback sessions as well to really involve them in our processes. Our strategy thus far has been to focus on building great product, processes and service, rather than expensive marketing/advertising campaigns. We've found that if we build an extraordinary product we're proud of and build a unique brand, our marketing efforts can remain simple: Signage, website, agent showings and referrals.

What are the biggest challenges facing companies like yours in the building industry?

A common challenge of the building industry is breaking through the stereotypes people often believe of home builders: Obnoxious construction workers and obtrusive developers, cutting corners, cutting down trees without a care in the world except their bottom line. This is rarely the case as many builders' goal is to advance our communities by supplying improved, high density living opportunities while providing harmony and balance to the existing neighborhood.

What are some challenges facing your business right now?

While we've witnessed a "shift" in the market, our housing market has remained quite strong and is projected to do so for quite some time. Yet, we're overloaded with the national media message that the housing market is going to bust. This sends mixed messages to our market, which we feel has resulted in a change in buying habits. While our end sales have remained strong, we've notice that our buyers are not making purchasing decisions until product is nearly complete, rather than purchasing early on in the construction process.

What's next for your company

We love new challenges! We are always analyzing our current product mix, construction methods, and professional relationships to see how we can do things better. We believe in training and will continue to educate ourselves.

Below are a few of our 2008 production goals we feel are important to remain a leader in green, healthy, sustainable building:

  • Educate each staff member on improving techniques of BuiltGreen and ENERGY STAR, and other certification
  • Begin certification process for the American Lung Association to assure our homebuyers are purchasing a "healthy" home with an indoor air quality that is second to none
  • Commit to certifying all homes as BuiltGreen Level 4
  • Begin certification process of our first BuiltGreen Level 5 home

Is there anything else you'd like people to know about you and your company?

All of us at Noland Homes believe in supporting both our precious environment and the community in which we live. In addition to our commitment to BuiltGreen and ENERGY STAR, we believe in supporting our local community. We are currently focusing our efforts on our community's plan to end homelessness in King County by lending financial support to such organizations as:

FareStart:
FareStart's culinary job training program reaches out to those who lack the experience and on the job training, to help them achieve employment in the food service industry. They support their students as they gain the skills and training necessary to build new futures for themselves and to achieve their goals of self-sustainability, employment, and ultimately, ending their personal cycle of homelessness. Noland Homes has donated time, resources and financial contributions to support this cause.

Family Services of Seattle:
Since 1892, Family Services has been working to strengthen at-risk families in King County. Strong families provide the foundation for the kind of community we all want to live in: one that is safe, nurturing, and vibrant. Noland Homes is a proud sponsor of the "Don't Just Look Away" campaign that was launched this spring to increase awareness of the nearly 800 children below the age of 6 that are homeless each night in our community.
